Ahwatukee AZ Real Estate Housing Market Report - January 2023

​After reaching an all-time high of $701,303 in May, the average sales price of homes in Ahwatukee had fluctuated up and down, but increased to begin the new year. The average sales price of Ahwatukee homes went from a new all-time low for 2022 of $531,644 in December to $563,061 in January. This is the first year since 2019 that the average sales price in Ahwatukee has decreased in January.
 
After increasing for the first six months of this year, the price per square foot of Ahwatukee homes has now decreased in 6 of the last 7 months, dropping from a high of $321/sf in June back down to $270/sf in January of 2023.
 
The Ahwatukee days on market has increased 6 months in a row, going from 28 DOM in July to 81 DOM in January. Ahwatukee DOM has almost tripled in the last 6 months. There should still be some demand for homes in Ahwatukee as we begin 2023, but this is typically the slowest part of the season for the Arizona housing market.
Ahwatukee AZ homes for sale
After increasing in November, Ahwatukee home sales have declined the last two months, going from 66 in November to 51 in January to start the new year. Home sales typically start to decline this time of year, but this is the lowest number of home sales in January over at least the last 6 years. With this decrease, Ahwatukee home sales are down -34.6% from January of 2022.
 
After decreasing three straight months, the number of new listings in Ahwatukee increased this month, going from 51 new listings in December to 67 in January. The number of new Ahwatukee listings are now -31.6% lower than they were in January of 2022.
 
After increasing for seven straight months, active listings in Ahwatukee have decreased the last 4 months, going from 299 in September to 179 in January. With this decrease, the number of active Ahwatukee listings is still 75.5% higher than in January of 2022. January listings in Ahwatukee are greater than they have been over the last two years.
 

There has been a lower-than-normal inventory of Ahwatukee homes for sale for quite some time. Homes that are listed in Ahwatukee continue to sell, but you can see it has been taking longer each month since July. Median home values in Ahwatukee have now decreased an average of -1.9% since January of 2022.

Even with interest rates remaining around 6.5%, the demand from buyers looking to purchase homes in Ahwatukee should remain slightly higher than in a balanced market as we begin 2023. Sales are slowing and fewer people are listing their homes while inflation continues.

Ahwatukee AZ Real Estate Housing Market Report - December 2022

After reaching an all-time high of $701,303 in May, the average sales price of homes in Ahwatukee had fluctuated up and down but has decreased for two straight months to end the year. The average sales price of Ahwatukee homes has reached a new all-time low for 2022 of $531,644 in December. This is the first year since 2019 that the average sales price in Ahwatukee has decreased in December.
 
After increasing for the first six months of this year, the price per square foot of Ahwatukee homes has now decreased in five of the last six months, dropping from a high of $321/sf in June back down to $273/sf in December.
 
The Ahwatukee days on market has increased five months in a row, going from 28 DOM in July to 70 DOM in December. Ahwatukee DOM has more than tripled in the last six months. There should still be some demand for homes in Ahwatukee as we head into 2023, but this is typically the slowest part of the season for the Arizona housing market.

Home sales typically start to decline this time of year, but this is the lowest number of home sales in December for at least the last five years. With this decrease, Ahwatukee home sales are down -60.1% from December of 2021.
 
After increasing in September, the number of new listings in Ahwatukee has now decreased for the third straight month, going from 116 new listings in September to 51 this month. The number of new Ahwatukee listings are now -28.2% lower than they were in December of 2021. This is now the lowest number of new listings in Ahwatukee over the last five years.
 
After increasing for seven straight months, active listings in Ahwatukee have decreased the last three months, going from 299 in September to 203 in December. With this decrease, the number of active Ahwatukee listings is still 51.5% higher than in December of 2021. December listings in Ahwatukee are greater than they have been in December since 2019.
 

There has been a lower-than-normal inventory of Ahwatukee homes for sale for quite some time. Homes that are listed in Ahwatukee continue to sell, but you can see it has been taking longer each month since July. Median home values in Ahwatukee have now decreased an average of -10.9% since December of 2021.

Even with interest rates remaining around 6.5%, the demand from buyers looking to purchase homes in Ahwatukee should remain slightly higher than in a balanced market as we head into 2023. Sales are slowing and fewer people are listing their homes while inflation continues.

Ahwatukee AZ Real Estate Housing Market Report - November 2022

After reaching an all-time high of $701,303 in May, the average sales price of homes in Ahwatukee has fluctuated up and down and has now reached a new all-time low for 2022 of $581,428 in November.
 
After increasing for the first six months of this year, the price per square foot of Ahwatukee homes has now decreased in four of the last five months, dropping from a high of $321/sf in June back down to $285/sf in November.
 
The Ahwatukee days on market has increased four months in a row, going from 28 DOM in July to 64 DOM in November. Although it has increased from the all-time low of 22 DOM in August of 2021, 64 DOM is still a low number. There should still be some demand for homes in Ahwatukee as we head into the winter months, which is the slower season for the Arizona housing market each year.

After decreasing last month, Ahwatukee home sales increased in November, going from 62 in October to 66 this month. Home sales usually start to decline this time of year, and even with the increase, this is the lowest number of home sales in November for at least the last five years. With this increase, Ahwatukee home sales are still down -38.9% from November of 2021.
 
After increasing in September, the number of new listings in Ahwatukee has now decreased for the second straight month, going from 116 new listings in September to 59 this month. The number of new Ahwatukee listings are now -54.3% lower than they were in November of 2021. This is now the lowest number of new listings over the last five years.
 
After increasing for seven straight months, active listings in Ahwatukee have decreased the last two months, going from 299 in September to 252 in November. With this decrease, the number of active Ahwatukee listings is 38.5% higher than in November of 2021. Ahwatukee monthly listings in November are greater than November in previous years since November of 2018.
 

There has been a lower-than-normal inventory of Ahwatukee homes for sale for quite some time, but inventory has rapidly increased in the last seven months, although it has dropped over the last two months. Homes that are listed in Ahwatukee continue to sell, but you can see it slowing down. Median home values in Ahwatukee have increased an average of 1.8% since November of 2021. Even with interest rates remaining around 6.5%, the demand from buyers looking to purchase homes in Ahwatukee should remain higher than usual as we head into the winter, but it is slowing as fewer people are listing their homes and inflation continues.

Ahwatukee AZ Real Estate Housing Market Report - October 2022

After reaching an all-time high of $701,303 in May, the average sales price of homes in Ahwatukee has fluctuated up and down, from a low of $599,709 in September to $662,107 for October.
 
After increasing for the first six months of this year, the price per square foot of Ahwatukee homes has also fluctuated up and down, increasing again in September to $290/sf, and then dropping back down to $288/sf in October. Despite this decrease the average sold price per square foot of Ahwatukee homes has increased 16 times out of the last 21 months.
 
The Ahwatukee days on market has increased three months in a row, going from 28 DOM in July to 55 DOM in October. Although it has increased from the all-time low of 22 DOM in August of 2021, 55 DOM is still a lower number. There should still be a demand for homes in Ahwatukee as we head into the winter months, which is the slower season for the Arizona housing market.

After also increasing last month, the number of new listings in Ahwatukee decreased in October, going from 116 new listings in September to 86 this month. The number of new Ahwatukee listings are now -40.7% lower than they were in October of 2021. This is the lowest number of new listings this year, and for the month of October since before 2018.
 
After increasing for seven straight months, active listings in Ahwatukee have decreased in October, going from 299 in September to 277 in October. With this decrease, the number of active Ahwatukee listings is 54.7% higher than in October of 2021. Ahwatukee monthly listings in October are greater than October in previous years going all the way back to 2018.
 

There has been a lower-than-normal inventory of Ahwatukee homes for sale for quite some time, but inventory has rapidly increased in the last eight months. Homes that are listed in Ahwatukee continue to sell fast, but you can see it slowing down. Median home values in Ahwatukee have increased an average of 13.0% since October of 2021. Even with interest rates rising above 7.0%, the demand from buyers looking to purchase homes in Ahwatukee should remain higher than usual as we head into the winter, but it is slowing as inventory rises and inflation continues.

Ahwatukee AZ Real Estate Housing Market Report - September 2022

After reaching an all-time high of $701,303 in May, the average sales price of homes in Ahwatukee decreased for two months in a row, increased to $636,529 in August, and has now decreased to $599,579 for September.
 
After increasing for six straight months, the price per square foot of Ahwatukee homes decreased for two months in a row, but has now increased again in September to $290/sf. With this increase the average sold price per square foot of Ahwatukee homes has increased 16 times out of the last 20 months.
 
The Ahwatukee days on market has increased two months in a row, going from 28 DOM in July to 50 DOM in September. Although it has increased from the all-time low of 22 DOM in August of 2021, 50 DOM is still a low number. There should still be a demand for homes in Ahwatukee as we head into the fall, which is the slower season for the Arizona housing market.

After decreasing for four months, Ahwatukee home sales have increased in September, going from 64 in August to 79 this month. Home sales usually start to decline this time of year. With this increase, Ahwatukee home sales are now down -40.2% from September of 2021.
 
After decreasing for the second month in a row, the number of new listings in Ahwatukee increased in September, going from 107 new listings in August to 116 this month. The number of new Ahwatukee listings are now -16.5% lower than they were in September of 2021. This is the lowest number of September listings in Ahwatukee since 2019.
 
After decreasing for three months, active listings in Ahwatukee have now increased for the seventh straight month, going from 99 in February to 299 in September (more than tripling). With this increase, the number of active Ahwatukee listings is 88.1% higher than in September of 2021. It is the fourth straight month that Ahwatukee monthly listings have been greater than that same month in the previous year.

Ahwatukee AZ Real Estate Housing Market Report - August 2022

After reaching an all-time high of $701,303 in May, the average sales price of homes in Ahwatukee decreased two months in a row. This month the average sales price of homes in Ahwatukee has increased back up to $636,529 from $612,860 in July.
 
After increasing for six straight months, the price per square foot of Ahwatukee homes has decreased for two months in a row, going from $321/sf in June to $288/sf in August. Even with this decrease the average sold price per square foot of Ahwatukee homes has increased 15 times out of the last 19 months.
 
After decreasing last month, the Ahwatukee days on market has increased from 28 DOM in July to 38 DOM in August. Although it has increased from the all-time low of 22 DOM in August of 2021, 38 DOM is still a very low number. There should still be a demand for homes in Ahwatukee as we head into the fall and the slower season for the housing market.

After increasing for three months, Ahwatukee home sales have decreased for the fourth straight month. Home sales in Ahwatukee have decreased from 121 in April to 64 in August. This ties for the lowest number of Ahwatukee home sales in the last five years (January of 2019). With this decrease, Ahwatukee home sales are now down -42.3% from August of 2021.
 
After increasing last month, the number of new listings in Ahwatukee decreased for the second month in a row, going from 170 new listings in June to 106 this month. The number of new Ahwatukee listings are now -26.9% lower than they were in August of 2021. This is the lowest number of August listings in Ahwatukee since before 2018.
 
After decreasing for three months, active listings in Ahwatukee have now increased for the sixth straight month, going from 99 in February to 282 in August (almost tripling). With this increase, the number of active Ahwatukee listings is 67.9% higher than in August of 2021. It is the third straight month that Ahwatukee monthly listings have been greater than that same month in the previous year.

Ahwatukee AZ Real Estate Housing Market Report - July 2022

After increasing in May, the average sales price of homes in Ahwatukee has decreased the last two months. This is the third decrease in the last four months. The average sales price decreased from an all-time high of $701,303 in May to $612,860 in July.
 
After increasing for six straight months, the price per square foot of Ahwatukee homes has decreased, going from $321/sf in June to $311/sf in July. Even with this decrease the average sold price per square foot of Ahwatukee homes has increased 15 times out of the last 18 months.
 
After increasing for two straight months, the Ahwatukee days on market has decreased from 29 DOM in June to 28 DOM in July. Although it has increased from the all-time low of 22 DOM in August of 2021, 28 DOM is still a very low number, and it is obvious that the demand for homes in Ahwatukee remains high in 2022.

After increasing for three months, Ahwatukee home sales have decreased for the third straight month. Home sales in Ahwatukee have decreased from 121 in April to 74 in July. This is the lowest number of Ahwatukee home sales in July over the last five years, and the lowest monthly sales since January of 2019. With this decrease, Ahwatukee home sales are now down -39.3% from July of 2021.
 
After increasing last month, the number of new listings in Ahwatukee decreased in July, going from 170 new listings in June to 146 this month. The number of new Ahwatukee listings are now just 1.4% higher than they were in July of 2021. This is the second straight month that listings in a month have been greater than the same month the previous year.
 
After decreasing for three months, active listings in Ahwatukee have now increased for the fifth straight month, going from 99 in February to 257 in July (more than doubling). With this increase, the number of active Ahwatukee listings is 81.0% higher than in July of 2021. It is the second straight month that Ahwatukee monthly listings have been greater than that same month in the previous year.
 

There has been a lower-than-normal inventory of Ahwatukee homes for sale for quite some time, but inventory is increasing. Homes that are listed in Ahwatukee continue to sell very fast. Median home values in Ahwatukee have increased an average of 5.3% since July of 2021. With interest rates around 5.5%, the demand from buyers looking to purchase homes in Ahwatukee should remain high through the remainder of 2022.

Ahwatukee AZ Real Estate Housing Market Report - June 2022

After increasing last month, the average sales price of homes in Ahwatukee decreased in June. This is the second decrease in the last three months. The average sales price decreased from an all-time high of $701,303 in May to $662,898 in June.
 
The price per square foot of Ahwatukee homes, however, has increased for the sixth straight month, going from $273/sf in December of 2021 to $321/sf in June. The average sold price per square foot of Ahwatukee homes has increased 15 times out of the last 17 months.
 
After decreasing to 24 days on market in April, the Ahwatukee days on market has increased two straight months up to 29 DOM in June. Although it has increased from the all-time low of 22 DOM in August of 2021, 29 DOM is still a very low number, and it is obvious that the demand for homes in Ahwatukee remains high in 2022.

This is the lowest number of Ahwatukee home sales in June over the last five years. With this decrease, Ahwatukee home sales are now down -35.8% from June of 2021.
 
After decreasing for two straight months, the number of new listings in Ahwatukee increased in June, going from 126 new listings in May to 170 this month. The number of new Ahwatukee listings are now 17.2% higher than they were in June of 2021. This is the first time since November of 2021 that new listings in a month have been greater than the previous year.
 
After decreasing for three months, active listings in Ahwatukee have now increased for the fourth straight month, going from 99 in February to 192 in June (almost doubling). With this increase, the number of active Ahwatukee listings is 29.7% higher than in June of 2021. It is first time that Ahwatukee monthly listings have been greater than that same month in the previous year since February of 2019.

Ahwatukee AZ Real Estate Housing Market Report - May 2022

After decreasing last month, the average sales price of homes in Ahwatukee greatly increased in May. The average sales price increased from $646,948 in April to $701,285 in May. This was the largest increase in the average sales price in Ahwatukee since March of 2021.
 
The price per square foot of Ahwatukee homes, however, has increased for the fifth straight month, going from $273/sf in December of 2021 to $313/sf in May. The average sold price per square foot of Ahwatukee homes has increased 14 times out of the last 16 months.
 
After decreasing to 24 days on market last month, the Ahwatukee days on market increased to 27 in May. Although it has increased from the all-time low of 22 DOM in August of 2021, 27 DOM is still a very low number, and it is obvious that the demand for homes in Ahwatukee remains high in 2022.

After the number of new listings in Ahwatukee increased for three straight months, new listings have dropped for the second straight month, going from 143 new listings in March to 126 in May. The number of new Ahwatukee listings are now -8.0% lower than they were in May of 2021.
 
After decreasing for three months, active listings in Ahwatukee have now increased for the third straight month, going from 99 in February to 150 in May. With this increase, the number of active Ahwatukee listings is still -2.6% lower than in May of 2021. It is obvious that Ahwatukee could use more listings due to the continued high demand from buyers.
 

There has been a lower-than-normal inventory of Ahwatukee homes for sale for quite some time now, and homes that are listed in Ahwatukee continue to sell very fast. Median home values in Ahwatukee have increased an average of 27.6% since May of 2021, which is amazing growth. With interest rates increasing to just above 5.25%, the demand from buyers looking to purchase homes in Ahwatukee should remain high into the summer of 2022.

Ahwatukee AZ Real Estate Housing Market Report - April 2022

After increasing for sixth straight months, the average sales price of homes in Ahwatukee decreased in April. The average sales price decreased from $653,677 in March to $646,948 in April. This was the first decrease in the average sales price in Ahwatukee since September of 2021.
 
The price per square foot of Ahwatukee homes, however, has increased for the fourth straight month, going from $273/sf in December of 2021 to $301/sf in April. The average sold price per square foot of Ahwatukee homes has increased 13 times out of the last 15 months.
 
After increasing to 28 days on market last month, the Ahwatukee days on market decreased to 24 in April. Although it has increased from the all-time low of 22 DOM in August of 2021, 24 DOM is still a very low number, and it is obvious that the demand for homes in Ahwatukee remains high in 2022.

After decreasing to 78 in January, Ahwatukee home sales have increased three straight months. Home sales in Ahwatukee increased from 115 in March to 121 in April. This is the lowest number of Ahwatukee home sales in April over the last five years, other than in April of 2020 when the Covid pandemic hit the U.S. and closed down the economy. With this increase, Ahwatukee home sales are still down -18.8% from April of 2021.
 
After the number of new listings in Ahwatukee increased for three straight months, new listings dropped for the first time since December of 2021, going from 143 new listings in March to 135 in April. The number of new Ahwatukee listings are now -15.1% lower than they were in April of 2021.
 
After decreasing for three months, active listings in Ahwatukee increased for the second straight month, going from 99 in February to 140 in April. With this increase, the number of active Ahwatukee listings is still -14.1% lower than in April of 2021. It is obvious that Ahwatukee could use more listings due to the continued high demand from buyers.
 

There has been a lower-than-normal inventory of Ahwatukee homes for sale for quite some time now, and homes that are listed in Ahwatukee continue to sell very fast. Median home values in Ahwatukee have increased an average of 24.0% since April of 2021, which is amazing growth. With interest rates increasing to just above 5.25%, the demand from buyers looking to purchase homes in Ahwatukee should remain high early in 2022.
