The price per square foot of Ahwatukee homes has remained the same, or increased for seven consecutive months. The price per square foot of homes sold in Ahwatukee increased from $264/sf in August to $267/sf in September.
After dropping to 22 DOM in August, to tie the all-time low, the Ahwatukee DOM increased in September to 24 DOM. This is still a very low number, and It is obvious that the demand for homes in Ahwatukee is high, and homes are selling fast, even as we near the end of the year.
After dropping some in May, the number of new listings in Ahwatukee averaged at 145 between June and August. In September, we saw a drop in new Ahwatukee listings down to 139, dropping below September of 2020, but still much higher than in September of 2018 and 2019. This may be a good sign that more home owners are looking to sell as we reach the last few months of 2021.
After increasing to an all-time high this year of 166 in August, active listings in Ahwatukee decreased in September down to 156. This number of active Ahwatukee listings is -27.8% lower than in September of last year. We still could use more Ahwatukee listings due to the continued high demand from buyers.
Even though there has been a lower than normal inventory of homes for sale, homes that are listed in Ahwatukee are still selling fast. Median home values in Ahwatukee have increased an average of 13.8% since September of 2020, which is amazing growth. With interest rates remaining around 3.0%, the demand from buyers looking to purchase should remain high throughout the remainder of 2021.
