Ahwatukee AZ Real Estate Housing Market Report - September 2021

After reaching an all-time high of $602,866 in August, the average sales price of homes in Ahwatukee dropped in September, down to $552,786.
 
The price per square foot of Ahwatukee homes has remained the same, or increased for seven consecutive months. The price per square foot of homes sold in Ahwatukee increased from $264/sf in August to $267/sf in September.
 
After dropping to 22 DOM in August, to tie the all-time low, the Ahwatukee DOM increased in September to 24 DOM. This is still a very low number, and It is obvious that the demand for homes in Ahwatukee is high, and homes are selling fast, even as we near the end of the year.

After decreasing two months in a row, Ahwatukee home sales increased by 22 from last month, from 110 in August to 132 in September. It is not typical for home sales to increase this late in the year, although we did see an increase in October of 2020 (during the COVID-19 pandemic). With the increase in home sales, Ahwatukee had 12.8% more homes sold this September than in September of 2020.
 
After dropping some in May, the number of new listings in Ahwatukee averaged at 145 between June and August. In September, we saw a drop in new Ahwatukee listings down to 139, dropping below September of 2020, but still much higher than in September of 2018 and 2019. This may be a good sign that more home owners are looking to sell as we reach the last few months of 2021.
 
After increasing to an all-time high this year of 166 in August, active listings in Ahwatukee decreased in September down to 156. This number of active Ahwatukee listings is -27.8% lower than in September of last year. We still could use more Ahwatukee listings due to the continued high demand from buyers.
 
Even though there has been a lower than normal inventory of homes for sale, homes that are listed in Ahwatukee are still selling fast. Median home values in Ahwatukee have increased an average of 13.8% since September of 2020, which is amazing growth. With interest rates remaining around 3.0%, the demand from buyers looking to purchase should remain high throughout the remainder of 2021.

Scottsdale AZ Real Estate Housing Market Report - September 2021

After increasing over $56,000 between April and May, and reaching an all-time high of $1,247,173, the average sales price of homes in Scottsdale has decreased by $141,510 over the last four months, down to $1,105,663 in September. At the same time, the average sold price per square foot increased for the second straight month, from $376/sf in August to $385/sf for September.
 
After remaining the same or decreasing for the first seven months this year, the days on market has now increased for the second straight month, up from 35 DOM in August to 40 DOM in September. Even though the days on market has been increasing, homes in Scottsdale are still selling very quickly.

Scottsdale home sales had decreased for four straight months, and dropped from 518 in July down to 480 in August, but September saw a slight uptick to 484 homes sold. July was the first month in 2021 that Scottsdale had fewer home sales than in the same month last year, and now September is the third straight month that same thing has happened. The difference in Scottsdale home sales between September of last year and this September is -10.5%.
 
The number of new Scottsdale listings decreased for the fifth straight month, down from a high of 739 in April to 545 in September, and are now lower by -27.1% than in September of last year. After increasing for the last three months, the number of active listings decreased from 1,001 in August to 959 in September, and are down -36.7% from September of last year.
 
The lack of listings continues to drive demand, but there has been a decline in Scottsdale home prices over the last several of months. Home sales are still occurring faster than ever, and inventory is down, but there has also been a decline in the number of homes being sold in Scottsdale, and that may be playing into the decline in sales prices.
 
With that said, median home values in Scottsdale have still increased an average of 17.1% since September of 2020, which is amazing. With interest rates hovering below or near 3.0%, there will still be more buyers looking to purchase a Scottsdale home the remainder of this year.

Phoenix AZ Real Estate Housing Market Report - September 2021

The average sales price of Phoenix homes increased each of the first five months in 2021. After decreasing in July and increasing last month, the average sales price of Phoenix homes decreased by just over $1,200, to $503,676 in September. At the same time, the average sold price per square foot increased from $261/sf in August to $266/sf this month.
 
After reaching a record low of 23 days on market in May and June, days on market for Phoenix homes has increased for the third straight month, and is now up to 25 DOM for September.

Phoenix home sales increased from 1,437 in August, to 1,511 in September, after decreasing the previous two months. They are only down -2.2% from September of 2020. Phoenix home sales are still lagging a little behind pre-pandemic numbers, but I think the lack of inventory is impacting sales more than anything else, even though inventory is increasing.

After reaching a high for 2021 of 1,888 in May, the number of new listings slightly decreased for the third straight month, from 1,812 in July to 1,811 in August, and down to 1,790 for September. The number of new Phoenix listings are now -6.5% lower than in September of last year. The number of active Phoenix listings increased for the sixth straight month, from 2,201 in August, to 2,262 in September, and they are now down -14.4% from September of last year.
 
The lack of listings continues to drive demand and home prices higher, so even though the number of Phoenix listings is growing, as long as they continue to be less than in previous years, expect home values in Phoenix to continue to increase.
 
With that said, median home values in Phoenix have increased an average of 19.1% since September of 2020. With interest rates remaining around 3.0%, there will still be more buyers looking to purchase Phoenix homes through the remainder of this year.

Tempe AZ Real Estate Housing Market Report - September 2021

After seeing a decrease in the average sales price of Tempe homes over the last two months, the average sales price for September increased $7,259, up to $512,219. After dropping $21,421 in July, and another $11,233 drop in August, this was a good sign heading into the Fall. At the same time, the average sold price per square foot decreased in September, from $287/sf to $277/sf, after increasing in August.
 
Days on market increased for the third straight month, up to 28 DOM in September after recording an all-time low of 22 DOM in May and 
June.

After increasing last month, Tempe home sales decreased from 136 to 125 in September. This has been a trend over the last six months, where Tempe home sales increase one month and decrease the next month. With this decrease, Tempe home sales are actually -14.4% lower than in September of 2020. The only thing keeping Tempe from having a record year for home sales is the lack of inventory. The low number of listings is impacting sales, even though we are entering the Fall months when housing sales tend to drop off.
 
The number of new listings slightly decreased from 158 in August to 153 in September, and they are -7.7% lower than in September of last year. The number of active listings has increased in five of the last seventh months, and increased from 188 last month to 211 in September. Active listings are still lower by -9.4% than in September of last year.
 
Even though active listings continue to increase, they still fall behind previous years listings. The lack of listings continues to drive demand and home prices higher, so if the number of listings continues to be less than in previous years, expect home values to continue to increase.
 
With that said, median home values in Tempe have increased an average of 23.2% since September of 2020. With interest rates remaining around 3.0%, there will still be more buyers looking to purchase for the remainder of 2021.

Mesa AZ Real Estate Housing Market Report - September 2021

After reaching a new all-time high of $501,007 for August, the average sales price of Mesa homes decreased to $491,207. This is the first time average home prices in Mesa have decreased this year, after nine straight months of seeing the average sales price of Mesa homes increase. Even though the average sales price decreased, the price per square foot has continued to climb for at least five straight months, increasing from $244/sf in August to $250/sf in September.
 
After decreasing to an all-time low of 20 days on market in June, and increasing over the last two months to 25 DOM in August, the DOM for Mesa in September decreased back down to 24. This is the seventh straight month Mesa DOM has been at or under 25, which is extremely low, and means that homes in Mesa, AZ are still selling very fast!

After increasing to 641 in August, Mesa home sales decreased to 619 in September. Home sales in Mesa are higher than in September of 2018 and 2019, but lower than last year by -14.4%. In January through May of 2020 the housing market stalled due to COVID-19, but by June of 2020, the housing market was back in business, and people started buying and selling homes again (see graph below).

The number of new listings has remained over 725 for the last seven months, even though it has decreased the last two months, down to 730 for September. This is significantly higher than in 2018 and 2019, but a -7.1% difference from September of last year.

There is still a lack of inventory based on demand, and that will only help home prices continue their upward trend. The number of active listings continues to increase from 1,263 in August to 1,278 in September. This is at least the fifth straight month that active listings in Mesa have increased. Since active listings have continued to increase, the number of active listings in Mesa is now greater than in September of 2020 by 1.6%. For the second straight month this year, there are more Mesa homes being listed for sale than compared to the same month last year.
 
The number of listings overall is still low, and the lack of listings continues to drive demand and home prices higher. Median home values in Mesa have increased an average of 24.4% since September of 2020. With interest rates remaining near 3.0%, there still should be more buyers looking to purchase in Mesa throughout the rest of this year.

Gilbert AZ Real Estate Housing Market Report - September 2021

The average sales price of Gilbert homes continues to fluctuate up and down almost every other month. After increasing by over $16,000 in June the average sales price decreased by over $16,000 in July. Then in August, it bounced back up to  new all-time high of $600,285, and in September it dropped back down to $578,926. At the same time, the price per square foot has continued to climb for the 15th month in a row, and is now up to $260/sf.
 
The days on market in Gilbert increased for the third straight month, from 19 in June, to 20 in July, to 22 in August, and now 23 DOM in September. This is the fourth increase in the last five months, but the DOM is still extremely low, and means that homes in Gilbert Arizona are still selling very fast!

After decreasing for two straight months, Gilbert home sales increased from 387 in August to 488 for September, but are still -6.7% lower than in September of last year. This is a significant increase in home sales, especially for this late in the year, and it is the highest number of home sales in a month this year. This is the time of year that home sales typically decrease due to the seasonality of home sales as we head into the Fall.
 
The number of new listings continues to fluctuate, decreasing to 433 in September after increasing to 515 in August, and decreasing to 475 in July. This is the lowest number of new listings in September over the last four years, and could be a sign that many home owners have decided to wait to sell their homes as we head into the Fall. At 433, the number of new listings is -17.8% less than the number of new listings in September of last year.

There is still a lack of inventory based on demand, and that will only help home prices continue their upward trend. The number of active listings sits at 756 for September, down from 843 in August, and is the first decrease in new Gilbert listings since May. Active listings in Gilbert still remain lower than last year, and there are still -6.7% fewer homes for sale in Gilbert compared to September of 2020.
 
The lack of listings continues to drive demand and home prices higher. Median home values in Gilbert have increased an average of 24.1% since September of 2020. With interest rates still hovering around 3.0%, there should be more buyers looking to purchase throughout the remainder of 2021.

Chandler AZ Real Estate Housing Market Report - September 2021

The average sales price of homes in Chandler finally saw a decrease for the second straight month, from an all-time high of $569,467 in July, down to $545,351 for September. The average sales price per square foot has increased or remained the same for 15 straight months, and is now at $268/sf for September. This is a $66/sf increase from the $202/sf in September 2020.
 
After decreasing to an all-time low of 20 DOM in August, the days on market increased back up to 24 for September. This is the highest the Chandler DOM has been since February of 2021. It is amazing that the DOM has continued to remain so low, which means that homes in Chandler are selling faster than they ever have, and most home sellers are receiving multiple offers, driving prices up.

Chandler home sales increased for the second straight month, from 352 in August to 379 in September, but remains less than September of last year by -3.6%. This is a huge turnaround from May, where home sales were up 23.4% from May of 2020. I believe the large increase in Chandler home sales you saw earlier this year compared to last year had a lot to due with the COVID-19 pandemic. However, by June of 2020 the real estate business was starting to get back to normal. That is obviously being reflected by the fact that fewer homes were sold in September of 2021 (379) than in September of last year (393).

The number of new listings are down -6.9% from September of last year, as many people continue to stay put, and there have not been enough new homes built to keep up with demand. At 650, the number of active listings has decreased for the second straight month, and is down -4.7% from September of last year. This is much closer to what we saw in 2020 compared to earlier in the year when the number of new listings were down close to -20.0%.
 
The lack of listings continues to drive demand, and home prices higher. Median home values in Chandler have increased an average of 23.3% since September of 2020, which is almost unbelievable. I wonder how much longer home values can continue to increase like this. With mortgage interest rates remaining around 3.0%, there are still more buyers looking to purchase in 2021 than there are homes for sale.
