Ahwatukee AZ Real Estate Housing Market Report - June 2021
After increasing for four straight months, the price per square foot of homes sold in Ahwatukee stayed the same as in May, at $249/sf. Days on market decreased 7 between April and May, but increased 1, to 23 DOM in June. Ahwatukee DOM is just one day over the all-time low, which means demand for homes in Ahwatukee is high, and homes are still selling fast.
Ahwatukee has now averaged right at 150 homes sales per month the last three months, and that has not been done since May - July of 2018. Even though there has been a lower than normal inventory of homes for sale, homes that are listed in Ahwatukee are obviously selling fast, and for more money.
The number of new listings increased to 142, after decreasing last month to 137. The number of new Ahwatukee listings is higher than in June of 2020, but still much lower than in June of 2018 and 2019. At 210, the number of active listings still remains significantly lower than in June of last year, at -22.2%. We simply need more Ahwatukee listings due to the continued high demand from buyers.
The lack of listings continues to drive demand and home prices higher. Median home values in Ahwatukee have increased an average of 27.9% since June of 2020, which is amazing growth. With interest rates going below 3.0% again, the demand from buyers looking to purchase should remain high in 2021.
