Mesa AZ Real Estate Housing Market Report - July 2023

After increasing for 4 consecutive months, the average sales price of homes in Mesa has decreased this month, going from $554,727 in June to $549,140 in July. 

The average sales price per square foot of Mesa homes, however, increased after decreasing last month. The price per square foot of Mesa homes went from $263/sf in June back up to $268/sf in July. The average sales price per square foot of homes in Mesa has increased or remained the same in 5 out of the last 7 months, but is still lower than the same time last year by $13/sf.
 
After increasing in March, the days on market for Mesa has decreased the last 4 months, going from 75 DOM in March to 45 DOM this month. Days on market for Mesa is relatively low compared to a more balanced housing market, but higher than it has been in the last 3 years for this time of year.
Mesa AZ homes for sale
After increasing in May, home sales in Mesa have decreased the last two months, going from 514 in May to 353 this month. Total sales for July are the lowest they have been in that month since before 2018. Mesa home sales this month are lower than in July of last year by -13.9%.

​After increasing the last two months, the number of new listings in Mesa decreased this month, going from 466 in June to 394 in July. With this decrease of new listings in Mesa, they are now -52.0% lower than they were in July of last year, and lower than any other July since at least before 2018.

After increasing for seven straight months, the number of active listings in Mesa has now decreased for the 9th straight month, going from 1,669 in October to 723 in July. With this decline, July inventory is now lower than any July over at least the last 5 years.

This decline in active listings in Mesa signifies that fewer homeowners are putting their homes up for sale due to the higher interest rates. With the recent decline, the number of active listings is now -50.1% lower than they were in July of 2022. This is the third year-over-year decline since November of 2021.
 

Demand is still high and the number of homes for sale is low. This is partially due to inflation as well as higher mortgage interest rates. Median home values in Mesa have decreased an average of just -1.0% since July of 2022. This is the 8th year-over-year decrease in a row but is not much of a change. Prior to that we had not seen a decrease in at least 4 years. With interest rates ranging right around 7.0%, fewer homeowners are putting their homes up for sale.

Mesa AZ Real Estate Housing Market Report - June 2023

After decreasing for 4 months in a row, the average sales price of homes in Mesa has increased 4 consecutive months, going from $491,485 in February to $554,727 in June. 

The average sales price per square foot of Mesa homes decreased after increasing last month. The price per square foot of Mesa homes went from $275/sf in May back down to $263/sf in June. The average sales price per square foot of homes in Mesa has increased or remained the same in 4 out of the last 6 months, but is lower than the same time last year by $28/sf.
 
After increasing in March, the days on market for Mesa has decreased the last 3 months, going from 75 DOM in March to 54 DOM this month. Days on market for Mesa is relatively low compared to a more balanced housing market, but higher than it has been in the last 5 years for this time of year.

After increasing last month, home sales in Mesa decreased in June, going from 514 in May to 467 this month. Total sales for June are the lowest they have been in that month since before 2018. Mesa home sales this month are lower than in June of last year by -17.2%.

​After decreasing in April, the number of new listings in Mesa increased for the second straight month, going from 420 in April to 466 in June. With this increase of new listings in Mesa, they are still -47.2% lower than they were in June of last year, and lower than any other June since at least before 2018.

After increasing for seven straight months, the number of active listings in Mesa has now decreased for the 8th straight month, going from 1,669 in October to 765 in June. With this decline, June inventory is now lower than it was the same month last year but still slightly higher than the inventory in June of 2021.

This decline in active listings in Mesa signifies that fewer homeowners are putting their homes up for sale due to the higher interest rates. With the recent decline, the number of active listings is now -31.8% lower than they were in June of 2022. This is the second year-over-year decline since November of 2021.
 

Demand is still high and the number of homes for sale is low. This is partially due to inflation as well as higher mortgage interest rates. Median home values in Mesa have decreased an average of just -1.0% since June of 2022. This is the 7th decrease in a row but is not much of a change. Prior to that we had not seen a decrease in at least 4 years. With interest rates ranging right around 6.7%, fewer homeowners are putting their homes up for sale.

Mesa AZ Real Estate Housing Market Report - May 2023

After decreasing for 4 months in a row, the average sales price of homes in Mesa has increased 3 consecutive months, going from $491,485 in February to $532,668 in May. 

The average sales price per square foot of Mesa homes increased after decreasing last month. The price per square foot of Mesa homes went from $255/sf in April to $275/sf in May. The average sales price per square foot of homes in Mesa has increased or remained the same in 4 out of the last 5 months.
 
After increasing in March, the days on market for Mesa has decreased the last 2 months, going from 75 DOM in March to 65 DOM this month. Days on market for Mesa is relatively low compared to a more balanced housing market, but higher than it has been in the last 5 years for the spring.

After decreasing last month, home sales in Mesa increased in May, going from 464 in April to 514 this month. Total sales for May are the lowest they have been in that month since before 2018. Mesa home sales this month are lower than in May of last year by -17.8%.

​After decreasing last month, the number of new listings in Mesa increased this month, going from 420 in April to 449 in May. With this increase of new listings in Mesa, they are still -44.1% lower than they were in May of last year, and lower than any other May since at least before 2018.

After increasing for seven straight months, the number of active listings in Mesa has now decreased for the 7th straight month, going from 1,669 in October to 842 in May. With this decline, May inventory is now lower than it was last May.

This decline in active listings in Mesa signifies that fewer homeowners are putting their homes up for sale due to the higher interest rates. With the recent decline, the number of active listings is now -2.5% lower than they were in May of 2022. This is the first year-over-year decline since November of 2021.
 

Demand is still high and the number of homes for sale is low. This is partially due to inflation as well as higher mortgage interest rates. Median home values in Mesa have decreased an average of -7.9% since May of 2022. This is the 6th decrease in a row. Prior to that we had not seen a decrease in at least 4 years. With interest rates ranging right around 6.5%, fewer homeowners are putting their homes up for sale.

The average sales price per square foot of Mesa homes decreased after increasing last month. The price per square foot of Mesa homes went from $258/sf in March to $255/sf in April.
 
After increasing last month, the days on market for Mesa has decreased in April, going from 75 DOM in March to 68 DOM this month. Days on market for Mesa is relatively low compared to a more balanced housing market, but higher than it has been in the last 5 years for the spring.

​After increasing last month, the number of new listings in Mesa decreased this month, going from 514 in March to 419 in April. With this decrease of new listings in Mesa, they are now -42.0% lower than they were in April of last year, and lower than any other April since at least before 2018.

Median home values in Mesa have decreased an average of -5.5% since April of 2022. This is the 5th decrease in a row. Prior to that we had not seen a decrease in at least 4 years. With interest rates ranging right around 6.25%, fewer homeowners are putting their homes up for sale.

Mesa AZ Real Estate Housing Market Report - March 2023

After decreasing for 4 months in a row, the average sales price of homes in Mesa has increased this month, going from $491,497 in February to $514,639 in March. 

The average sales price per square foot of Mesa homes also increased after remained the same between January and February. The price per square foot of Mesa homes went from $253/sf in February to $258/sf in March.
 
After decreasing last month, the days on market for Mesa has increased in March, going from 73 DOM in February to 75 DOM this month. Days on market for Mesa is relatively low compared to a more balanced housing market, but higher than it has been in the last 5 years for the spring.

After decreasing in January, home sales in Mesa have increased two months in a row, going from 350 in January to 568 in March. Total sales for March are still the lowest they have been in that month since before 2018. Mesa home sales this month are lower than in March of last year by -20.8%.

​After decreasing last month, the number of new listings in Mesa increased this month, going from 444 in February to 507 in March. With this increase of new listings in Mesa, they are still -30.9% lower than they were in March of last year, and lower than any other March since at least before 2018.

After increasing for seven straight months, the number of active listings in Mesa has decreased for the 5th straight month, going from 1,667 in October to 1,031 in March. Even with the decline, this is the highest inventory in March over the last 3 years.

This decline in active listings in Mesa signifies that fewer homeowners are putting their homes up for sale due to the higher interest rates. Even with the recent decline, the number of active listings is still 48.3% higher than they were in March of 2022.
 

Demand is still high and the number of homes for sale is low. This is partially due to inflation as well as higher mortgage interest rates. Median home values in Mesa have decreased an average of -6.1% since March of 2022. This is the 4th decrease in a row. Prior to that we had not seen a decrease in at least 4 years. With interest rates ranging right around 6.25%, fewer homeowners are putting their homes up for sale.

Mesa AZ Real Estate Housing Market Report - February 2023

After increasing in October, the average sales price of homes in Mesa has decreased 4 months in a row, going from $548,933 in October to $491,522 in February. 

The average sales price per square foot of Mesa homes remained the same in February as in January. The price per square foot of Mesa homes remains at $253/sf for February. With the average sales price per square foot mostly decreasing throughout last year, it is now back to where it was in December of 2021.
 
After increasing for 8 consecutive months, the days on market for Mesa has decreased in February, going from 74 DOM in January to 72 DOM this month. This may mean that days on market for Mesa is leveling off as we enter the spring.

After decreasing last month, home sales in Mesa have increased in February, going from 350 in January to 411 this month. Total sales for February are still the lowest they have been in February since before 2018. Mesa home sales this month are lower than in February of last year by -23.3%.

​After increasing last month, the number of new listings in Mesa decreased this month, going from 497 in January to 444 in February. With this decrease of new listings in Mesa, they are now -22.4% lower than they were in February of last year, and lower than any other February since at least before 2018.

After increasing for seven straight months, the number of active listings in Mesa has decreased for the 4th straight month, going from 1,665 in October to 1,156 in February. Even with the decline, this is the highest inventory in February since 2019.

This decline in active listings in Mesa signifies that fewer homeowners are putting their homes up for sale, which is typical this time of year, but we should see an increase as we near the spring season. Even with the recent decline, the number of active listings is still 61.2% higher than they were in February of 2022.
 

Demand has slowed, as have the home prices, partially due to inflation and the impact of the COVID pandemic, as well as rising mortgage interest rates. Median home values in Mesa have decreased an average of -0.6% since February of 2022. This is the third decrease in a row. Prior to that we had not seen a decrease in at least 4 years. With interest rates ranging right below 7.0%, the demand for purchasing a home in Mesa is slowing.

Mesa AZ Real Estate Housing Market Report - January 2023

After increasing in October, the average sales price of homes in Mesa has decreased the last three months, going from $548,933 in October to $495,646 to start off the new year. 

The average sales price per square foot of Mesa homes has actually increased in January after decreasing for seven straight months. The price per square foot of Mesa homes has increased from $251/sf in December to $253/sf in January. With the average sales price per square foot mostly decreasing throughout last year, it is now back to where it was in December of 2021.
 
After decreasing for four consecutive months, the days on market for Mesa has also increased 8 months in a row, going from 21 DOM in May to 73 DOM in January (more than tripling). The increasing days on market for Mesa is a sign that demand is slowing as we start the new year.
Mesa AZ homes for sale
After increasing last month, home sales in Mesa have decreased to start 2023, going from 363 in December to 347 this month. Total sales for January are the lowest they have been in January since before 2018. Mesa home sales this month are lower than in January of last year by -25.5%.

​After decreasing for 6 straight months, the number of new listings in Mesa significantly increased to start the new year, going from 303 in December to 491 in January. With this increase of new listings in Mesa, they are now -20.7% lower than they were in January of last year. The number of homes being listed tends to trend lower this time of year, but this increase may be a good sign for 2023.

After increasing for seven straight months, the number of active listings in Mesa has decreased for the third straight month, going from 1,659 in October to 1,217 in January. Even with the decline, this is the highest inventory in January since 2019.

This decline in active listings in Mesa signifies that fewer homeowners are putting their homes up for sale, which is typical this time of year, but we should see an increase next month based on the number of new listings in January. The number of active listings is still 68.8% higher than they were in January of 2022.
 

Demand has slowed, as have the home prices, partially due to inflation and the impact of the COVID pandemic. Median home values in Mesa have decreased an average of -5.3% since January of 2022. This is the second decrease in a row. Prior to that we had not seen a decrease in at least 4 years. With interest rates ranging right around 6.5%, the demand for purchasing a home in Mesa is slowing.

Mesa AZ Real Estate Housing Market Report - December 2022

After increasing in October, the average sales price of homes in Mesa has decreased the last two months of 2022, going from $548,933 in October to $501,649 this month. This is the lowest it has been all year, as the average sales price in Mesa started at $527,742 in January.

The average sales price per square foot of Mesa homes has decreased seven straight months after remaining the same or increasing for 29 consecutive months. The price per square foot of Mesa homes has decreased from $294/sf in May to $251/sf in December. With the decreases over the last seven months the average sales price per square foot is now less than it was in December of last year by $2/sf. This is the first year-over-year decline in at least the last three years.
 
After decreasing for four consecutive months, the days on market for Mesa has also increased seven months in a row, going from 21 DOM in May to 62 DOM in December (almost tripling). The increasing days on market for Mesa is a sign that demand is slowing as we head into the new year.

After decreasing two months in a row, home sales in Mesa have increased to end 2022, going from 311 in November to 368 this month. Total sales for December are the lowest they have been since before 2018. Mesa home sales this month are lower than in December of last year by -41.8%.

​After increasing for two straight months, the number of new listings in Mesa have now decreased for six straight months, going from 882 in June to 297 in December. With this decrease of new listings in Mesa, they are now -43.9% lower than they were in December of last year. The number of homes being listed tends to trend lower this time of year, but they are more than 200 listings less than in December of the previous 2 years.

After increasing for seven straight months, the number of active listings in Mesa has decreased for the second straight month, going from 1,652 in October to 1,359 in December. Even with the decline, this is the highest inventory in December over the last four years.

This decline in active listings in Mesa signifies that fewer homeowners are putting their homes up for sale as we head into winter. The number of active listings is still 73.6% higher than they were in December of 2021.
 

Demand has slowed, as have the home prices, partially due to inflation and the impact of the COVID pandemic. Median home values in Mesa have decreased an average of -3.8% since December of 2021. This is the first decrease we have seen in at least 4 years, but probably even longer. With interest rates ranging right around 6.5%, the demand for purchasing a home in Mesa is slowing.

Mesa AZ Real Estate Housing Market Report - November 2022

After increasing last month, the average sales price of homes in Mesa decreased in November, going from $548,933 in October to $509,274 this month. The average sales price of Mesa homes has decreased in five out of the last nine months, but this is the lowest it has been all year.

The average sales price per square foot of Mesa homes has decreased six straight months after remaining the same or increasing for 29 consecutive months. The price per square foot of Mesa homes has decreased from $294/sf in May to $259/sf in November. Even with the decreases over the last six months there has still been an overall increase of $8/sf since November of 2021.
 
After decreasing for four consecutive months, the days on market for Mesa has also increased six months in a row, going from 21 DOM in May to 59 DOM in November (almost tripling). The increasing days on market for Mesa is a sign that demand is slowing as we head into the winter.

​After increasing for two straight months, the number of new listings in Mesa have now decreased for five straight months, going from 882 in June to 447 in November. With this decrease of new listings in Mesa, they are now -24.0% lower than they were in November of last year. The number of homes being listed tends to trend lower this time of year, but they are more than 100 listings less than in November of the previous 2 years.

The inventory of homes has caught up with demand, and that signifies that home price increases are slowing, if not leveling off. After increasing for seven straight months, the number of active listings in Mesa has decreased in November, going from 1,643 in October to 1,552 in November. With the decline, this is the second highest inventory of Mesa homes for sale over the last four years.

This decline in active listings in Mesa signifies that fewer homeowners are putting their homes up for sale as we head into winter. The number of active listings is still 77.2% higher than they were in November of 2021.

Mesa AZ Real Estate Housing Market Report - October 2022

After decreasing last month, the average sales price of homes in Mesa increased in October, going from $538,169 in September to $549,590 this month. The average sales price of Mesa homes has decreased in four out of the last eight months and has been maintaining a price around $540,000 the last four months.

The average sales price per square foot of Mesa homes has decreased five straight months after remaining the same or increasing for 29 consecutive months. The price per square foot of Mesa homes has decreased from $294/sf in May to $265/sf in October. Even with the decreases in the last five months there has still been an increase of $14/sf since October of 2021.
 
After decreasing for four consecutive months, the days on market for Mesa has also increased five months in a row, going from 21 DOM in May to 48 DOM in October (more than doubling). The days on market is still fairly low for Mesa, and that means that homes in Mesa, AZ are still in high demand as we head into the winter.

​After increasing for two straight months, the number of new listings in Mesa have now decreased for four straight months, going from 882 in June to 546 in October. With this decrease of new listings in Mesa, they are now -29.4% lower than they were in October of last year. The number of homes being listed tends to trend lower this time of year, so this is not out of the ordinary.

The inventory of homes has caught up with demand, and that signifies that home price increases will begin to slow. After decreasing for five straight months, the number of active listings in Mesa has increased for seven straight months, going from 695 in March to 1,631 in October (a 135% increase in seven months). This is the highest inventory of Mesa homes for sale over the last four years.

Active listings in Mesa have been trending higher the last five months, and the number of active listings is now 93.8% higher than they were in October of 2021.
 

The Mesa housing inventory has gone from very low to higher than it has been since before 2018 in a short five months and continues to increase. Demand has slowed, as have the home prices, partially due to inflation and the impact of the COVID pandemic. Median home values in Mesa have increased an average of 9.5% since October of 2021. With interest rates moving to around 7.0%, the demand for purchase a home in Mesa is slowing as we head into the winter months.
