Ahwatukee AZ Real Estate Housing Market Report - July 2023

The average sales price of homes in Ahwatukee had been on a downward trend the last 3 months. This month the average sales price of Ahwatukee homes significantly increased, going from $582,410 in June to $644,695 in July.
 
After increasing last month, the price per square foot of Ahwatukee homes remained the same this month as last month at $288/sf for July. This is the 8th month out of the last 11 that the price per square foot has remained the same or has decreased.
 
After decreasing 4 months in a row, the Ahwatukee days on market increased this month, going from 34 DOM in June to 56 DOM this month. There still should be demand for homes in Ahwatukee throughout the summer as we head into the slower part of the Arizona housing market.
Ahwatukee AZ homes for sale
Ahwatukee home sales slightly decreased for the second straight month, going from 92 in May to 71 in July. Home sales typically start to decrease around this time of year, but this is the lowest number of Ahwatukee home sales in July since at least before 2018. Even with this decrease, Ahwatukee home sales are down just -4.1% from July of 2022.
 
After increasing last month, the number of new listings in Ahwatukee slightly decreased this month, going from 77 new listings in June back down to 74 in July. The number of new Ahwatukee listings are now -49.3% lower than they were in July of 2022.
 
After increasing for seven straight months, active listings in Ahwatukee have decreased the last 10 months in a row, going from 299 in September of 2022 to 120 in July this year. With this decrease, the number of active Ahwatukee listings are now -53.7% lower than in July of 2022. July inventory in Ahwatukee is now the lowest it has been since March of 2022.
 

There has been a lower-than-normal inventory of Ahwatukee homes for sale for quite some time. Homes that are listed in Ahwatukee continue to sell. Median home values in Ahwatukee have actually increased an average of 4.0% since July of 2022. This is the first increase since November of 2022.

Even with interest rates remaining around 7.0%, the demand from buyers looking to purchase homes in Ahwatukee should remain slightly higher than in a balanced market throughout the summer.

Ahwatukee AZ Real Estate Housing Market Report - June 2023

After reaching an all-time high of $701,303 in May of 2022, the average sales price of homes in Ahwatukee had fluctuated up and down but has been on a downward trend. The average sales price of Ahwatukee homes decreased for the 3rd straight month going from $632,798 in March to $582,410 in June.
 
After decreasing last month, the price per square foot of Ahwatukee homes increased this month, going from $279/sf in May to $288/sf in June. This is the 7th month out of the last 10 that there has been a decrease in the average price per square foot of Ahwatukee homes.
 
After increasing 7 months in a row, the Ahwatukee days on market dropped for the 4th straight month, going from 83 DOM in February to 34 DOM this month. There still should be demand for homes in Ahwatukee throughout the spring during the Arizona housing market busy season.

Home sales typically start to increase this time of year, but this is the lowest number of Ahwatukee home sales in June since at least before 2018. After decreasing last month, the number of new listings in Ahwatukee slightly increased this month, going from 74 new listings in May to 77 in June. The number of new Ahwatukee listings are now -54.7% lower than they were in June of 2022.
 
After increasing for seven straight months, active listings in Ahwatukee have decreased the last 9 months in a row, going from 299 in September of 2022 to 127 in June this year. With this decrease, the number of active Ahwatukee listings are now -33.9% lower than in June of 2022. June inventory in Ahwatukee is now the lowest it has been since March of 2022.
 

There has been a lower-than-normal inventory of Ahwatukee homes for sale for quite some time. Homes that are listed in Ahwatukee continue to sell. Median home values in Ahwatukee have decreased an average of -9.6% since June of 2022.

Even with interest rates remaining around 6.7%, the demand from buyers looking to purchase homes in Ahwatukee should remain slightly higher than in a balanced market throughout the spring.

Ahwatukee AZ Real Estate Housing Market Report - May 2023

After reaching an all-time high of $701,303 in May of 2022, the average sales price of homes in Ahwatukee had fluctuated up and down but has been on a downward trend. The average sales price of Ahwatukee homes decreased for the second straight month going from $632,798 in March to $608,666 in May. This is the first May since 2020 that there has been a decrease in the average sales price of homes in Ahwatukee.
 
After increasing last month, the price per square foot of Ahwatukee homes decreased this month, going from $281/sf in April to $279/sf in May. This is the 7th month out of the last 10 that there has been a decrease in the average price per square foot of Ahwatukee homes.
 
After increasing 7 months in a row, the Ahwatukee days on market dropped for the 3rd straight month, going from 83 DOM in February to 51 DOM this month. There still should be demand for homes in Ahwatukee throughout the spring during the Arizona housing market busy season.

After decreasing the last two months Ahwatukee home sales increased this month, going from 75 in April to 92 in May. Home sales typically start to increase this time of year, but this is the lowest number of Ahwatukee home sales in May since at least before 2018. With this increase, Ahwatukee home sales are down -14.8% from May of 2022.
 
After increasing the last two months, the number of new listings in Ahwatukee decreased this month, going from 89 new listings in April to 74 in May. The number of new Ahwatukee listings are now -41.3% lower than they were in April of 2022.
 
After increasing for seven straight months, active listings in Ahwatukee have decreased the last 8 months, going from 299 in September of 2022 to 136 in May this year. With this decrease, the number of active Ahwatukee listings are now -9.9% lower than in May of 2022. May inventory in Ahwatukee is now the lowest it has been since March of 2022.
 

There has been a lower-than-normal inventory of Ahwatukee homes for sale for quite some time. Homes that are listed in Ahwatukee continue to sell. Median home values in Ahwatukee have decreased an average of -5.2% since May of 2022.

Even with interest rates remaining around 6.50%, the demand from buyers looking to purchase homes in Ahwatukee should remain slightly higher than in a balanced market throughout the spring.

Ahwatukee AZ Real Estate Housing Market Report - April 2023

After reaching an all-time high of $701,303 in May, the average sales price of homes in Ahwatukee had fluctuated up and down but has been on a downward trend. The average sales price of Ahwatukee homes decreased from $632,798 in March to $621,951 in April. This is the 4th year in a row that the average sales price in April has increased.
 
After decreasing last month, the price per square foot of Ahwatukee homes increased this month, going from $270/sf in March to $281/sf in April. This is the highest it has been since December of 2022.
 
After increasing 7 months in a row, the Ahwatukee days on market dropped for the second straight month, going from 83 DOM in February to 54 DOM this month. There still should be demand for homes in Ahwatukee throughout the spring during the Arizona housing market busy season.

After increasing the last two months Ahwatukee home sales decreased this month, going from 82 in March to 75 in April. Home sales typically start to increase this time of year, but this is the lowest number of Ahwatukee home sales in April since at least before 2018. With this decrease Ahwatukee home sales are down -38.0% from April of 2022.
 
After decreasing in February, the number of new listings in Ahwatukee increased for the second straight month, going from 64 new listings in February to 88 in April. The number of new Ahwatukee listings are now -34.8% lower than they were in April of 2022.
 
After increasing for seven straight months, active listings in Ahwatukee have decreased the last 7 months, going from 299 in September of 2022 to 146 in April. With this decrease, the number of active Ahwatukee listings are still 3.5% higher than in April of 2022. April listings in Ahwatukee are now almost back down to where they were when the housing inventory started increasing back in April of 2022.
 

There has been a lower-than-normal inventory of Ahwatukee homes for sale for quite some time. Homes that are listed in Ahwatukee continue to sell. Median home values in Ahwatukee have decreased an average of -11.7% since April of 2022.

Ahwatukee AZ Real Estate Housing Market Report - March 2023

After reaching an all-time high of $701,303 in May, the average sales price of homes in Ahwatukee had fluctuated up and down, but most recently saw a significant increase this month. The average sales price of Ahwatukee homes increased from $522,575 in February to $632,870 in March. This is the 5th year in a row that the average sales price in March has increased.
 
After increasing last month, the price per square foot of Ahwatukee homes decreased this month, going from $272/sf in February to $270/sf in March. This is back to where it started in January, and the lowest it has been since October of 2021. 
 
After increasing 7 months in a row, the Ahwatukee days on market dropped, going from 83 DOM in February to 63 DOM this month. There should still be some demand for homes in Ahwatukee throughout the spring as the Arizona housing market ramps up for the busy season.

After decreasing in December and January, Ahwatukee home sales have now increased the last two months, going from 51 in January to 81 in March. Home sales typically start to increase this time of year, but this is the lowest number of Ahwatukee home sales in March since at least before 2018. Even with this increase, Ahwatukee home sales are down -29.6% from March of 2022.
 
After decreasing last month, the number of new listings in Ahwatukee increased this month, going from 64 new listings in February to 82 in March. The number of new Ahwatukee listings are now -42.7% lower than they were in March of 2022.
 
After increasing for seven straight months, active listings in Ahwatukee have decreased the last 6 months, going from 299 in September of 2022 to 145 in March. With this decrease, the number of active Ahwatukee listings are still 29.5% higher than in March of 2022. March listings in Ahwatukee are now almost back down to where they were when inventory started increasing back in April of 2022.

Ahwatukee AZ Real Estate Housing Market Report - February 2023

After reaching an all-time high of $701,303 in May, the average sales price of homes in Ahwatukee had fluctuated up and down, but most recently decreased this last month. The average sales price of Ahwatukee homes decreased from $563,061 in January to $520,893 in February. This is the first February in the last 5 years that the average sales price in Ahwatukee has decreased.
 
After decreasing the last four months, the price per square foot of Ahwatukee homes has now increased this month, going from $270/sf in January up to $273/sf in February.
 
After increasing 6 months in a row, the Ahwatukee days on market went unchanged between January and February, remaining at 81 DOM this month. Ahwatukee DOM has almost tripled in the last 7 months. There should still be some demand for homes in Ahwatukee as we head into the spring as the Arizona housing market ramps up for the busy season.
Ahwatukee AZ homes for sale
After decreasing the last two months, Ahwatukee home sales have increased this month, going from 51 in January to 73 in February. Home sales typically start to increase this time of year, but this is the lowest number of Ahwatukee home sales in February over at least the last 6 years. Even with this increase, Ahwatukee home sales are down -28.4% from February of 2022.
 
After increasing last month, the number of new listings in Ahwatukee slightly decreased this month, going from 67 new listings in January to 63 in February. The number of new Ahwatukee listings are now -40.0% lower than they were in February of 2022.
 
After increasing for seven straight months, active listings in Ahwatukee have decreased the last 5 months, going from 299 in September to 172 in February. With this decrease, the number of active Ahwatukee listings are still 73.7% higher than in February of 2022. February listings in Ahwatukee are greater than they have been over the last two years.
 

There has been a lower-than-normal inventory of Ahwatukee homes for sale for quite some time. Homes that are listed in Ahwatukee continue to sell, but you can see it has been taking longer each month since July. Median home values in Ahwatukee have now decreased an average of -15.7% since February of 2022.

Even with interest rates remaining just below 7.0%, the demand from buyers looking to purchase homes in Ahwatukee should remain slightly higher than in a balanced market as we head into the spring. Sales are slowing and fewer people are listing their homes while inflation continues.

Ahwatukee AZ Real Estate Housing Market Report - January 2023

​After reaching an all-time high of $701,303 in May, the average sales price of homes in Ahwatukee had fluctuated up and down, but increased to begin the new year. The average sales price of Ahwatukee homes went from a new all-time low for 2022 of $531,644 in December to $563,061 in January. This is the first year since 2019 that the average sales price in Ahwatukee has decreased in January.
 
After increasing for the first six months of this year, the price per square foot of Ahwatukee homes has now decreased in 6 of the last 7 months, dropping from a high of $321/sf in June back down to $270/sf in January of 2023.
 
The Ahwatukee days on market has increased 6 months in a row, going from 28 DOM in July to 81 DOM in January. Ahwatukee DOM has almost tripled in the last 6 months. There should still be some demand for homes in Ahwatukee as we begin 2023, but this is typically the slowest part of the season for the Arizona housing market.

After increasing in November, Ahwatukee home sales have declined the last two months, going from 66 in November to 51 in January to start the new year. Home sales typically start to decline this time of year, but this is the lowest number of home sales in January over at least the last 6 years. With this decrease, Ahwatukee home sales are down -34.6% from January of 2022.
 
After decreasing three straight months, the number of new listings in Ahwatukee increased this month, going from 51 new listings in December to 67 in January. The number of new Ahwatukee listings are now -31.6% lower than they were in January of 2022.
 
After increasing for seven straight months, active listings in Ahwatukee have decreased the last 4 months, going from 299 in September to 179 in January. With this decrease, the number of active Ahwatukee listings is still 75.5% higher than in January of 2022. January listings in Ahwatukee are greater than they have been over the last two years.
 

There has been a lower-than-normal inventory of Ahwatukee homes for sale for quite some time. Homes that are listed in Ahwatukee continue to sell, but you can see it has been taking longer each month since July. Median home values in Ahwatukee have now decreased an average of -1.9% since January of 2022.

Even with interest rates remaining around 6.5%, the demand from buyers looking to purchase homes in Ahwatukee should remain slightly higher than in a balanced market as we begin 2023. Sales are slowing and fewer people are listing their homes while inflation continues.

Ahwatukee AZ Real Estate Housing Market Report - December 2022

After reaching an all-time high of $701,303 in May, the average sales price of homes in Ahwatukee had fluctuated up and down but has decreased for two straight months to end the year. The average sales price of Ahwatukee homes has reached a new all-time low for 2022 of $531,644 in December. This is the first year since 2019 that the average sales price in Ahwatukee has decreased in December.
 
After increasing for the first six months of this year, the price per square foot of Ahwatukee homes has now decreased in five of the last six months, dropping from a high of $321/sf in June back down to $273/sf in December.
 
The Ahwatukee days on market has increased five months in a row, going from 28 DOM in July to 70 DOM in December. Ahwatukee DOM has more than tripled in the last six months. There should still be some demand for homes in Ahwatukee as we head into 2023, but this is typically the slowest part of the season for the Arizona housing market.

After increasing in September, the number of new listings in Ahwatukee has now decreased for the third straight month, going from 116 new listings in September to 51 this month. The number of new Ahwatukee listings are now -28.2% lower than they were in December of 2021. This is now the lowest number of new listings in Ahwatukee over the last five years.
 
After increasing for seven straight months, active listings in Ahwatukee have decreased the last three months, going from 299 in September to 203 in December. With this decrease, the number of active Ahwatukee listings is still 51.5% higher than in December of 2021. December listings in Ahwatukee are greater than they have been in December since 2019.
 

There has been a lower-than-normal inventory of Ahwatukee homes for sale for quite some time. Homes that are listed in Ahwatukee continue to sell, but you can see it has been taking longer each month since July. Median home values in Ahwatukee have now decreased an average of -10.9% since December of 2021.

Even with interest rates remaining around 6.5%, the demand from buyers looking to purchase homes in Ahwatukee should remain slightly higher than in a balanced market as we head into 2023. Sales are slowing and fewer people are listing their homes while inflation continues.

Ahwatukee AZ Real Estate Housing Market Report - November 2022

After reaching an all-time high of $701,303 in May, the average sales price of homes in Ahwatukee has fluctuated up and down and has now reached a new all-time low for 2022 of $581,428 in November.
 
After increasing for the first six months of this year, the price per square foot of Ahwatukee homes has now decreased in four of the last five months, dropping from a high of $321/sf in June back down to $285/sf in November.
 
The Ahwatukee days on market has increased four months in a row, going from 28 DOM in July to 64 DOM in November. Although it has increased from the all-time low of 22 DOM in August of 2021, 64 DOM is still a low number. There should still be some demand for homes in Ahwatukee as we head into the winter months, which is the slower season for the Arizona housing market each year.

Home sales usually start to decline this time of year, and even with the increase, this is the lowest number of home sales in November for at least the last five years. With this increase, Ahwatukee home sales are still down -38.9% from November of 2021.
 
After increasing in September, the number of new listings in Ahwatukee has now decreased for the second straight month, going from 116 new listings in September to 59 this month. The number of new Ahwatukee listings are now -54.3% lower than they were in November of 2021. This is now the lowest number of new listings over the last five years.
 
After increasing for seven straight months, active listings in Ahwatukee have decreased the last two months, going from 299 in September to 252 in November. With this decrease, the number of active Ahwatukee listings is 38.5% higher than in November of 2021. Ahwatukee monthly listings in November are greater than November in previous years since November of 2018.
 

There has been a lower-than-normal inventory of Ahwatukee homes for sale for quite some time, but inventory has rapidly increased in the last seven months, although it has dropped over the last two months. Homes that are listed in Ahwatukee continue to sell, but you can see it slowing down. Median home values in Ahwatukee have increased an average of 1.8% since November of 2021. Even with interest rates remaining around 6.5%, the demand from buyers looking to purchase homes in Ahwatukee should remain higher than usual as we head into the winter, but it is slowing as fewer people are listing their homes and inflation continues.

Ahwatukee AZ Real Estate Housing Market Report - October 2022

After reaching an all-time high of $701,303 in May, the average sales price of homes in Ahwatukee has fluctuated up and down, from a low of $599,709 in September to $662,107 for October.
 
After increasing for the first six months of this year, the price per square foot of Ahwatukee homes has also fluctuated up and down, increasing again in September to $290/sf, and then dropping back down to $288/sf in October. Despite this decrease the average sold price per square foot of Ahwatukee homes has increased 16 times out of the last 21 months.
 
The Ahwatukee days on market has increased three months in a row, going from 28 DOM in July to 55 DOM in October. Although it has increased from the all-time low of 22 DOM in August of 2021, 55 DOM is still a lower number. There should still be a demand for homes in Ahwatukee as we head into the winter months, which is the slower season for the Arizona housing market.

The number of new Ahwatukee listings are now -40.7% lower than they were in October of 2021. This is the lowest number of new listings this year, and for the month of October since before 2018.
 
After increasing for seven straight months, active listings in Ahwatukee have decreased in October, going from 299 in September to 277 in October. With this decrease, the number of active Ahwatukee listings is 54.7% higher than in October of 2021. Ahwatukee monthly listings in October are greater than October in previous years going all the way back to 2018.
 

There has been a lower-than-normal inventory of Ahwatukee homes for sale for quite some time, but inventory has rapidly increased in the last eight months. Homes that are listed in Ahwatukee continue to sell fast, but you can see it slowing down. Median home values in Ahwatukee have increased an average of 13.0% since October of 2021. Even with interest rates rising above 7.0%, the demand from buyers looking to purchase homes in Ahwatukee should remain higher than usual as we head into the winter, but it is slowing as inventory rises and inflation continues.
