Scottsdale AZ Real Estate Housing Market Report - April 2023

After decreasing last month, the average sales price of Scottsdale homes saw an increase this month, going from $1,346,171 in March, to $1,392,839 in April. The average sales price of Scottsdale homes has fluctuated up and down every other month so far this year.

After decreasing last month, the average price of Scottsdale homes per square foot has increased this month, going from $436/sf in March to $445/sf in April. The average sold price per square foot in Scottsdale has only increased in 3 out of the last 10 months.

 
After remaining exactly the same in February and March, Scottsdale days on market decreased in April, going from 77 DOM last month to 71 DOM this month. Inventory remains low, reducing the number of homes sold.
Scottsdale AZ homes for sale
After increasing the last 2 months, Scottsdale home sales have decreased this month. Scottsdale home sales have gone from 425 in March to 323 in April. Scottsdale home sales are now -34.2% lower than they were in April of 2022.
 
The number of new Scottsdale listings has decreased this month after slightly increasing last month. New Scottsdale listings went from 497 in March to 479 this month. This is usually the time of year we see an increase in new listings as we are in the busy housing market season. With this decrease new listings this month are lower than the number of new Scottsdale listings last April by -31.7%.

The number of active Scottsdale listings has decreased for the second month in a row, going from 1,461 in February to 1,407 in April. Active Scottsdale listings have remained fairly steady since July of 2022, and are now 71.8% higher than in April of last year.
 
Listings are still low overall and continue to drive demand. Many Scottsdale homeowners do not want to list their homes and give up those low mortgage interest rates for today's rates. Home sales and inventory in Scottsdale are still low compared to a balanced market.
 

Median home values in Scottsdale have decreased an average of -7.7% since April of 2022. With interest rates hovering around 6.25%, the number of buyers looking to purchase Scottsdale homes should be a little higher than the number of sellers this spring.

Scottsdale AZ Real Estate Housing Market Report - March 2023

After a significant increase last month, the average sales price of Scottsdale homes saw a decrease this month, going from $1,451,930 in February, to $1,348,871 in March. The average sales price of Scottsdale homes has remained fairly steady over the last six months.

After increasing last month, the average price of Scottsdale homes per square foot has decreased this month, going from $446/sf in February to $436/sf in March. The average sold price per square foot in Scottsdale has only increased in 2 out of the last 10 months.

 
Scottsdale days on market remained exactly the same this month as in February, at 77 DOM. Scottsdale DOM has remained steady over the last 4 months. Home sales continue to increase this spring as inventory remains low.
Scottsdale AZ homes for sale
After decreasing the last 5 months, Scottsdale home sales have increased for 2 straight months. Scottsdale home sales have gone from a six-year low of 205 in January to 422 in March. Scottsdale home sales are now -19.2% lower than they were in March of 2022.
 
The number of new Scottsdale listings has remained the same this month as it was in February, at 495. March usually sees a nice increase in new listings as it sort-of represents the start of the busy housing market season. However, the new listings this month are lower than the number of new Scottsdale listings last March by -21.4%.

The number of active Scottsdale listings decreased this month, going from 1,455 in February to 1,404 in March. Active Scottsdale listings have remained fairly steady since July of 2022, and are now 96.9% higher than in March of last year.
 
Listings are still low overall and continue to drive demand. Many Scottsdale homeowners do not want to list their homes and give up those low mortgage interest rates for today's rates. Home sales and inventory in Scottsdale are still low compared to a balanced market.
 

Median home values in Scottsdale have decreased an average of -9.1% since March of 2022. With interest rates hovering around 6.25%, the number of buyers looking to purchase Scottsdale homes should be a little higher than the number of sellers this spring.

Scottsdale AZ Real Estate Housing Market Report - February 2023

The average sales price of Scottsdale homes saw a significant increase this month, going from $1,257,035 in January, to $1,451,930 in February. This is the highest average sales price month since Scottsdale reached the all-time high of $1,499,763 in June of 2022.

After decreasing or remaining the same for 3 straight months, the average price of Scottsdale homes per square foot has increased, going from $431/sf last month to $446/sf for February. The average sold price per square foot in Scottsdale has only increased in 2 out of the last 9 months.

 
Scottsdale days on market has decreased last month, but increased again in February, going from 75 DOM in January to 77 DOM this month. This is the highest DOM in February for Scottsdale since 2019, as the Scottsdale DOM has increased in 7 of the last 9 months. It seems like the market is becoming more balanced between buyers and sellers as we head into the spring.
Scottsdale AZ homes for sale
After decreasing the last 5 months, Scottsdale home sales have increased in February. Scottsdale home sales have gone from a six-year low of 205 in January to 275 this month. This is an extremely low number for February, as the average number of Scottsdale homes sold in February over the last two years has been 491. Scottsdale home sales are now -36.0% lower than they were in February of 2022.
 
After increasing last month, the number of new Scottsdale listings has decreased this month, going from 571 in January to 494 in February. This is lower than the number of new Scottsdale listings last February by -4.6%.

The number of active Scottsdale listings has increased this month after decreasing the previous three months, going from 1,265 in January to 1,445 in February. Active Scottsdale listings are now 97.7% higher than in February of last year. This is the highest inventory in February since February of 2020.
 
Listings are still low overall and continue to drive demand. Scottsdale home prices saw a good increase this month, and we will have to see if that continues through the spring housing season. Home sales and inventory in Scottsdale are still low compared to a balanced market.
 

Median home values in Scottsdale have increased an average of 10.0% since February of 2022. With interest rates hovering around 7.0%, the number of buyers looking to purchase Scottsdale homes should be around the same as the number of sellers as we begin entering the spring.

Scottsdale AZ Real Estate Housing Market Report - January 2023

After Scottsdale's average sales price reached a new all-time high of $1,499,763 in June, the average sales price has been on a downward trend, and has decreased two months in a row. The average sales price of Scottsdale homes has gone from $1,345,064 in December to $1,257,035 in January to start the new year.

The average price of Scottsdale homes per square foot has decreased for the second straight month, going from $439/sf last month to $431/sf for January. The average sold price per square foot in Scottsdale has now decreased in 6 out of the last 8 months.

 
Scottsdale days on market has decreased to begin the new year after increasing for three straight months, going from 76 DOM in December to 75 DOM in January. This is the second lowest DOM in January for Scottsdale over the last 6 years, with January of last year the only time the DOM was lower. It seems like the market has become more balanced between buyers and sellers as we begin 2023.

After increasing last August, Scottsdale home sales have decreased the last 5 months in a row. Scottsdale home sales have gone from 322 in August to 205 in January. This is an extremely low number for January, as the average number of Scottsdale homes sold in January over the last two years has been 444. Scottsdale home sales are now -47.6% lower than they were in January of 2022.
 
After decreasing for 3 straight months, the number of new Scottsdale listings has increased this month, going from 272 in December to 566 in January. This is higher than the number of new Scottsdale listings last January by -11.2%.

The number of active Scottsdale listings has decreased for the third straight month after increasing the previous seven months, going from 1,469 in October to 1,251 this month. Active Scottsdale listings are now 78.7% higher than in January of last year. Over the last six months it looks like there is a steady shift happening in the housing industry to a more balanced market.
 
Listings are still low overall and continue to drive demand, however, Scottsdale home prices have begun to drop as things are slowing down from the frenzied pace between 2020 through the first half of 2022. Home sales and inventory in Scottsdale are still low compared to a balanced market.
 

Median home values in Scottsdale have decreased an average of 1.6% since January of 2022. This is the first decrease year-over-year since June of 2019. With interest rates hovering around 6.5%, the number of buyers looking to purchase Scottsdale homes should be around the same as the number of sellers as we begin the new year.

Scottsdale AZ Real Estate Housing Market Report - December 2022

After Scottsdale's average sales price reached a new all-time high of $1,499,763 in June, the average sales price has declined overall, and decreased in December to end 2022 at $1,350,065.

After remaining at $440/sf the last two months, the average price of Scottsdale homes per square foot decreased to $427/sf for this month. The average sold price per square foot in Scottsdale has now decreased in 5 out of the last 7 months.

 
Scottsdale days on market has increased for the third straight month, going from 51 DOM in September up to 75 DOM for December. This is the highest DOM for Scottsdale since January of 2021 when it was at 76 DOM. Scottsdale sales prices have been decreasing over the last 6 months, and homes are beginning to remain on the market longer. It seems like the market has become more balanced between buyers and sellers heading into 2023.

After increasing in August, Scottsdale home sales have decreased the last four months in a row. Scottsdale home sales has gone from 322 in August to 238 in December. This is an extremely low number for December, as the average number of Scottsdale homes sold in December over the last two years has been over 566. Scottsdale home sales are now -52.3% lower than they were in December of 2021.
 
After increasing last month, the number of new Scottsdale listings has decreased three months in a row, going from 575 in September to 272 in December. This is now the lowest number of new Scottsdale listings in any December over the last five years. New listings this December are lower than in December of 2021 by -17.1%.

The number of active Scottsdale listings has decreased for the second straight month after increasing the previous seven months, going from 1,464 in October to 1,287 this month. Active Scottsdale listings are now 59.3% higher than in December of last year. Over the last six months it looks like there is a steady shift happening in the housing industry to a more balanced market.
 
Listings are still low overall and continue to drive demand, however, Scottsdale home prices have begun to drop as things are slowing down from the frenzied pace of 2020 through the first half of 2022. Home sales in Scottsdale are now occurring at a more regular pace while home inventory is still a little low.
 

Median home values in Scottsdale have increased an average of 0.7% since December of 2021. With interest rates hovering around 6.5%, the number of buyers looking to purchase Scottsdale homes should be around the same as the number of sellers as we head into the new year.

Scottsdale AZ Real Estate Housing Market Report - November 2022

After Scottsdale's average sales price reached a new all-time high of $1,499,763 in June, the average sales price has declined overall, but has increased over the last two months, going from $1,200,012 in September to $1,378,292 for November.

After increasing last month, the average price of Scottsdale homes per square foot remained at $440/sf for November, the same as it was last month. The average sold price per square foot in Scottsdale has now increased or remained the same in 24 out of the last 29 months.

 
After increasing to 59 DOM in October, Scottsdale days on market remained exactly the same in November. The Scottsdale DOM was as high as 76 in January of 2021, so being at 59 DOM is still low, especially for homes at this price point. Increases in Scottsdale home values are slowing, and homes are beginning to remain on the market longer, but it is still slightly a sellers' market.

After increasing in August, Scottsdale home sales have decreased the last three months in a row. Scottsdale home sales has gone from 322 in August to 270 in November. This is an extremely low number for November, as the average number of Scottsdale homes sold in November over the last two years has been over 500. Scottsdale home sales are -45.5% lower than they were in November of 2021.
 
After increasing last month, the number of new Scottsdale listings has decreased two months in a row, going from 576 in September to 349 in November. This is now the lowest number of new Scottsdale listings in any November over the last four years. New listings this November are lower than in November of 2021 by -23.8%.

The number of active Scottsdale listings decreased in November after increasing the last seven consecutive months, going from 1,452 in October to 1,428 this month. However, new listings have increased by a total of 38 in the last four months, so active listings have remained fairly steady. Active Scottsdale listings are now 53.1% higher than in November of last year. It looks like there is a steady shift happening in the housing industry to a more balanced market.
 
Listings are still low overall and continue to drive demand, however, Scottsdale home prices have begun to drop as things are slowing down from the frenzy over the last 2 years. Home sales in Scottsdale are still occurring fast while home inventory is remaining steady.
 

Median home values in Scottsdale have increased an average of 12.1% since November of 2021, which is still very good. With interest rates hovering around 6.5%, the number of buyers looking to purchase Scottsdale homes should be around the same as the number of sellers as we head into the winter, although things are slowing which is normal this time of year.

Scottsdale AZ Real Estate Housing Market Report - October 2022

After Scottsdale's average sales price reached a new all-time high of $1,499,763 in June, the average sales price dropped in July, slightly increased in August, dropped way down to in September and increased back up to $1,318,015 in October.

After decreasing for four straight months, the average sold price per square foot in Scottsdale has increased and has gone from $435/sf in September to $440/sf in October. The average sold price per square foot in Scottsdale has now increased or remained the same in 23 out of the last 28 months.

 
After decreasing from 52 to 51 DOM in September, Scottsdale days on market increased in October to 59 DOM. The Scottsdale DOM was as high as 76 in January of 2021, so being at 59 DOM is still low, especially for homes in this price point. Increases in Scottsdale home values are slowing, and homes are beginning to remain on the market longer, but it is still slightly a sellers' market.

This is an extremely low number for October, as the average number of Scottsdale homes sold in October over the last three years is 489. Scottsdale home sales are -36.2% lower than they were in October of 2021.
 
After increasing last month, the number of new Scottsdale listings decreased in October, going from 575 in September to 436 in October. This is now lower than the number of new Scottsdale listings in October over the last four years. New listings this October are lower than in October of 2021 by -11.6%.

The number of active Scottsdale listings has increased for the seventh consecutive month going from 710 in March to 1,440 in October. However, new listings have only increased by a total of 52 in the last three months, so they have barely been increasing lately. Active Scottsdale listings are now 45.2% higher than in October of last year. It looks like there is a shift happening in the housing industry to a more balanced market.
 
Listings are still low overall and continue to drive demand, however, Scottsdale home prices have begun to drop as things are slowing down from the frenzy over the last 2 years. Home sales in Scottsdale are still occurring fast while home inventory is slightly increasing.
 

Median home values in Scottsdale have increased an average of 11.1% since October of 2021, which is still very good. With interest rates rising to around 7.0%, the number of buyers looking to purchase Scottsdale homes should be around the same number of sellers as we head into the winter, although things are slowing.

Scottsdale AZ Real Estate Housing Market Report - September 2022

​After Scottsdale's average sales price reached a new all-time high of $1,499,763 in June, the average sales price dropped in July, slightly increased in August, and dropped back down to $1,200,012 in September.

At the same time, the average sold price per square foot in Scottsdale has decreased for the fourth month in a row and has gone from $483/sf in May to $435/sf in September. The average sold price per square foot in Scottsdale has still increased or remained the same in 22 out of the last 27 months.

 
After dropping down to 29 DOM in May, Scottsdale days on market had increased the last three months, but finally dropped in September, going from 52 DOM down to 51 DOM this month. The Scottsdale DOM was as high as 76 in January of 2021, so being at 51 DOM now is still low, especially for homes in this price point. Scottsdale home values are slowing, and they are beginning to remain on the market longer, but it is still a sellers' market.

After decreasing for two months in a row, Scottsdale home sales increased in August, but decreased again in September. Scottsdale home sales has gone from 322 last month to 292 this month. This is an extremely low number for September, as the average number of Scottsdale homes sold in September over the last three years is 483. Scottsdale home sales are now -39.7% lower than they were in September of 2021.
 
After decreasing for the last three months, the number of new Scottsdale listings increased, going from 484 in August to 576 in September. At 576, this is higher than the number of new Scottsdale listings in September of 2019 and 2021. New listings this September are higher than in September of 2021 by 4.9%.

The number of active Scottsdale listings has increased for the sixth consecutive month going from 710 in March to 1,426 in September. Active Scottsdale listings are now 45.4% higher than in September of last year. Home inventory of Scottsdale homes has increased in seven out of the last eight months as it looks like there is a shift happening in the housing industry to a more balanced market.
 
Listings are still low overall and continue to drive demand, however, Scottsdale home prices have begun to drop as things are slowing down from the frenzy over the last 2 years. Home sales in Scottsdale are still occurring fast while home inventory is increasing.
 

Median home values in Scottsdale have increased an average of 11.8% since September of 2021, which is still very good. Even with interest rates rising above 6.3%, there still should be more buyers looking to purchase Scottsdale homes throughout the fall, although things are slowing.

Scottsdale AZ Real Estate Housing Market Report - August 2022

After Scottsdale's average sales price reached a new all-time high of $1,499,763 in June, the average sales price dropped in July but slightly increased back up to $1,406,126 in August.

At the same time, the average sold price per square foot for Scottsdale homes decreased for the third month in a row and has gone from $483/sf in May to $441/sf in August. The average sold price per square foot in Scottsdale has increased or remained the same in 22 out of the last 26 months.

 
After dropping down to 29 DOM in May, Scottsdale days on market increased the last three months and is up to 52 DOM in August. The Scottsdale DOM was as high as 76 in January of 2021, so being at 52 DOM now is still low, especially for homes in this price point. Scottsdale home values are slowing, and they are beginning to remain on the market longer.

This is an extremely low number for August, as the average number of Scottsdale homes sold in August over the last four years is 482. Scottsdale home sales are now -32.8% lower than they were in August of 2021.
 
The number of new Scottsdale listings decreased for the third time in a row after increasing for five straight months, going from 765 in May to 479 in August. At 583, this is the lowest number of new Scottsdale listings in August over the last four years. New listings this August are lower than in August of 2021 by -19.5%.

The number of active Scottsdale listings has increased for the fourth consecutive month going from 709 in March to 1,388 in August. Active Scottsdale listings are now 37.0% higher than in August of last year. Home inventory of Scottsdale homes has increased in six out of the last seven months as it looks like there is a shift happening in the housing industry to a more balanced market.
 
Listings are still low overall and continue to drive demand and an upward trend in Scottsdale home prices, although things may be slowing down. Home sales in Scottsdale are still occurring fast, while home inventory is starting to increase.
 

Median home values in Scottsdale have increased an average of 10.4% since August of 2021, which is still very good. Even with interest rates remaining around 5.5%, there still should be more buyers looking to purchase a Scottsdale home throughout the fall, although things are slowing.

Scottsdale AZ Real Estate Housing Market Report - July 2022

After Scottsdale's average sales price reached a new all-time high of $1,499,941 last month, the average sales price dropped back down to $1,397,356 in July.

At the same time, the average sold price per square foot for Scottsdale homes decreased for the second time since November of 2021 and has gone from $483/sf in May to $468/sf in July. The average sold price per square foot in Scottsdale has increased or remained the same in 22 out of the last 25 months.

 
After dropping down to 29 DOM in May, Scottsdale days on market increased the last two months and is up to 38 DOM in July. The Scottsdale DOM was as high as 76 in January of 2021, so being at 38 DOM now is still very low, especially for homes in this price point. The low DOM shows that homes in Scottsdale are still very much in demand, and they are selling very quickly.

Scottsdale home sales have decreased two months in a row, going from 491 in May to 272 in July. This is the lowest number of Scottsdale home sales since before 2018. Scottsdale home sales are now -47.5% lower than they were in July of 2021.
 
The number of new Scottsdale listings decreased for the second time in a row after increasing for five straight months, going from 765 in May to 583 in July. At 583, this is the second highest number of new Scottsdale listings in July over the last four years. New listings this July are lower than in July of 2021 by -3.5%.

The number of active Scottsdale listings has increased for the fourth consecutive month going from 706 in March to 1,368 in July. Active Scottsdale listings are now 37.2% higher than in July of last year. Home inventory of Scottsdale homes has increased in five out of the last six months as it looks like there may be a shift happening in the housing market.
 
Listings are still low overall and continue to drive demand and an upward trend in Scottsdale home prices, although things may be slowing down. Home sales in Scottsdale are still occurring faster than ever, while home inventory is starting to increase.
 

Median home values in Scottsdale have increased an average of 23.6% since July of 2021, which is still very good. Even with interest rates remaining around 5.5%, there still should be more buyers looking to purchase a Scottsdale home throughout the remainder of 2022.
