Ahwatukee AZ Real Estate Housing Market Report - November 2022

After reaching an all-time high of $701,303 in May, the average sales price of homes in Ahwatukee has fluctuated up and down and has now reached a new all-time low for 2022 of $581,428 in November.
 
After increasing for the first six months of this year, the price per square foot of Ahwatukee homes has now decreased in four of the last five months, dropping from a high of $321/sf in June back down to $285/sf in November.
 
The Ahwatukee days on market has increased four months in a row, going from 28 DOM in July to 64 DOM in November. Although it has increased from the all-time low of 22 DOM in August of 2021, 64 DOM is still a low number. There should still be some demand for homes in Ahwatukee as we head into the winter months, which is the slower season for the Arizona housing market each year.

After decreasing last month, Ahwatukee home sales increased in November, going from 62 in October to 66 this month. Home sales usually start to decline this time of year, and even with the increase, this is the lowest number of home sales in November for at least the last five years. With this increase, Ahwatukee home sales are still down -38.9% from November of 2021.
 
After increasing in September, the number of new listings in Ahwatukee has now decreased for the second straight month, going from 116 new listings in September to 59 this month. The number of new Ahwatukee listings are now -54.3% lower than they were in November of 2021. This is now the lowest number of new listings over the last five years.
 
After increasing for seven straight months, active listings in Ahwatukee have decreased the last two months, going from 299 in September to 252 in November. With this decrease, the number of active Ahwatukee listings is 38.5% higher than in November of 2021. Ahwatukee monthly listings in November are greater than November in previous years since November of 2018.
 

There has been a lower-than-normal inventory of Ahwatukee homes for sale for quite some time, but inventory has rapidly increased in the last seven months, although it has dropped over the last two months. Homes that are listed in Ahwatukee continue to sell, but you can see it slowing down. Median home values in Ahwatukee have increased an average of 1.8% since November of 2021. Even with interest rates remaining around 6.5%, the demand from buyers looking to purchase homes in Ahwatukee should remain higher than usual as we head into the winter, but it is slowing as fewer people are listing their homes and inflation continues.

Tempe AZ Real Estate Housing Market Report - November 2022

The average sales price of Tempe homes has decreased for the fourth straight month after increasing for eight months in a row and reaching an all-time high of $627,613 in July. Tempe average home prices have dropped since then to $538,715 in November.

The average sold price per square foot of Tempe homes decreased in November after increasing the previous two months, going from $304/sf in October to $271/sf in November.
 
After Tempe days on market reached an all-time low of 20 in May and June, it has increased five months in a row. Tempe DOM increased to 52 in November. Even with this increase to 52 DOM, homes in Tempe are still selling fast, but sales should slow down as the winter is traditionally the slowest time for the Arizona housing market.

After increasing in August, Tempe home sales has decreased the last three months. Home sales in Tempe decreased from 88 in August to 53 in November. With this decrease, Tempe home sales are now -53.9% lower than in November of 2021. This is the lowest selling month for Tempe home sales in the last five years.
 
The number of new Tempe listings had increased each month in 2022 through June, going from 99 in January to 189 in June (almost doubling). Since then, new listings in Tempe have either decreased or remained the same over the last five months, going from 189 in June down to 85 in November. New listings in Tempe are now lower than they have been in November of the previous four years, and they are now -28.6% lower than in November of 2021.

After increasing for five straight months, the number of active listings decreased the last two months. Active listings have gone from 288 in September to 238 in November. The number of active listings in Tempe are now greater than they were in November of last year by 16.7%.
 
With home prices decreasing, inventory is also slowing down, and fewer homes are selling. We are also entering the slower part of the housing season, which always impacts sales.
 

Median home values in Tempe have actually decreased an average of -0.3% since November of 2021. With interest rates hovering around 6.5%, there will be a slowing of home sales and increasing of inventory as the market shifts and we head into the winter.

Scottsdale AZ Real Estate Housing Market Report - November 2022

After Scottsdale's average sales price reached a new all-time high of $1,499,763 in June, the average sales price has declined overall, but has increased over the last two months, going from $1,200,012 in September to $1,378,292 for November.

After increasing last month, the average price of Scottsdale homes per square foot remained at $440/sf for November, the same as it was last month. The average sold price per square foot in Scottsdale has now increased or remained the same in 24 out of the last 29 months.

 
After increasing to 59 DOM in October, Scottsdale days on market remained exactly the same in November. The Scottsdale DOM was as high as 76 in January of 2021, so being at 59 DOM is still low, especially for homes at this price point. Increases in Scottsdale home values are slowing, and homes are beginning to remain on the market longer, but it is still slightly a sellers' market.

After increasing in August, Scottsdale home sales have decreased the last three months in a row. Scottsdale home sales has gone from 322 in August to 270 in November. This is an extremely low number for November, as the average number of Scottsdale homes sold in November over the last two years has been over 500. Scottsdale home sales are -45.5% lower than they were in November of 2021.
 
After increasing last month, the number of new Scottsdale listings has decreased two months in a row, going from 576 in September to 349 in November. This is now the lowest number of new Scottsdale listings in any November over the last four years. New listings this November are lower than in November of 2021 by -23.8%.

The number of active Scottsdale listings decreased in November after increasing the last seven consecutive months, going from 1,452 in October to 1,428 this month. However, new listings have increased by a total of 38 in the last four months, so active listings have remained fairly steady. Active Scottsdale listings are now 53.1% higher than in November of last year. It looks like there is a steady shift happening in the housing industry to a more balanced market.
 
Listings are still low overall and continue to drive demand, however, Scottsdale home prices have begun to drop as things are slowing down from the frenzy over the last 2 years. Home sales in Scottsdale are still occurring fast while home inventory is remaining steady.
 

Median home values in Scottsdale have increased an average of 12.1% since November of 2021, which is still very good. With interest rates hovering around 6.5%, the number of buyers looking to purchase Scottsdale homes should be around the same as the number of sellers as we head into the winter, although things are slowing which is normal this time of year.

Phoenix AZ Real Estate Housing Market Report - November 2022

After increasing last month, the average sales price of Phoenix homes decreased in November, going from $555,437 in October to $535,194 this month. The average sales price of Phoenix homes has averaged around $555,000 the last four months, which is significantly lower than the all-time high of $621,488 that occurred this last May.

After remaining the same for the last two months the average sold price per square foot of Phoenix homes decreased this month, going from $289/sf in October to $278/sf in November. This is the sixth decrease in the last seven months.
 
The Phoenix days on market increased for the sixth straight month after decreasing the four previous months. The days on market has more than doubled from 24 DOM in May to 56 DOM in November. The DOM to sell a home in Phoenix is increasing, but a balanced market would expect to see an average DOM closer to 90.  Homes in Phoenix are still selling, but at a slower pace than the previous two years of frenzied activity.

Phoenix home sales have now decreased three months in a row, going from 1,010 in August to 758 this November. It is typical to see a decrease in home sales as we head into the slower fall housing season. With this most recent decrease in Phoenix homes sold, total home sales for November are down -46.4% from November of 2021.

After increasing for two straight months, new listings in Phoenix have now decreased for five consecutive months, going from 2,188 in June to 897 in November. This is the lowest number of new listings in Phoenix over the last four years. With this recent decrease, the number of new Phoenix listings are now -38.0% lower than in November of last year.

After increasing for the previous six months, the number of active Phoenix listings has now decreased two months in a row. Even with this decrease, active Phoenix listings have still increased in seven out of the last ten months, going from an all-time low of 1,637 in January of this year to 3,386 in November. The inventory of Phoenix homes is now higher than in November of last year by 45.3%.

Fewer homeowners are listing their homes heading into winter, which is typical, and even with the decline in new listing, the number of listings is catching up with demand. Home sales are also decreasing due to higher prices, higher interest rates, and inflation. This is a sign that the housing market in Phoenix is shifting to where it is more balanced, and not such an intense seller's market.

 
With that said, median home values in Phoenix have actually decreased by -1.4% since November of 2021. This is the first year-over-year decrease in the last four years. With interest rates hovering around 6.5%, and inflation rising, the demand for homes will continue to slow as we enter the winter.

Mesa AZ Real Estate Housing Market Report - November 2022

After increasing last month, the average sales price of homes in Mesa decreased in November, going from $548,933 in October to $509,274 this month. The average sales price of Mesa homes has decreased in five out of the last nine months, but this is the lowest it has been all year.

The average sales price per square foot of Mesa homes has decreased six straight months after remaining the same or increasing for 29 consecutive months. The price per square foot of Mesa homes has decreased from $294/sf in May to $259/sf in November. Even with the decreases over the last six months there has still been an overall increase of $8/sf since November of 2021.
 
After decreasing for four consecutive months, the days on market for Mesa has also increased six months in a row, going from 21 DOM in May to 59 DOM in November (almost tripling). The increasing days on market for Mesa is a sign that demand is slowing as we head into the winter.

After seeing two consecutive increases, home sales in Mesa have decreased two months in a row, going from 443 in September to 310 this month. Total sales for November are the lowest they have been since before 2018. Mesa home sales this month are lower than in November of last year by -51.6%.

​After increasing for two straight months, the number of new listings in Mesa have now decreased for five straight months, going from 882 in June to 447 in November. With this decrease of new listings in Mesa, they are now -24.0% lower than they were in November of last year. The number of homes being listed tends to trend lower this time of year, but they are more than 100 listings less than in November of the previous 2 years.

The inventory of homes has caught up with demand, and that signifies that home price increases are slowing, if not leveling off. After increasing for seven straight months, the number of active listings in Mesa has decreased in November, going from 1,643 in October to 1,552 in November. With the decline, this is the second highest inventory of Mesa homes for sale over the last four years.

This decline in active listings in Mesa signifies that fewer homeowners are putting their homes up for sale as we head into winter. The number of active listings is still 77.2% higher than they were in November of 2021.
 

Demand has slowed, as have the home prices, partially due to inflation and the impact of the COVID pandemic. Median home values in Mesa have increased an average of 4.5% since November of 2021. With interest rates ranging right around 6.5%, the demand for purchasing a home in Mesa is slowing.

Gilbert AZ Real Estate Housing Market Report - November 2022

The average sales price of Gilbert homes has decreased for the sixth straight month after increasing for four months in a row, going from $719,659 in May to $619,786 for November. I think that the days of home price increases each month are over for a while.

After slightly increasing last month, the average sold price per square foot of Gilbert homes decreased in November, going from $282/sf in October to $273/sf in November. The trend over the last five months is downward, as the Gilbert housing market seems to be slowing.
 
After decreasing for 3 straight months, Gilbert days on market has now increased six months in a row, going from 20 DOM in May to 58 DOM in November. The Gilbert DOM has almost tripled in a few months. Homes in Gilbert Arizona are still selling, but not quite at the frenzied pace they were earlier in the year, and throughout 2021.

After decreasing last month, Gilbert home sales saw a surprising increase in November, going from 220 in October to 239 this month. With this increase, Gilbert home sales are -43.8% lower than in November of 2021. This is the time of year when home sales typically start to decrease as we head into the slower winter season, so this increase is unexpected. Even with the increase, November home sales in Gilbert are significantly lower than they were in November of the last four years, including when we were going through the Covid-19 pandemic.
 
The number of new listings in Gilbert has now decreased the last five months after increasing for four straight months, going from 622 in June to 201 in November. With this decrease it is the lowest number of Gilbert listings over the last 4 years. The number of new Gilbert listings in November is now -38.9% lower than the number of new listings in November of last year.

Home inventory has been rising in Gilbert since March but has decreased in the last two months. Gilbert inventory has more than doubled since March even with the decline, as home sales have slowed, and home prices have been dropping. The number of active listings sits at 906 for November, which is a slight decrease from October (1,031). Active listings are now 81.6% higher than in November of last year.
 

Gilbert listings have caught up with demand and the rapid increase in home prices has now started to decline. Median home values in Gilbert have increased an average of 1.6% since November of 2021 as mortgage interest rates remain just above 6.5%. The Gilbert housing market is slowing as we head into the winter, which always signifies a slowdown in the housing market in Arizona.

Chandler AZ Real Estate Housing Market Report - November 2022

The average sales price of Chandler homes has decreased two months in a row, from $663,563 in September to $583,925 in November. This is a sign that the market is slowing in Chandler as we head into the winter months.

After increasing or remaining the same for 24 consecutive months, the average sales price per square foot of Chandler homes has now decreased for the sixth straight month. The average sales price has dropped from $315/sf in May to $276/sf in November. This is the exact same price per square foot of homes in Chandler as it was in November of 2021.
 
The days on market has now also increased for the sixth straight month, going from 20 DOM in May to 63 DOM for November, more than tripling in six months. Homes in Chandler are still selling, but they have certainly slowed down as we enter into the slower housing season.

After increasing for two straight months, Chandler home sales have decreased for two straight months, going from 239 in September down to 144 this month. The number of Chandler home sales is lower than in November of last year by -57.4%. As we enter the winter season, home sales in Chandler typically tend to decrease, but with higher home prices and interest rates, and more homes on the market, homes sales this November are less than half of what they were last November, and significantly less than they have been over the last four years.

After increasing slightly in July, the number of new listings in Chandler has now decreased four months in a row, going from 421 in July to 171 in November. With this decrease new listings are now down -36.4% from November of last year. After seeing a shortage of homes for sale over the last two and a half years, the demand is slowing down and fewer homeowners are putting their homes on the market.

After increasing for eight straight months, going from 313 in January to 768 in September, active listings in Chandler have now decreased two months in a row and are down to 692 for November. This is the eighth month in a row that active listings have been higher than the same month last year. Active listings in Chandler are now greater than last year's November listings by 64.4%. The decline in the number of listings in Chandler over the last two months is another sign that the housing market is slowing, as homes are taking longer to sell, and fewer homeowners are putting their homes on the market. Active listings are still higher than they have been since July of 2019.
 

Listings are catching up to demand in Chandler, as sales are decreasing. Home price increases are also slowing due to inflation and lower demand. Median home values in Chandler have increased an average of 7.4% since November of 2021, but just a few months ago we were seeing increases year-over-year of 25.0% or higher. Mortgage interest rates have recently decreased to just over 6.5%, while the COVID pandemic and war between Russia and the Ukraine has caused inflation to really jump in the U.S. It looks like we are approaching a more balanced housing market in Chandler that should remain throughout the rest of 2022.
