A Look at Home Price Appreciation Through 2025

Build wealth through home equity
Home prices have increased significantly over the last year, which in turn has grown the net worth of homeowners. Appreciation and home equity are directly linked – as the value of a home increases, so does a homeowner’s equity. And with these recent gains, homeowners are witnessing their financial stability and well-being grow to record levels.

In more good news for homeowners, the most recent Home Price Expectations Survey – a survey of a national panel of over one hundred economists, real estate experts, and investment and market strategists – forecasts home prices will continue appreciating over the next five years, adding to the record amount of equity homeowners have already gained over the past year. Below are the expected year-over-year rates of home price appreciation from the report:

What Does This Mean for Homeowners?
Home prices are climbing today, and the data in the survey indicates they’ll continue to increase, but at rates that approach a more normal pace. Even still, the amount of household wealth a homeowner stands to earn going forward is substantial. This truly becomes clear when we consider a scenario using a median-priced home purchased in January of 2021 and the projected rate of appreciation on that home over the next five years. As the graph below illustrates, a homeowner could increase their net worth by a significant amount – over $93,000 dollars by 2026.

Home Price Appreciation and Home Equity
CoreLogic recently released their quarterly Homeowner Equity Insights Report, which tracks the year-over-year increases in equity. It shows an average annual gain of $33,400 per borrower over the past 12 months. In the report, Dr. Frank Nothaft, Chief Economist for CoreLogic, further explains:
“Double-digit home price growth in the past year has bolstered home equity to a record amount. The national CoreLogic Home Price Index recorded an 11.4% rise in the year through March 2021, leading to a $216,000 increase in the average amount of equity held by homeowners with a mortgage.”
The expected, sustained growth of home prices means homeowners can continue to build on the past year’s record levels of home equity – and their financial prosperity. It also presents today’s homeowners with a unique opportunity: using their growing equity for a home upgrade. With so few homes available to purchase and strong buyer demand, there may not be a better time to sell your current house and move into one that better meets your needs.

Ahwatukee AZ Real Estate Housing Market Report - June 2021

After the average sales price of homes in Ahwatukee increased to an all-time high of $597,063 last month, the average sales price dropped $16,728 in June, now sitting at $580,335.
 
After increasing for four straight months, the price per square foot of homes sold in Ahwatukee stayed the same as in May, at $249/sf. Days on market decreased 7 between April and May, but increased 1, to 23 DOM in June. Ahwatukee DOM is just one day over the all-time low, which means demand for homes in Ahwatukee is high, and homes are still selling fast.

Ahwatukee home sales for June decreased one, down to 150, after increasing the last three months. At 150 homes sold, this is just a 2.7% increase from June of 2020. I believe much of this may have to do with the COVID-19 pandemic, and home owners holding off on listing their homes for sale throughout the first part of 2020. By June of last year, the Arizona housing industry was getting back to a more normal state and you saw a 21.6% jump in Ahwatukee home sales, from 120 in May of last year to 146 in June of 2020.

Ahwatukee has now averaged right at 150 homes sales per month the last three months, and that has not been done since May - July of 2018. Even though there has been a lower than normal inventory of homes for sale, homes that are listed in Ahwatukee are obviously selling fast, and for more money.
 
The number of new listings increased to 142, after decreasing last month to 137. The number of new Ahwatukee listings is higher than in June of 2020, but still much lower than in June of 2018 and 2019. At 210, the number of active listings still remains significantly lower than in June of last year, at -22.2%. We simply need more Ahwatukee listings due to the continued high demand from buyers.
 
The lack of listings continues to drive demand and home prices higher. Median home values in Ahwatukee have increased an average of 27.9% since June of 2020, which is amazing growth. With interest rates going below 3.0% again, the demand from buyers looking to purchase should remain high in 2021.

Phoenix AZ Real Estate Housing Market Report - June 2021

The average sales price of Phoenix homes increased over $5,500 in June, reaching another new all-time high of $509,398. At the same time, the average sold price per square foot increased from $250/sf to $257/sf in June.
 
After dropping for three straight months, days on market for Phoenix homes in June remained the same as in May, at the record low of 23 DOM.

​Phoenix home sales jumped to 1,686 in June from 1,595 last month, and sales are 2.8% higher than in June of 2020. The reason 2021 sales are so similar to 2020 sales for June is because even though COVID-19 started shutting down our economy in March of 2020, June is when the Phoenix housing market opened up and rebounded (from 1,241 sales in May to 1,640 sales in June 2020) from the shut down as you can see by the chart below. Phoenix home sales are still lagging behind pre-pandemic numbers, but I think the lack of inventory is impacting sales more than anything else.

After decreasing last month, the number of new listings increased from 1,731 in May to 1,862 in June, and they are 19.6% higher than in June of last year. The number of active Phoenix listings barely increased from 2,850 to 2,950, but they are still down -15.1% from June of last year.
 
The lack of listings continues to drive demand and home prices higher, so if the number of Phoenix listings continues to be less than in previous years, expect home values in Phoenix to continue to increase.
 
With that said, median home values in Phoenix have increased an average of 25.0% since June of 2020. With interest rates remaining below around 3.0%, there will still be more buyers looking to purchase Phoenix homes in 2021.

Scottsdale AZ Real Estate Housing Market Report - June 2021

After increasing over $56,000 between April and May, and reaching an all-time high of $1,247,173, the average sales price of homes in Scottsdale decreased by $30,623, down to $1,216,550. At the same time, the average sold price per square foot decreased from $380/sf last month to $376/sf for June.
 
The days on market have decreased, or remained the same for five straight months (every month this year since January), and it decreased again in June to a new all-time low of 35 DOM.

After climbing to a high of 647 in April this year, Scottsdale home sales have decreased for the second straight month, from 630 in May down to 600 in June. Although Scottsdale home sales have recently decreased, they are still 15.4% higher than in June of 2020 (even though the housing market began to open up again starting in June of 2020) after the COVID-19 pandemic shut down the housing industry and the entire economy last March. A decrease in home sales for May is a little early in the high buying season since more homes are typically sold in May than any other time of the year. A decrease in home sales in June is more common as the high buying season begins to wind down for the year.
 
The number of new Scottsdale listings decreased for the second straight month, down from a high of 739 in April to 639 in June, but they are still 20.3% higher than in June of last year. The number of active listings decreased slightly this month from 1,285, to 1,278, and are still down -31.6% from June of last year.
 
The lack of listings continues to drive demand and home prices higher, so if the number of active Scottsdale homes for sale continues to be less than in previous years, expect home values to continue to increase.
 
With that said, median home values in Scottsdale have increased an average of 38.0% since June of 2020, which is amazing. With interest rates dropping below 3.0% again, there will still be more buyers looking to purchase a Scottsdale home in 2021.

Mesa AZ Real Estate Housing Market Report - June 2021

The average sales price of Mesa homes increased by $9,642, reaching another new all-time high of $481,1767 for June. At the same time, the price per square foot has continued to climb, increasing from $230/sf in May to $234/sf in June.
 
After increasing the last two months (from a record low of 21 days on market in March) to 23 DOM in May, June saw a decrease in DOM to a new all-time low of 20. This is extremely low, and means that homes in Mesa, AZ are selling very fast!

Mesa home sales have been fairly consistent the last three months, and remained at 664 for June, the same number of Mesa home sales as in May. However, home sales in Mesa are lower than in June of last year by -8.2%, mainly due to the COVID-19 pandemic. In January through May of 2020 the housing market stalled due to COVID-19, but by June of 2020, the housing market was getting going again, and people started buying and selling homes again (see graph below).

The number of new listings dropped for the second straight month, from 739 in April to 702 in June, but is still a 10.0% increase from June of last year. There is still a lack of inventory based on demand, and that will only help home prices continue their upward trend. The number of active listings increased from 1,062 in May to 1,108 in June, but still remains lower than last year, with -12.0% fewer Mesa homes for sale compared to June of 2020.
 
The lack of listings continues to drive demand and home prices higher. Median home values in Mesa have increased an average of 30.3% since June of 2020. With interest rates dropping below 3.0%, there still should be more buyers looking to purchase in Mesa throughout 2021.

Tempe AZ Real Estate Housing Market Report - June 2021

After May saw a drop in the average sales price of Tempe homes by over $23,000, June saw an increase of $32,647, back up to $537,614. At the same time, the average sold price per square foot increased for the fifth straight month from $264/sf to $276/sf.
 
Days on market for June remained the same as it was in May, an all-time low of 22 DOM, after increasing to 29 DOM in April.

Tempe home sales saw a nice increase up to 145 in June, the fourth increase in the last five months. With this increase, Tempe home sales are 1.4% higher than June of 2020. This is mainly due to the COVID-19 pandemic shutting down the economy last March, but by June of 2020, the housing market had already made a nice recovery. The only thing keeping Tempe from having a really good year for home sales is the lack of inventory. A low number of listings is impacting sales, especially now that we are into the high buying season.
 
The number of new listings slightly increased from 143 to 147 in June, but they are still -3.9% lower than June of last year. The number of active listings increased for the fourth straight month, from 239 to 243, but are also still down -16.8% from June of last year.
 
The lack of listings continues to drive demand and home prices higher, so if the number of listings continues to be less than in previous years, expect home values to continue to increase.
 
With that said, median home values in Tempe have increased an average of 25.0% since June of 2020. With interest rates remaining around 3.0%, there will still be more buyers looking to purchase in 2021.

Gilbert AZ Real Estate Housing Market Report - June 2021

After dropping $8,808 last month, The average sales price of Gilbert homes increased for the second straight month, this time by over $16,000, reaching a new all-time high of $597,946 for June. At the same time, the price per square foot has continued to climb for the 12th month in a row, and is now up to $249/sf.
 
After increasing last month from 16 to 19, the days on market in Gilbert remained at 19 for June. This is still extremely low, and means that homes in Gilbert are selling very fast!

Gilbert home sales increased from 440 last month to 459 for June. However, home sales in Gilbert are -17.6% lower than in June of last year. I believe much of this may have to do with the COVID-19 pandemic, and home owners holding off on listing their homes for sale throughout the first part of 2020. By June of last year, the Arizona housing industry was getting back to a more normal state, and you saw a 52.6% jump in Gilbert home sales, from 365 in May of 2020 to 557 for June of 2020.
 
The number of new listings increased to 493 after dropping to 463 in May, which is only a -0.4% difference from June of last year. There is still a lack of inventory based on demand, and that will only help home prices continue their upward trend. The number of active listings, while increasing from 654 last month to 688 in June, still remains significantly lower than last year. There are still -24.7% fewer homes for sale compared to June of 2020.
 
The lack of listings continues to drive demand and home prices higher. Median home values in Gilbert have increased an average of 40.3% since June of 2020. With interest rates still hovering around 3.0%, there should be more buyers looking to purchase throughout 2021.

Chandler AZ Real Estate Housing Market Report - June 2021

The average sales price of homes in Chandler continues to break records each month, climbing to a new all-time high of $558,660 in June, increasing over $12,000 since last month. The average sales price per square foot has increased for 12 straight months, and is now up to $257/sf from $240/sf last month (and $194/sf in July of 2020).
 
Days on market reached a new all-time low of 20, as I continue to think that it can't go much lower than it already is. This does mean that homes in Chandler are selling faster than they ever have, and most home sellers are receiving multiple offers, driving prices up.

With a total of 390 for the month, Chandler home sales are actually down 1.8% from June of last year, which is a huge turnaround from May, where home sales were up 23.4% from May of 2020. I believe the large increase in Chandler home sales you saw earlier this year compared to last year had a lot to due with the COVID-19 pandemic. However, by June, the real estate business was starting to get back to normal, and that is obviously being reflected by the fact that fewer homes were sold in June of 2021 (390) than in June of last year (397).
 
The number of new listings are also down -2.4% from June of last year, as many people continue to stay put, and there have not been enough new homes built to keep up with demand. The number of active listings remained about the same as the previous two months, at 561, but is down -22.7% overall from June of last year.
 
The lack of listings continues to drive demand, and home prices higher. Median home values in Chandler have increased an average of 30.9% since June of 2020, which is almost unbelievable. I wonder how much longer home values can continue to increase like this. With mortgage interest rates starting to increase above 3.0%, there are still more buyers looking to purchase in 2021 than there are homes for sale.
