Ahwatukee AZ Real Estate Housing Market Report - April 2022

After increasing for sixth straight months, the average sales price of homes in Ahwatukee decreased in April. The average sales price decreased from $653,677 in March to $646,948 in April. This was the first decrease in the average sales price in Ahwatukee since September of 2021.
 
The price per square foot of Ahwatukee homes, however, has increased for the fourth straight month, going from $273/sf in December of 2021 to $301/sf in April. The average sold price per square foot of Ahwatukee homes has increased 13 times out of the last 15 months.
 
After increasing to 28 days on market last month, the Ahwatukee days on market decreased to 24 in April. Although it has increased from the all-time low of 22 DOM in August of 2021, 24 DOM is still a very low number, and it is obvious that the demand for homes in Ahwatukee remains high in 2022.

After decreasing to 78 in January, Ahwatukee home sales have increased three straight months. Home sales in Ahwatukee increased from 115 in March to 121 in April. This is the lowest number of Ahwatukee home sales in April over the last five years, other than in April of 2020 when the Covid pandemic hit the U.S. and closed down the economy. With this increase, Ahwatukee home sales are still down -18.8% from April of 2021.
 
After the number of new listings in Ahwatukee increased for three straight months, new listings dropped for the first time since December of 2021, going from 143 new listings in March to 135 in April. The number of new Ahwatukee listings are now -15.1% lower than they were in April of 2021.
 
After decreasing for three months, active listings in Ahwatukee increased for the second straight month, going from 99 in February to 140 in April. With this increase, the number of active Ahwatukee listings is still -14.1% lower than in April of 2021. It is obvious that Ahwatukee could use more listings due to the continued high demand from buyers.
 

There has been a lower-than-normal inventory of Ahwatukee homes for sale for quite some time now, and homes that are listed in Ahwatukee continue to sell very fast. Median home values in Ahwatukee have increased an average of 24.0% since April of 2021, which is amazing growth. With interest rates increasing to just above 5.25%, the demand from buyers looking to purchase homes in Ahwatukee should remain high early in 2022.

Tempe AZ Real Estate Housing Market Report - April 2022

The average sales price of Tempe homes increased for the fifth straight month, moving from $577,248 in March to $604,168 in April. This is almost a $30,000 increase in one month, giving the average sales price of Tempe homes a new all-time high.

After remaining the same in February and March, at $303/sf, the average sold price per square foot of Tempe homes increased in April to $325/sf. This is a new all-time high for the average sold price per square foot in Tempe, Arizona.
 
After increasing to 40 days on market in March, Tempe days on market decreased in April down to 23. This is the lowest days on market in April since before 2018 and shows that homes in Tempe are still selling faster than normal.

After increasing last month, Tempe home sales have decreased in April. Home sales in Tempe have decreased from 127 in March to 111 in April. With this decrease, Tempe home sales are now -15.3% lower than in April of 2021. The low number of listings continues to impact sales, even though we are into the spring when home sales in Tempe usually increase.
 
The number of new Tempe listings increased from 121 in March to 142 in April. This was the third straight increase after decreasing or remaining the same the previous five months in a row. New listings in Tempe continue to be the lowest since before 2018, and for this April they are -9.0% lower than in April of 2021.

The number of active listings dropped for the sixth straight month, from 226 in October of 2021 down to 120 in April of 2022. The number of active listings in Tempe are lower than they were in April of last year by -31.0%.
 
Active listings in Tempe are lower than they ever have been historically, and the lack of homes for sale continues to drive demand and home prices higher. We can expect home values in Tempe to continue to increase as long as the inventory remains low.
 

Median home values in Tempe have increased an average of 25.6% since April of 2021. Even with interest rates moving slightly above 5.25%, there will still be more buyers looking to purchase a home in Tempe throughout the first months of 2022.

Scottsdale AZ Real Estate Housing Market Report - April 2022

Scottsdale's average sales price continued to increase, going from $1,441,096 in March to a new all-time high of $1,498,732 in April. This is the third increase in a row after January started off the new year with a decrease in the average sales price. It is also a good sign for 2022 considering that the average sales price of Scottsdale homes had decreased in 6 out of the last 8 months prior to the increase in February.

At the same time, the average sold price per square foot for Scottsdale homes increased from $464/sf in March to $477/sf in April. The average sold price per square foot in Scottsdale has increased or remained the same in 21 out of the last 22 months.

 
After decreasing for three straight months, Scottsdale days on market slightly increased, going from 31 DOM in March to 32 DOM in April. The Scottsdale DOM was as high as 76 in January of 2021, so being at 32 DOM now is extremely low, especially for homes in this price point. The low DOM shows that homes in Scottsdale are still very much in demand, and they are selling very quickly.

Scottsdale home sales saw a decrease this month after two consecutive months of increasing home sales, going from 522 in March to 491 in April. Scottsdale home sales this April were much lower than in April of 2019 and 2021. Scottsdale home sales are now -24.1% lower than they were in April of 2021.
 
The number of new Scottsdale listings increased for the fourth straight month after decreasing for the eight months prior, going from 328 in December of 2021 to 695 in April. At 695, this is still lower than Scottsdale home sales in April of 2019, and 2021, but the numbers are inching closer. New listings this April are lower than in April of 2021 by just -6.0%.

After marginally decreasing last month, the number of active Scottsdale listings increased from 696 in March to 791 in April. Active Scottsdale listings are still down -22.1% from April of last year. This is by far the lowest inventory of homes for sale in Scottsdale since this data started being reported. For reference, active listings in February of 2000 (22 years ago) were 1,160.
 
The lack of listings continues to drive demand and continues to drive an upward trend in Scottsdale home prices. Home sales in Scottsdale are still occurring faster than ever, while home inventory is starting to increase.
 

Median home values in Scottsdale have increased an average of 27.2% since April of 2021, which is amazing. With interest rates increasing to above 5.25%, there will still be more buyers looking to purchase a Scottsdale home early in 2022.

Phoenix AZ Real Estate Housing Market Report - April 2022

After the slightest of declines last month, the average sales price of Phoenix homes increased this month, going from $580,757 in March to a new all-time high of $618,420 in April. The average sales price of Phoenix homes has increased in 11 out of the last 15 months.

The average sold price per square foot of Phoenix homes continues to increase for the fourth straight month, going from $273/sf in December of 2021 to $313/sf in April. The Phoenix average sold price per square foot has only decreased twice in the last 26 months.
 
The Phoenix days on market decreased for the third straight month after increasing for seven straight months. The days on market has dropped from 34 in January down to 25 DOM for April. The DOM to sell a home in Phoenix is still very low, considering a balanced market would expect to see an average DOM of 90.

Phoenix home sales have decreased in April, after increasing for two straight months. Home sales in Phoenix have gone from 1,558 in March to 1,489 in April. With this decrease in Phoenix homes sold, total home sales for April are down -6.2% from April of 2021.

After increasing for three months in a row, new listings in Phoenix have decreased from 1,740 in March to 1,698 in April. Since reaching a 2021 high of 1,888 new listings in June, new listings in Phoenix have decreased in six out of the last ten months. With this recent decrease, the number of new Phoenix listings are -9.6% lower than in April of last year. New listings have decreased in April in 3 out of the last 4 years.

After slightly decreasing last month, the number of active Phoenix listings increased in April. Active Phoenix listings have now increased in just two out of the last six months, going from a 2021 high in October of 2,373 down to 1,670 in April. The inventory of Phoenix homes is now down -12.4% from April of last year. The lack of listings continues to drive demand and has home prices trending higher. As long as listings continue to be less than in previous years, and demand remains high, expect home values in Phoenix to continue to increase.
 
With that said, median home values in Phoenix have increased an average of 29.0% since April of 2021. Even with interest rates moving above 5.25%, there will still be more buyers looking to purchase Phoenix homes early in 2022.

Mesa AZ Real Estate Housing Market Report - April 2022

After decreasing slightly last month, the average sales price of homes increased from $537,807 in March to a new all-time high of $552,536 in April. The average sales price of Mesa homes has now increased in 14 out of the last 17 months.

The average sales price per square foot of Mesa homes has either remained the same or has continued to climb for 28 consecutive months now. The price per square foot of Mesa homes increased from $274/sf in March to $283/sf for April. This is a significant increase of $61/sf since April of 2021.
 
After increasing for two consecutive months, the days on market for Mesa has decreased for the third straight month, going from 32 DOM in January to 23 DOM in April. The days on market is still extremely low for Mesa, and that means that homes in Mesa, AZ will still be in high demand early in 2022.

After seeing a significant increase in March, Mesa home sales saw a significant decrease in April. Home sales in Mesa went from 717 in March to 613 in April. After reaching the largest number of sales for any given month since September of 2020 in March, April's total sales are less than in 2019 and 2021. Mesa home sales this month are lower than in April of last year by -7.1%.

​After increasing last month, the number of new listings for April saw a decrease from 734 in March to 716 this month. This is the fourth out of the last five years that new listings have decreased in April. With this decrease of new listings in Mesa, they are now -3.1% lower than they were in April of last year.

There is still a lack of inventory based on demand, and that will only help home prices continue their upward trend. After decreasing for five straight months, the number of active listings in Mesa has barely increased, going from 660 last month to 662 in April.

Even though active listings in Mesa have been trending lower, the number of active listings is actually 1.5% higher than they were in April of 2021. To represent how low the overall Mesa inventory is right now, the current inventory of homes for sale is down -43.9% from April of 2020.
 

The number of listings in Mesa is extremely low, and the lack of listings continues to drive demand and home prices higher. Median home values in Mesa have increased an average of 26.2% since April of 2021. Gilbert AZ Real Estate Housing Market Report - April 2022

The average sales price of Gilbert homes has increased for the third month in a row, going from $670,758 in March to $701,955 for April, and reaching a new all-time high. Average sales prices in Gilbert have increased in 20 out of the last 24 months.

After decreasing in January, the average sold price per square foot of Gilbert homes also increased for the third straight month, going from $289/sf in March to $299/sf in April. This is just another sign that home values continue to increase, as this is the 20th increase in the last 22 months.
 
After increasing or remaining the same for 10 months, between April of 2021 and February of 2022, Gilbert days on market has declined for two straight months, going from 30 DOM in February down to 20 DOM for April. This is a sign that there seems to be no slowing down in the Gilbert housing market. The Gilbert DOM is extremely low, which means that homes in Gilbert Arizona are still selling very fast!

After increasing the last two months, home sales in Gilbert saw a significant decline, going from 444 in March to 355 in April. With this decrease, Gilbert home sales are now -19.9% lower than in April of 2021. This is the time of year when home sales typically increase as we head into the high buying season. April home sales in Gilbert are lower than they were in April of the last three years, including when we were going through the Covid-19 pandemic.
 
The number of new listings in Gilbert increased for the second straight month after decreasing in February, going from 446 in March to 456 in April. Even with the increase, this is the lowest number of new Gilbert listings in April over the past four years. The number of new Gilbert listings in April is still -10.8% lower than the number of new listings in April of last year.

There is still a lack of inventory based on demand, and that will only help home prices continue their upward trend. The number of active listings sits at 385 for April, which is the first increase in the last six months. Active listings are now 2.1% higher than in April of last year, but down 52.2% from April of 2020.
 

The lack of listings continues to drive demand and home prices higher. Median home values in Gilbert have increased an average of 33.3% since April of 2021. Mortgage interest rates have started to increase above 5.25%, but are still historically low, so there should be more buyers in Gilbert looking to purchase homes early on in 2022.

Chandler AZ Real Estate Housing Market Report - April 2022

The average sales price of Chandler homes continues to break records, growing from $583,485 in January to $643,890 in April. This is the sixth increase in the last seven months, since September of 2021.

The average sales price per square foot has increased or remained the same for 23 consecutive months and is now at $309/sf in April. This is a $69/sf increase from the $240/sf in April of 2021.
 
The days on market for April of 2022 decreased to 23 from 26 DOM in March. This is the lowest it has been since August of 2021. The DOM has remained at or below 31 since February of 2021, which means that homes in Chandler are selling faster than they ever have, and most home sellers are receiving multiple offers which continues to drive prices up.

After increasing for two straight months, Chandler home sales have decreased from 328 in March to 311 in April. The number of Chandler home sales is lower than in April of last year by -16.4%. This is the lowest number of April home sales in Chandler since 2020 when the Covid-19 pandemic first hit.

The number of new listings in Chandler saw an increase for the fourth straight month, going from 381 in March to 393 for April. With this increase new listings are still down -5.8% from April of last year. The lack of homes for sale is still not keeping up with the demand because people are staying in their homes longer, and there have not been enough new homes built to satisfy the number of buyers.

After decreasing for three straight months, the number of active Chandler listings have now increased for the third straight month, going from 313 in January to 357 in April of this year. This is the first time active listings in a month have been higher than last year. Active listings in Chandler are now greater than last year's April listings by 1.1%.
 

The lack of listings in Chandler continues to drive demand, and home prices higher. Median home values in Chandler have increased an average of 20.3% since April of 2021, which is almost unbelievable. Mortgage interest rates have increased to almost 5.50%, and the war between Russia and the Ukraine has caused inflation to really jump in the U.S., but it looks like there will still more buyers looking to purchase Chandler homes throughout the early part of 2022.
