Tempe Real Estate Housing Market Update - September 2020

The average sales price for Tempe homes decreased just a bit this month, while the price per square foot increased in September. Days on market increased from an all-time low of 31 in August, but still remains extremely low at 34 this month. Tempe home sales are significantly higher than in September of last year, increasing 17.7% year-over-year. The number of new listings is also higher than in September of last year by 5.3%. However, the number of active listings still remains lower than September of last year by 5.6%, but is getting closer to last years numbers.

The lack of new Tempe listings continues to drive demand and home prices higher. Home values have increased an average of 13% in the Phoenix Metro area since September of 2019. With mortgage interest rates remaining below 3.0%, there are still more buyers looking to purchase heading into the fall.

Gilbert Real Estate Housing Market Update - September 2020

The average sales price and price per square foot for Gilbert homes increased in September compared to August, reaching the highest ever average sales price of $461,257! Days on market remained extremely low at 31, which was the same as last month. Gilbert home sales are significantly higher than in September of last year, increasing 19.1%. The number of new listings is also higher than in September of last year by 8.8%. However, the number of active listings still remains lower than September of last year by 17.2%.

The lack of new Gilbert listings continues to drive demand and home prices higher. Home values have increased an average of 13% in the Phoenix Metro area since September of 2019. With mortgage interest rates remaining below 3.0%, there are still more buyers looking to purchase heading into the fall.

Chandler Real Estate Housing Market Update - September 2020

The average sales price dropped slightly for Chandler home sales in September compared to August, although the price per square foot increased over last month. Days on market has lowered to 34, which is extremely low. Chandler home sales are significantly higher than in September of last year, increasing 26.4%. The number of new listings is also higher than in September of last year by 4.8%. However, the number of active listings still remains lower than September of last year by 18.8%.

The lack of new Chandler listings continues to drive demand and home prices higher. Home values have increased an average of 13% in the Phoenix Metro area since September of 2019. With mortgage interest rates remaining below 3.0%, there are still more buyers looking to purchase heading into the fall.

Ahwatukee Foothills Real Estate Housing Market Update - September 2020

The average sales price and price per square foot both increased over last month, with the average sales price reaching an all-time high of $480,873! Days on market has lowered to 31, which is extremely low. Ahwatukee home sales are slightly lower than in September of last year, but remained exactly the same as last month (116). The number of new listings is significantly higher than in September of last year (27.8%). The number of active listings remains lower than September of last year.

The lack of listings continues to drive demand and home prices higher. Home values have increased an average of 10% in the Phoenix Metro area since September of 2019. With interest rates remaining below 3.0%, there are still more buyers looking to purchase heading into the fall.

Ahwatukee, which loosely translated means 'the land in the next valley', is an affluent community in the beautiful Sonoran Desert. Believe it or not, it was first developed by George Presley, the uncle of Elvis Presley, in 1972, and has been home to many famous people ever since. Ahwatukee is in Maricopa County, and is the southernmost of the 15 urban villages of Metro Phoenix. With a population of just over 80,000, it is the one with the strongest sense of independence.
