Many things have changed over the past couple of years, and real estate is no exception. One impact is an increased desire to own more than one home. According to the recent Luxury Market Report from Luxury Home Marketing:
“As trends such as remote working and flexi-hours took hold in 2021, so too did the flexibility of relocating as well as the growth of second homeownership.”
This may be because the pandemic has altered how we think about our homes. Where we live has become, more than ever, our safe space and our getaway. And with the rise in remote work, more people are reconsidering where they want to live and buying second homes to give them greater flexibility. If you fall in that category, here are just a few of the perks you’ll enjoy, and how owning a second home may be a great decision for your lifestyle and your future.

Enjoy a Change in Scenery (or Weather)

When you have two homes, you can alternate between them as the weather changes or as you crave different scenery. Do you want to live in an area with a particular season? Would alternating between a resort and a suburban setting be ideal? With two homes, you have those options. Being able to move between homes based on which location best suits you at the time gives you added flexibility and variety that can help increase your happiness.

Build Your Wealth Faster

You may have heard that home equity is skyrocketing, thanks to ongoing home price appreciation. CoreLogic reports that the average homeowner gained $56,700 in equity over the last year. With home prices projected to continue rising, if you purchase a second home, you could benefit from rising equity on both properties to build your wealth (and your net worth) even faster.

Be Closer to Loved Ones

The pandemic has also reignited the importance of being near our loved ones. One option worth exploring is whether you want your second home to be near the people who matter most in your life. Ahwatukee AZ Real Estate Housing Market Report - February 2022

The average sales price of homes in Ahwatukee has increased for the fifth straight month after dropping in September of 2021. The average sales price increased from $617,144 in January to $640,779 in February of 2022, reaching a new all-time high.
 
The price per square foot of Ahwatukee homes increased for the second straight month, going from $287/sf in January to $290/sf in February. The average sold price per square foot of Ahwatukee homes has increased 11 times out of the last 13 months.
 
The Ahwatukee days on market dropped for the third straight month, decreasing from 28 DOM in January to 26 DOM in February. Although it has increased from the all-time low of 22 DOM in August of 2021, 26 DOM is still a very low number, and it is obvious that the demand for homes in Ahwatukee remains high in 2022.

After decreasing to 78 in January, Ahwatukee home sales increased to 102 in February. This is the highest number of home sales for February since before February of 2018. With this increase Ahwatukee home sales this February are 6.3% greater than they were in February of 2021.
 
The number of new listings in Ahwatukee increased for the second straight month, going from 98 in January to 104 for February. New Ahwatukee listings in February have increased in three of the last four years, but this is the lowest number of new listings for any February since before 2018.
 
Active listings in Ahwatukee decreased for the third straight month. After reaching a 2021 high of 182 in November, active listings in Ahwatukee dropped to 98 in February of 2022. With this decrease, the number of active Ahwatukee listings is now -28.5% lower than in February of 2021. It is obvious that Ahwatukee could use more listings due to the continued high demand from buyers.
 
There has been a lower-than-normal inventory of Ahwatukee homes for sale for quite some time now, and homes that are listed in Ahwatukee continue to sell very fast. Median home values in Ahwatukee have increased an average of 30.8% since February of 2021, which is amazing growth. With interest rates remaining just above 4.0%, the demand from buyers looking to purchase homes in Ahwatukee should remain high early in 2022.

Tempe AZ Real Estate Housing Market Report - February 2022

The average sales price of Tempe homes increased for the third straight month, moving from $531,413 in January to $565,980 in February. This is the largest increase in average sales price for February since before 2018. The average sales price of Tempe homes has reached a new all-time high, surpassing the previous high of $535,535 achieved back in June of 2021.

The average sold price per square foot of Tempe homes also increased for the second straight month after experiencing a decrease in December to end 2021. The average sold price in Tempe increased from $294/sf in January to a new all-time high of $303/sf in February.
 
After increasing to 50 days on market in December to end 2021, Tempe days on market has decreased two months in a row. Days on market dropped to 41 in January and dropped even further down to 29 DOM for February. Days on market typically decrease during the first months of the year, and at 29 DOM, it shows that homes in Tempe are still selling fast.

After increasing in December to end 2021, Tempe home sales have decreased two consecutive months. Home sales in Tempe have dropped from 128 in December to 104 in February. Home sales in Tempe typically decrease in January, but then increase for the next few months, but this is not the case this year. With this decrease, Tempe home sales are now -8.0% lower than in February of 2021. The low number of listings continues to impact sales, even though we are heading into the spring when home sales in Tempe usually increase.
 
The number of new Tempe listings in February slightly increased to 103 from 99 in January. This was the first increase since August of 2021, and the first increase in February since 2019. New listings in Tempe continue to be the lowest since before 2018, and for this February they are -10.4% lower than in February of 2021.

The number of active listings dropped for the fourth straight month, from 225 in October of 2021 to 120 in February of 2022. The number of active listings in Tempe are lower than they were in February of last year by -19.5%.
 
Active listings in Tempe are lower than they ever have been historically, and the lack of homes for sale continues to drive demand and home prices higher. We can expect home values in Tempe to continue to increase as long as the inventory remains low.
 

Median home values in Tempe have increased an average of 28.7% since February of 2021. With interest rates moving slightly above 4.0%, there will still be more buyers looking to purchase a home in Tempe throughout the first months of 2022.

Scottsdale AZ Real Estate Housing Market Report - February 2022

After a decrease in the average sales price of Scottsdale homes last month to $1,282,796, Scottsdale's average sales price reached a new all-time high of $1,386,205 in February. This is a nice increase after January started off the new year with a drop in the average sales price. It is also a good sign for the new year considering that the average sales price of Scottsdale homes had decreased in 6 out of the last 8 months prior to February.

At the same time, the average sold price per square foot for Scottsdale homes increased from $422/sf in January to $447/sf in February. The average sold price per square foot in Scottsdale has increased or remained the same in 19 out of the last 20 months.

 
The days on market also decreased for the second straight month, going from 43 DOM in January to 39 DOM in February, after increasing the previous two months. The Scottsdale DOM was as high as 76 in January of 2021, so being at 39 DOM now is extremely low, especially for homes in this price point. The low DOM shows that homes in Scottsdale are still very much in demand, and they are selling very quickly.

After decreasing last month, Scottsdale home sales saw a significant increase from 391 in January to 431 in February. Scottsdale home sales in February was much larger in January of 2020 and 2021. The 431 homes sold is less than February homes sold in Scottsdale in 2020 (452) and 2021(551), but more than the number of homes sold in Scottsdale in February of 2018 (419) and 2019 (371). Home sales this February are -21.8% less than they were in February of 2021.
 
The number of new Scottsdale listings increased for the second straight month after decreasing for the eight straight months prior, going from 510 in January to 511 in February. This is the first February new listings in Scottsdale have increased since before 2018, but the number of new listings for February is the lowest number of new listings since at least 2018. New listings in February this year are lower than in February of 2021 by -6.8%.

After decreasing for three straight months, the number of active Scottsdale listings increased from 693 in January to 713 in February. Active Scottsdale listings are now down -27.5% from February of last year. This is by far the lowest inventory of homes for sale in Scottsdale since this data started being reported. For reference, active listings in February of 2000 (22 years ago) were 1,160.
 
The lack of listings continues to drive demand and continues to drive an upward trend in Scottsdale home prices. Home sales in Scottsdale are still occurring faster than ever, while home inventory is on the decline.
 
Median home values in Scottsdale have increased an average of 24.2% since February of 2021, which is amazing. With interest rates remaining relatively low around 4.0%, there will still be more buyers looking to purchase a Scottsdale home early in 2022.

Phoenix AZ Real Estate Housing Market Report - February 2022

The average sales price of Phoenix homes increased for the third straight month going from $553,024 in January to a new all-time high of $581,384 in February of 2022. The average sales price of Phoenix homes has increased in ten out of the last thirteen months.

The average sold price per square foot of Phoenix homes increased for the second straight month, going from $283/sf in January to $297/sf in February. The Phoenix average sold price per square foot has only decreased twice in the last two years.
 
After increasing for seven straight months, going from a record low of 23 days on market in June of 2021 to 34 DOM in January 2022, the DOM fell in February to 33. The DOM to sell a home in Phoenix is still very low, considering a balanced market would expect to see an average DOM of 90.

After significantly decreasing last month, Phoenix home sales increased from 1,142 in January to 1,296 in February. Even with the increase in Phoenix homes sold, total home sales for February are down -0.8% from February of 2021.

New listings in Phoenix slightly increased from 1,378 in January to 1,417 in February, for the second increase in a row. Prior to this increase new listings had decreased in five of the last six months since reaching a 2021 high of 1,888 new listings in June. With this increase, the number of new Phoenix listings are still -6.5% lower than in February of last year. New listings tend to trend upwards the first couple of months of a new year, so this is pretty common.

After increasing for seven straight months, the number of active Phoenix listings have now decreased for the fourth straight month, going from a 2021 high in October of 2,361 down to 1,608 for February of 2022. The inventory of Phoenix homes is now down -13.5% from February of last year. The lack of listings continues to drive demand and home prices higher. As long as listings continue to be less than in previous years, and demand remains high, expect home values in Phoenix to continue to increase.
 
With that said, median home values in Phoenix have increased an average of 28.2% since February of 2021. With interest rates moving just above 4.0%, there will still be more buyers looking to purchase Phoenix homes early in 2022.

Mesa AZ Real Estate Housing Market Report - February 2022

The average sales price of homes in Mesa has increased for the third straight month, going from $527,741 in January to a new all-time high of $539,937 for February of 2022. The average sales price of Mesa homes has now increased in 13 out of the last 15 months.

The sales price per square foot of Mesa homes has either remained the same or has continued to climb for 26 consecutive months now. The price per square foot of Mesa homes continues that trend into 2022, increasing from $259/sf in January to $265/sf for February. This is a significant increase of $59/sf since February of 2021.
 
After increasing for two consecutive months, the days on market for Mesa has decreased from 32 DOM in January to 28 DOM in February. This is the third year in a row that DOM has decreased in February, as we head into the spring buying season. The days on market is still extremely low for Mesa, and that means that homes in Mesa, AZ will still be in high demand early in 2022.

Mesa home sales saw a nice increase in February, as home sales went from 467 in January up to 534 in February, after decreasing the previous two months. It is typical for home sales to increase in February, and this is the fourth straight February this has been the case. Mesa home sales this February are lower than in February of last year by -7.0%, but higher than in January of 2019 and 2020.

​After increasing last month, the number of new listings for February saw a decrease down to 570 from 619 in January. New listings over the previous two years have increased in February. With this unexpected decrease of new listings in Mesa, they are now -14.0% lower than they were in February of last year.

There is still a lack of inventory based on demand, and that will only help home prices continue their upward trend. The number of active listings has decreased for the fourth straight month, going from a 2021 high of 907 in October to 655 in February this year. Even though active listings in Mesa have been trending lower, the number of active listings is actually 3.8% higher than they were in February of 2021, due to the fact that there are just fewer homeowners listing their homes in the winter and early spring. To represent how low Mesa inventory is right now, the current inventory of homes for sale is down -56.1% from February of 2019.
 

The number of listings overall is still low, and the lack of listings continues to drive demand and home prices higher. Median home values in Mesa have increased an average of 29.2% since February of 2021. With interest rates moving just over 4.0%, there still should be more buyers looking to purchase a home in Mesa early on in 2022.

Gilbert AZ Real Estate Housing Market Report - February 2022

After decreasing last month, the average sales price of Gilbert homes has increased from $583,321 in January to $626,978 for February of 2022. The average sales price of homes in Gilbert is very close to the all-time high of $629,298 it reached in December of 2021.

After decreasing last month, the average sold price per square foot of Gilbert homes increased from $274/sf in January to $285/sf in February. This is just another sign that home values continue to increase, as this is the 18th increase in the last 20 months.
 
The Gilbert days on market has increased or remained the same for the last 10 months, dating back to April of 2021, when it reached an all-time low of 16 DOM. The DOM for Gilbert has gone from 29 in January up to 30 for February. Even with this increasing trend the Gilbert DOM is still extremely low, which means that homes in Gilbert Arizona are still selling very fast!

After seeing a significant drop in Gilbert home sales in January, home sales in February increased from 282 to 351. With this increase in Gilbert home sales, they are now 12.5% higher than in February of 2021. February home sales in Gilbert are also higher than they were in February of 2019 (pre-pandemic) when they were 324. This could mean that we are in for another competitive housing market this spring.
 
The number of new listings in Gilbert decreased in February after increasing the previous month, going from 391 in January to 366 in February. It is typical to see new listings in February decrease, but then increase throughout the spring, so next month's new listing data will tell us a lot about the housing market for this spring. The number of new Gilbert listings in February is actually -1.3% lower than the number of new listings in February of last year.

There is still a lack of inventory based on demand, and that will only help home prices continue their upward trend. The number of active listings sits at 374 for February, down for the fourth straight month, and down from the 2021 high of 528 in October. Active listings always tend to start off low to begin a new year, but typically increase in February to kick-off the new housing season. This is the first year since before 2018 that this did not happen.

Although listings decreased in February, active listings in Gilbert are higher than the same month as last year for the fourth month in a row. There are 11.3% more homes for sale in Gilbert compared to February of 2021.
 

The lack of listings continues to drive demand and home prices higher. Median home values in Gilbert have increased an average of 27.8% since February of 2021. Mortgage interest rates have started to increase above 4.0%, but are still historically low, so there still should be more buyers in Gilbert looking to purchase homes early on in 2022.

Chandler AZ Real Estate Housing Market Report - February 2022

The average sales price of Chandler homes has broken the $600,000 mark, growing from $591,395 in January to $620,035 in February. This is the fourth increase in the last five months, since September of 2021.

The average sales price per square foot has increased or remained the same for 21 straight months and is now at $291/sf in February of 2022. This is a $62/sf increase from the $229/sf in February of 2021.
 
The days on market for February of 2022 decreased to 26, the same as it was last February, and the lowest it has been since September of 2021. Days on market had been creeping up since it reached an all-time low of 20 in August of 2021, but this drop in February may mean DOM may remain low throughout the 2022 spring housing season. The DOM has remained at or below 31 since February of 2021, which means that homes in Chandler are selling faster than they ever have, and most home sellers are receiving multiple offers which continues to drive prices up.

​After decreasing for four straight months, Chandler home sales have increased to 293 in February from a low of 217 in January. The number of Chandler home sales for February is greater than February of last year by 5.0%. This is the second highest number of February home sales in Chandler since 2018, just below the highest home sales of 296 in February of 2020.

The number of new listings in Chandler saw an increase for the second straight month, going from 288 in January to 293 for February. This is not a significant increase, and new listings are still down -10.7% from February of last year. We still have a lack of homes for sale to keep up with the demand because people are staying in their homes longer, and there have not been enough new homes built to satisfy the number of buyers.

After increasing for five straight months, the number of active Chandler listings have now decreased for the fourth straight month, going from 477 in October of 2021 to 307 in February of 2022. This is the lowest number of active listings for February since before 2018. New listings in Chandler are now less than last year's February listings by -10.7%.
 

The lack of listings in Chandler continues to drive demand, and home prices higher. Median home values in Chandler have increased an average of 31.8% since February of 2021, which is almost unbelievable. Mortgage interest rates have started to increase above 4.0%, and the war between Russia and the Ukraine has caused inflation to really jump in the U.S., but it looks like there will still more buyers looking to purchase Chandler homes throughout the early part of 2022.

The 32nd Ostrich Festival in Chandler, AZ

After a two-year hiatus, the 32nd Annual Chandler Ostrich Festival is coming back to Chandler Arizona. From its small beginnings in 1989, The Ostrich Festival has grown to be one of the premier festivals in the Southwest, with attendance up to 350,000 for the event that now spans two weekends.

When: March 11-13, and 17-20, 2022.

Where: Tumbleweed Park, 2250 S. McQueen Road, Chandler.

Admission: $20 per day; $15 for ages 4-12, free for age 4 and younger. Family pack is $125, which covers two adults, two children, and two unlimited ride wristbands. Unlimited ride wristbands are $35 each. Ride tickets purchased at the festival cost $1 each, and the number of tickets required for each ride varies. VIP tickets are $50-$200 and include VIP tent access, front-row access, one meal and three drinks. Parking is $10.

There is something for the entire family at this fun-filled event.  There will be a main stage to entertain you throughout the weekend with music.  A wide array of nationally known artists will perform on the Main Stage nightly, including artists such as Walker Hayes, Nelly, The Beach Boys, Flo Rida, and The Band Perry.

Like any world class festival, all kinds of amazing food will be available from the traditional fair favorites to local food trucks and some of the most popular southwestern recipes.

Longtime residents might remember the festival for its whimsical ostrich races. Ostrich races used to be a popular staple of the Chandler Ostrich Festival, but the festival has not hosted races since 2019. Instead, there will be ostrich viewing areas for everyone to get an up-close viewing of these amazing birds. Did you know that the ostrich is the fastest bird on land, and they can run up to 43.5 MPH.

The ostrich is also the only bird that has two toes on each foot. They also have no teeth and have a lifespan of up to 75 years.

A huge carnival midway will have over 50 rides for everyone who likes a thrill. Many artisans will be displaying their Arts and Crafts in booths throughout the midway as well. The kids' zone will be loaded with bouncy, pony rides, and games just for kids.
