Residential Resale Real Estate Purchase Contract (RPC)
This is the standard purchase contract a buyer would submit to a seller when making an offer on a residential property. Pre-Qualification Form
This form shows the buyers ability to qualify for a loan and is submitted to the seller in conjunction with the Residential Purchase Contract (RPC). It is to be completed by the buyer's lender. Market Conditions Advisory

It needs to be submitted to the seller within the Inspection Period as specified on the RPC. The seller will have 5 days to respond to any buyer requests.

Forms between a Buyer and their Broker/Agent
Exclusive Right to Sell/Rent Listing Contract
This is an employment agreement stating that the broker/agent is working for the homeowner to help sell their property to a prospective buyer. Real Estate Agency Disclosure and Election (READE)

Consent to Limited Representation
This form is used if the broker/agent will be representing both the buyer and seller in a transaction, otherwise called a limited dual representation.

Disclosure of Buyer Agency and Seller Waiver and Confirmation
This form is used if the sellers' broker is unable to negotiate the offer (or is represented by a limited-service company), and the seller agrees to negotiate directly with the buyers' broker (This does not mean the seller has entered into a contract with the buyers' broker). The buyers' broker is still only representing the buyer in the transaction.

Additional forms that may be used when selling a home
H.O.A. Condominium/Planned Community Addendum
This disclosure form is used whenever there is a Homeowners Association involved in a transaction. Page 1 of this addendum is for the seller to provide information to the buyer prior to receiving a purchase offer, by Arizona Law. The buyer should review and complete page 3 when submitting an offer to a seller. Loan Status Update
This form is to be completed by the buyer within 10 days after contract acceptance and is used to inform all parties the current status of the buyer's loan application. Short Sale Addendum to the RPC
This form is used whenever the seller is Short Selling their home. The seller provides this to the buyer when they owe more on their home than what they are selling it for. This adds a contingency on the purchase contract that the seller's creditor/lender must also agree to the sales price of the property. Additional Clause Addendum

This form can be used by the seller or buyer whenever making a counteroffer to the original offer and is often used as part of contract negotiations.

Cure Period Notice
This form is used to correct non-compliance within the contract by either the seller or buyer. It provides the non-compliant party 3 days "Cure Period" to comply, otherwise they will be facing a breach of Contract.
