Ahwatukee AZ Real Estate Housing Market Report - January 2022

The average sales price of homes in Ahwatukee has increased for the fourth straight month after dropping in September. The average sales price increased from $604,458 in December to $615,281 in January of 2022, reaching a new all-time high.
 
The price per square foot of Ahwatukee homes increased in January to start off 2022, going from $273/sf in December to $287/sf in January. The average sales price of Ahwatukee homes has increased ten times out of the last twelve months.
 
The Ahwatukee days on market remained at 29 for January of 2022 after decreasing from 30 DOM in November to 29 DOM in December of 2021. Although it has increased from the all-time low of 22 DOM in August of 2021, 29 DOM is still a very low number, and it is obvious that the demand for homes in Ahwatukee is high to start 2022.

Ahwatukee home sales started off the new year by decreasing to 79 in January after increasing to 137 in December. This is the lowest number of home sales for any month since January of 2019. Ahwatukee home sales this January are -26.2% less than they were in January of 2021, which is not a good start to 2022.
 
The number of new listings in Ahwatukee increased from 71 in December to 98 for January, after decreasing the previous two months. New Ahwatukee listings in January have increased in each of the last four years, but this is the lowest number of new listings for any January since before 2018.
 
Active listings in Ahwatukee significantly decreased for the second straight month. After reaching a 2021 high of 180 in November active listings in Ahwatukee dropped to 133 in December and are now down to 99 for January of 2022. With this decrease the number of active Ahwatukee listings is now -27.7% lower than in January of 2021. It is obvious that Ahwatukee could use more listings due to the continued high demand from buyers.
 
There has been a lower-than-normal inventory of Ahwatukee homes for sale for quite some time now, and homes that are listed in Ahwatukee continue to sell very fast. Median home values in Ahwatukee have increased an average of 27.4% since January of 2021, which is amazing growth. With interest rates remaining around 3.5%, the demand from buyers looking to purchase homes in Ahwatukee should remain high through 2022.

Tempe AZ Real Estate Housing Market Report - January 2022

The average sales price of Tempe homes increased for the second straight month, moving from $514,944 in December to $531,413 in January of 2022. This is the fourth straight year that the average sales price of Tempe homes have increased in January to start off a new year. After seeing a few drops in the average sales price in the last part of 2021, the average sales price of Tempe homes is getting close to the all-time high of $535,535 achieved in June of 2021.

The average sold price per square foot of Tempe homes also increased after decreasing the previous month. The average sold price in Tempe went from $289/sf in December to a new all-time high of $294/sf in January.
 
After increasing from 32 to 50 days on market in December to end the year, Tempe days on market saw a reduction back down to 41 DOM for January of 2022. This is the first decrease in Tempe DOM since May of 2021. Days on market typically decrease during the first months of the year, and at 41 DOM, it shows that homes in Tempe are still selling fast.

After increasing last month, Tempe home sales decreased from 128 in December to 110 in January. This has been a trend over the last ten months, where Tempe home sales increase one month and decrease the next month. Home sales in Tempe have decreased in January in three of the last four years, so this is fairly common with the seasonality of real estate here in Arizona. With this decrease, Tempe home sales are now 15.8% higher than in January of 2021. The low number of listings continues to impact sales, even though we are into the winter months when housing sales tend to drop off anyway.
 
The number of new Tempe listings in January remained the same as last month, at 99, after decreasing the previous four months. New listings in Tempe are the lowest they have been in the month of January since before 2018 and are -19.5% lower than in January of 2021.

The number of active listings dropped for the third straight month, from 164 in December to 130 in January of 2022. The number of active listings in Tempe are lower than they were in January of last year by -17.7%.
 
Active listings in Tempe are lower than they ever have been historically, and the lack of homes for sale continues to drive demand and home prices higher. We can expect home values in Tempe to continue to increase as long as the inventory remains low.
 

Median home values in Tempe have increased an average of 24.0% since January of 2021. With interest rates hovering around 3.5%, there will still be more buyers looking to purchase a home in Tempe throughout 2022.

Scottsdale AZ Real Estate Housing Market Report - January 2022

After reaching a new all-time high average sales price of $1,306,899 in December of 2021, the average sales price of Scottsdale homes decreased to $1,282,474 in January to start off 2022. This is the first decrease to start off a new year since I started tracking the average sales price of Scottsdale homes in 2018, although the average sales price of Scottsdale homes had decreased in 5 out of the last 7 months of 2021.

At the same time, the average sold price per square foot for Scottsdale homes in January remained the same as it was in December, at $422/sf. The average sold price per square foot in Scottsdale has increased or remained the same in 18 out of the last 19 months.

 
The days on market also decreased from 44 DOM in December to 43 DOM in January, after increasing the previous two months. The Scottsdale DOM was as high as 76 in January of 2021, so being at 43 DOM now is extremely low, especially for homes in this price point. The low DOM shows that homes in Scottsdale are still very much in demand, and they are selling very quickly.

​After increasing the last two months, Scottsdale home sales saw a significant decrease from 497 in December of 2021 to 392 in January of 2022. This should not be alarming though, as the decrease in Scottsdale home sales was much larger in January of 2020 and 2021. Also, the 392 homes sold is more than the number of homes sold in Scottsdale in January of 2019 (320) and 2020 (327). However, home sales this January are -21.1% less than they were in January of 2021.
 
The number of new Scottsdale listings increased for the first time after decreasing for eighth straight months, going from 327 in December up to 501 in January of 2022. New Scottsdale listings have increased every January since at least 2018, so it is no surprise, but this is the lowest number of new listings to start a new year that Scottsdale has seen since at least 2018. New listings in January this year are lower than in January of 2021 by -15.8%.

The number of active Scottsdale listings has decreased for three straight months, down from 988 in October of 2021 to 676 in January of 2022. Active Scottsdale listings are now down -39.5% from January of last year. This is by far the lowest inventory of homes for sale in Scottsdale since this data started being reported. For reference active listings in January of 2000 (22 years ago) were 1,022.
 
The lack of listings continues to drive demand and continues to drive an upward trend in Scottsdale home prices. Home sales in Scottsdale are still occurring faster than ever, while home inventory is on the decline.
 
Median home values in Scottsdale have increased an average of 23.7% since January of 2021, which is amazing. With interest rates remaining relatively low around 3.5%, there will still be more buyers looking to purchase a Scottsdale home in 2022.

Phoenix AZ Real Estate Housing Market Report - January 2022

The average sales price of Phoenix homes increased for the second straight month going from $539,734 in December to a new all-time high of $551,699 in January of 2022. The average sales price of Phoenix homes had decreased in January of the previous two years.

After decreasing last month, the average sold price per square foot of Phoenix homes increased from $273/sf in December to $283/sf in January of 2022. The Phoenix average sold price per square foot has only decreased in two months since March of 2020 (almost two full years).
 
After reaching a record low of 23 days on market in May and June, days on market for Phoenix homes has increased for the seventh straight month and is now up to 34 DOM for January 2022. Even though days to sell a Phoenix home are increasing, 34 DOM is still very low, considering in a balanced market we would expect to see an average DOM of 90.

After increasing last month, Phoenix home sales significantly decreased from 1,534 in December to 1,153 in January to start off 2022. Even though there was a decrease of 381 Phoenix homes sold, total home sales this month are only down -6.0% from January of 2021.

New listings in Phoenix have increased up to 1,359 in January, from 1,108 in December. Prior to this increase new listings had decreased in five of the last six months since reaching a 2021 high of 1,888 new listings in June. With this significant increase, the number of new Phoenix listings are only -2.1% lower than in January of last year. New listings have increased in January in each of the last four years, so this is pretty common.

After increasing for seven straight months, the number of active Phoenix listings have now decreased for the third straight month, going from 1,905 in December to 1,574 this month, and they are now down -16.1% from January of 2021. The lack of listings continues to drive demand and home prices higher. As long as listings continue to be less than in previous years, and demand remains high, expect home values in Phoenix to continue to increase.
 
With that said, median home values in Phoenix have increased an average of 32.0% since January of 2021. With interest rates remaining just above 3.5%, there will still be more buyers looking to purchase Phoenix homes in 2022.

Mesa AZ Real Estate Housing Market Report - January 2022

The average sales price of homes in Mesa has increased for the second straight month, going from $504,269 in December to a new all-time high of $527,741 for January of 2022. This is the largest January increase since I have been tracking average sales prices starting in 2018, and I am pretty sure this is the largest increase since at least 2008.

The sales price per square foot of Mesa homes has either remained the same or has continued to climb for at least 25 consecutive months now. The price per square foot of Mesa homes continues that trend into 2022, increasing from $253/sf in December to $259/sf for January. This is a significant increase of $57/sf in just one year. On a 2,000/sf home, this means the value has gone up from $404,000 in January of 2021 to $518,000 in January of 2022.
 
The days on market for Mesa has increased for the second straight month, up from 31 DOM in December to 32 DOM in January. This is the sixth month out of the last seven that the Mesa DOM has either remained the same, or increased, and the highest it has been since it was 33 DOM back in February of 2021. The days on market is still extremely low for Mesa, and that means that homes in Mesa, AZ will still be in high demand through 2022.

Mesa home sales have seen a decrease for the second straight month, going from 632 in December to 467 in January of 2022. It is typical for home sales to drop in January, and this is the fourth straight January this has been the case. Mesa home sales this January are lower than in January of last year by -9.0%, but higher than in January of 2019 and 2020.

​After decreasing for five straight months the number of new listings for January saw a nice increase up to 613 from 529 in December of 2021. New listings tend to increase in January and have done so every January since 2018. With this increase in new Mesa listings, they are now 2.9% higher than they were in January of last year.

There is still a lack of inventory based on demand, and that will only help home prices continue their upward trend. The number of active listings has decreased for the third straight month, going from 764 in December to 670 in January. Even though active listings in Mesa have been trending lower, the number of active listings are actually 1.8% greater than they were in January of 2021. To represent how low Mesa inventory is right now, the current inventory of homes for sale is down -51.7% from January of 2019.
 

The number of listings overall is still low, and the lack of listings continues to drive demand and home prices higher. Median home values in Mesa have increased an average of 30.6% since January of 2021. With interest rates remaining relatively low at 3.5%, there still should be more buyers looking to purchase a home in Mesa in 2022.

Gilbert AZ Real Estate Housing Market Report - January 2022

After increasing for three straight months, the average sales price of Gilbert homes has decreased to begin 2022.  The average sales price of homes in Gilbert decreased from an all-time high of $629,298 in December to $583,321 in January. This is the first drop in the average sales price to start a new year since January of 2019.

After increasing the last two months, the average sold price per square foot of Gilbert homes decreased from $275/sf in December to $274/sf in January. This is just another sign that home values continue to increase, even as we end 2021. Although it is a small decrease, it is the second decrease in the last four months, after increasing for 15 straight months.
 
After increasing for six straight months, the Gilbert days on market remained the same in January as it was in December, sitting at 29 DOM. Gilbert DOM is still extremely low, which means that homes in Gilbert Arizona are still selling very fast!

Gilbert home sales dropped for the second straight month, decreasing from 352 in December down to 282 in January. Even with this decrease Gilbert home sales are only -2.8% lower than in January of 2021, as home sales always decline in the beginning of a new year. Home sales historically are the lowest in January due to the cyclical nature of the housing market, so this decrease is not usual. January home sales in Gilbert are higher than they were in January of 2019 (pre-pandemic) when they were 255.
 
The number of new listings in Gilbert increased in January after dropping the previous two months, going from 285 in December to 386 in January. It is typical to see new listings increase to start a new year, and the number of new Gilbert listings in January is actually 9.7% higher than the number of new listings in January of last year.

There is still a lack of inventory based on demand, and that will only help home prices continue their upward trend. The number of active listings sits at 367 for January, down for the third straight month, and down from the 2021 high of 528 in October. Active listings always tend to start off low to begin a new year and have now decreased in January of the previous three years. Although listings decreased in January, active listings in Gilbert are higher than the same month as last year for the third month in a row, after being less than the same month as last year for 28 consecutive months (since June of 2019). There are 11.6% more homes for sale in Gilbert compared to January of 2021.
 

The lack of listings continues to drive demand and home prices higher. Median home values in Gilbert have increased an average of 29.1% since January of 2021. Mortgage interest rates have started to increase above 3.5%, but are still historically low, so there still should be more buyers in Gilbert looking to purchase homes in 2022.

Chandler AZ Real Estate Housing Market Report - January 2022

After reaching almost $600k ($599,992) to end 2021 with the highest average sales price of Chandler homes ever, January of 2022 started off with a slight decrease in the average sale price down to $591,901. This is the first decrease since September of last year, and only the third decrease in the average sales price of Chandler homes since December of 2020.

The average sales price per square foot has increased or remained the same for 20 straight months and is now at $278/sf in January to start off 2022. This is a $62/sf increase from the $216/sf in January of 2021.
 
The days on market for January of 2022 remained at 30, the same as it was last month in December to end 2021. Days on market has been creeping up since it reached an all-time low of 20 in August of 2021. The DOM has remained at or below 30 since February of 2021, which means that homes in Chandler are selling faster than they ever have, and most home sellers are receiving multiple offers which continues to drive prices up.

After increasing for two straight months, Chandler home sales have now decreased for four straight months, from 379 in September of 2021 down to 216 in January of 2022. The number of Chandler home sales for January is less than January of last year by -19.1%. This is the lowest number of January home sales in Chandler in at least the last four years.

After remaining the same or dropping for five consecutive months, the number of new listings in Chandler saw a nice increase in January, starting off 2022 at 288. This is a nice increase from the 218 new listings we saw in December (last month), even though new listings are still down -13.3% from January of last year. We still have a lack of homes for sale to keep up with the demand because people are staying in their homes longer, and there have not been enough new homes built to satisfy the number of buyers.

After increasing for five straight months, the number of active Chandler listings have now decreased for the third straight month, going from 475 in October of 2021 to 307 in January of 2022. This is the lowest number of active listings for January in at least the last four years. New listings in Chandler are now less than last year's January listings by -13.3%.
 
The lack of listings in Chandler continues to drive demand, and home prices higher. Median home values in Chandler have increased an average of 21.8% since January of 2021, which is almost unbelievable. Mortgage interest rates have started to increase above 3.5%, but there will still more buyers looking to purchase Chandler homes throughout 2022.
