HORSE PROPERTIES AND HORSE COMMUNITIES
Chandler Arizona still has quite a few horse communities located throughout the city. Some of them are on city owned land, while others are within the city limits, but are on county owned land, or what is called a county island. A horse community is a planned development that was designed for people to live with and board their horses on their property, or at a facility within the development. Some of these equestrian communities include a shared network of trails for pleasure riding, while urban sprawl has diminished other areas within the city where people can ride their horses. Some equestrian communities will have a centralized barn or arena where all of the horses can be stalled, but otherwise the horses are kept on the individual property owners' lots. |
There are usually deed restrictions that can include specific rules concerning the use of the property, the community horse trails, the number of horses allowed per lot, and restrictions on commercial use of the horse trails. Some of these communities will also have a Homeowner's Association, and some of the older communities may not. You can also find gated horse communities within the city of Chandler, and many of the properties will have fruit trees due to the fact that these communities were developed on former citrus orchards. Due to the larger size of many of these properties, some may have what is called flood irrigation to water the property or be on a well and/or a septic tank.
Many owners of these horse properties are now utilizing the land to build a guest house or mother-in-law quarters, a workshop, or additional garage space to store their recreation vehicles, boats, quads, or other toys. I have also seen these owners build sports courts or batting cage for their kids, or create their own backyard oasis, including a pool, barbecue or wood fired pizza oven, and |
a large patio for entertaining. The ideas and imagination are practically limitless. As diverse as many of these horse communities are, they will also vary in both price and size depending on the condition and location. The City of Chandler, Arizona is one of the top places in the country to raise a family, and it's also a great place to retire.
