Ahwatukee AZ Real Estate Housing Market Report - October 2021

After reaching an all-time high of $602,866 in August, the average sales price of homes in Ahwatukee dropped in September, down to $552,786, but did increase back up to $558,685 in October.
 
After remaining the same, or increasing for seven consecutive months, the price per square foot of Ahwatukee homes dropped from $267/sf in September to $263/sf in October.
 
After dropping to 22 DOM in August, to tie the all-time low, the Ahwatukee DOM has increased for the second consecutive month, from 24 DOM in September to 28 DOM in October. This is still a very low number, and it is obvious that the demand for homes in Ahwatukee is high, and homes are selling fast, even as we near the end of the year.

After increasing last month, Ahwatukee home sales remained exactly the same in October as the previous month, at 132. October home sales in Ahwatukee are higher than they have been in the last three years. Ahwatukee home sales this October are 0.8% greater than they were in October of 2020.
 
In September, we saw a drop in new Ahwatukee listings from a previous three month average of 145, down to 139. October saw an increase of new listings back up to 145. This is the sixth month out of the last seven where new listings have been greater than previous years listings. This may be a good sign that more home owners are looking to sell as we near the end of 2021.
 
After decreasing to 157 last month from a high this year of 166 in August, active listings in Ahwatukee increased in October to a new 2021 high of 177. Even with this increase, the number of active Ahwatukee listings is still -13.2% lower than in October of last year. We still could use more Ahwatukee listings due to the continued high demand from buyers.
 
There has been a lower than normal inventory of Ahwatukee homes for sale for quite some time now, and homes that are listed in Ahwatukee continue to sell very fast. Median home values in Ahwatukee have increased an average of 25.1% since October of 2020, which is amazing growth. With interest rates remaining close to 3.0%, the demand from buyers looking to purchase should remain high throughout the remainder of 2021.

Scottsdale AZ Real Estate Housing Market Report - October 2021

After decreasing by $141,510 over the last four months, the average sales price of homes in Scottsdale significantly increased by $165,934, reaching a new all-time high of $1,270,873 for October. At the same time, the average sold price per square foot increased for the third straight month, from $376/sf in August, to $385/sf for September, and now at $396 for October.
 
After increasing for the last two month months, the days on market decreased from 40 DOM in September down to 36 DOM in October. The lowest the DOM has ever been for Scottsdale was 34 in July of this year, so this is still extremely low, especially for homes in this price point. The low DOM shows that even though home prices are increasing, homes in Scottsdale are still selling very quickly.

After seeing an uptick in home sales for September, Scottsdale home sales decreased again, for the fifth time in the last six months. Home sales dropped from 484 homes sold in September down to 435 in October. October is the fourth month in a row now, that home sales are fewer than home sales in the same month last year. The difference in Scottsdale home sales between October of last year and this October is -27.7%.
 
The number of new Scottsdale listings decreased for the sixth straight month, down from a high of 739 in April to 493 in October, and are now lower by -30.1% than in October of last year. After decreasing last month, the number of active listings slightly increased from 978 in September to 982 in October, and are now down -38.3% from October of last year. This was the fourth increase in active Scottsdale listings over the last five months.
 
The lack of listings continues to drive demand, and this month saw a significant increase in Scottsdale home prices. Home sales are still occurring faster than ever, while home inventory has remained fairly steady over the last eight months (ranging between 958 and 1,010 homes). At the same time, there has been a steady decline in the number of homes being sold in Scottsdale over the last six months.
 
Median home values in Scottsdale have increased an average of 21.4% since October of 2020, which is amazing. With interest rates hovering near 3.0%, there will still be more buyers looking to purchase a Scottsdale home the remainder of this year.

Phoenix AZ Real Estate Housing Market Report - October 2021

The average sales price of Phoenix homes increased in February through June, and again in August. After decreasing in September, the average sales price of Phoenix homes increased another $21,191, reaching $524,840 in October. At the same time, the average sold price per square foot increased for the third straight month, from $266/sf in September to $274/sf this month.
 
After reaching a record low of 23 days on market in May and June, days on market for Phoenix homes has increased for the fourth straight month, and is now up to 29 DOM for October.

​Phoenix home sales decreased from 1,556 in September, to 1,505 in October, after increasing in August. Home sales are now down -10.1% from October of 2020. Phoenix home sales are still lagging a little behind pre-pandemic numbers, but I think the lack of inventory is impacting sales more than anything else, even though inventory is increasing.
​

After reaching a high for 2021 of 1,888 in June, the number of new listings has been dropping. It took a significant decrease from 1,793 last month down to 1,701 for October. The number of new Phoenix listings are now -10.5% lower than in October of last year. The number of active Phoenix listings increased for the seventh straight month, going from 2,289 in September, to 2,353 in October, and they are now down -12.6% from October of last year.
 
The lack of listings continues to drive demand and home prices higher, so even though the number of active Phoenix listings is growing, as long as they continue to be less than in previous years, expect home values in Phoenix to continue to increase.
 
With that said, median home values in Phoenix have increased an average of 25.0% since October of 2020. With interest rates remaining just above 3.0%, there will still be more buyers looking to purchase Phoenix homes through the remainder of this year.

Tempe AZ Real Estate Housing Market Report - October 2021

The average sales price of Tempe homes for October increased for the second straight month, this time by $22,542, up to $535,465. After dropping $21,421 in July, and another $11,233 drop in August, this continues to be a good sign for the fall. At the same time, the average sold price per square foot increased in October, from $277/sf to $279/sf, after decreasing in September.
 
Days on market increased for the fourth straight month, up to 32 DOM in October after recording an all-time low of 22 DOM in May and 
June.

After decreasing last month, Tempe home sales increased from 124 to 143 in October. This has been a trend over the last six months, where Tempe home sales increase one month and decrease the next month. With this increase, Tempe home sales are now 3.6% higher than in October of 2020. The only thing keeping Tempe from having a record year for home sales is the lack of inventory. The low number of listings is impacting sales, even though we are into the Fall months when housing sales tend to drop off.
 
The number of new listings slightly decreased for the second straight month, from 157 in September to 139 in October, and they are -2.1% lower than in October of last year. The number of active listings has increased in six of the last eight months, and has increased from 212 last month to 222 in October. Active listings are now higher than they were in October of last year by 1.8%.
 
With active listings continuing to increase, they are now ahead of previous years listings for only the second time in the last 13 months. However, listings are still significantly low and  the lack of homes for sale continues to drive demand and home prices higher. We can expect home values to continue to increase as long as the inventory remains low.
 
With that said, median home values in Tempe have increased an average of 20.2% since October of 2020. With interest rates remaining just above 3.0%, there will still be more buyers looking to purchase for the remainder of 2021.

Mesa AZ Real Estate Housing Market Report - October 2021

After reaching a new all-time high of $501,105 for August, the average sales price of Mesa homes decreased to $491,353 in September and decreased again to $491,167 in October. Although it was a small decrease month-over-month, this is the second month in a row that average home prices in Mesa have decreased, after nine straight months of seeing the average sales price of Mesa homes increase. Even though the average sales price decreased, the price per square foot has continued to climb for at least six straight months, increasing from $250/sf in September to $251/sf in October.
 
After decreasing to 24 DOM in September, the DOM for Mesa in October increased back up to 28. This is the first month Mesa DOM has been over 25 since February, after being at or under 25 DOM for seven straight months. This is still extremely low, and means that homes in Mesa, AZ are still selling very fast!

After increasing to 641 in August, Mesa home sales has decreased for the second straight month down to 568 in October. This is the lowest number of October homes sales in the last four years, and is lower than October of last year by -19.1%.

​The number of new listings has dropped below 700, after being over 725 for the last seven months. This is the third decrease in a row, after reaching a 2021 high of 755 new listings in July. New listings in Mesa are down to 680 for October, and it is a -13.4% difference from October of last year.

There is still a lack of inventory based on demand, and that will only help home prices continue their upward trend. The number of active listings decreased from 897 in September to 882 in October. This is the first decrease in Mesa home inventory since March of this year, after increasing for five straight months. Since active listings in Mesa have decreased, the number of active listings in Mesa is now less than in October of 2020 by -11.6%. Inventory in Mesa is down 37.6% from October of 2018.
 
The number of listings overall is still low, and the lack of listings continues to drive demand and home prices higher. Median home values in Mesa have increased an average of 25.0% since October of 2020. With interest rates remaining near 3.0%, there still should be more buyers looking to purchase in Mesa throughout the rest of this year.

Gilbert AZ Real Estate Housing Market Report - October 2021

The average sales price of Gilbert homes continues to fluctuate up and down every other month since July. After reaching an all-time high of $600,279 in August, September dropped back down to $579,102, which was a significant decline. After only the third decline this year, October saw a nice increase in the average sales price, back up to $594,658.  At the same time, after increasing for 15 straight months, the average sold price per square foot of homes in Gilbert has dropped from $260/sf last month to $258/sf in October. This is not a significant change, although it may be a sign that the large increases in home values over the last year and a half may be starting to slow a little.
 
The days on market in Gilbert increased for the fourth straight month, from 19 in June, to 20 in July, to 22 in August, to 23 in September, and now 25 DOM in October. This is the fifth increase in the last six months, but the DOM is still extremely low, which means that homes in Gilbert Arizona are still selling very fast!

After increasing 100, from 387 in August to 487 in September, and reaching the highest number of home sales in a month this year, Gilbert home sales took a dive in October down to 363 homes sold. This is the lowest number of home sales in Gilbert since February of this year, and sales are now -32.3% lower than in October of last year. This is also the fifth decrease in a row for home sales compared to the same months last year. Home sales typically drop off towards the end of the year due to the cycle of the housing market, but they are significantly lower than last year partially due to the lack of inventory.
 
The number of new listings in Gilbert remained the same as last month, at 443, after fluctuating up and down the last several months. New listings decreased to 443 in September, increased to 515 in August, and decreased to 475 in July. This is the lowest number of new listings in October over the last four years (just like in September), and could be a sign that many home owners have decided to wait to sell their homes as we head into the Winter. At 443, the number of new listings is -11.0% less than the number of new listings in October of last year.

There is still a lack of inventory based on demand, and that will only help home prices continue their upward trend. The number of active listings sits at 519 for October, slightly up from 510 in September, and is the seventh increase in active Gilbert listings over the last nine months. Active listings in Gilbert still remain lower than last year, as there are -18.1% fewer homes for sale in Gilbert compared to October of 2020.
 
The lack of listings continues to drive demand and home prices higher. Median home values in Gilbert have increased an average of 27.7% since October of 2020. Mortgage interest rates have started to increase above 3.0%, but are still hovering around 3.2%, so there still should be more buyers looking to purchase throughout the remainder of 2021.

Chandler AZ Real Estate Housing Market Report - October 2021

After two months of decreasing, the average sales price of homes in Chandler finally saw another increase back up to $558,208 for October. This is still not quite as high as prices reached in July of this year, when they saw an all-time high of $569,492. The average sales price per square foot has increased or remained the same for 16 straight months, and is now at $269/sf for October. This is a $61/sf increase from the $208/sf in October 2020.
 
After decreasing to an all-time low of 20 DOM in August, the days on market has increased for the second straight month, and is back up to 27 for October. This is the highest the Chandler DOM has been since January of 2021. It is amazing that the DOM has continued to remain so low, which means that homes in Chandler are selling faster than they ever have, and most home sellers are receiving multiple offers, which continues to drive prices up.

After increasing for two straight months, Chandler home sales decreased from 379 in September to 358 in October, and remains less than October of last year by -12.7%. This is a huge turnaround from May, where home sales were up 23.4% from May of 2020. I believe the large increase in Chandler home sales you saw earlier this year compared to last year had a lot to due with the COVID-19 pandemic. However, by June of 2020 the real estate business was starting to get back to normal. That is obviously being reflected by the fact that fewer homes were sold in October of 2021 (358) than in October of last year (410).

The number of new listings has dropped for the third straight month, down to 384, and are down -12.7% from October of last year, as many people continue to stay put, and there have not been enough new homes built to keep up with demand. At 465, the number of active listings has increased for the fifth straight month, but is still down -10.9% from October of last year. This is much closer to what we saw in 2020 compared to earlier in the year when the number of new listings were down close to -20.0%.
 
The lack of listings continues to drive demand, and home prices higher. Median home values in Chandler have increased an average of 24.5% since October of 2020, which is almost unbelievable. I wonder how much longer home values can continue to increase like this. Mortgage interest rates have started to increase above 3.0%, but are still hovering around 3.2%, and there are still more buyers looking to purchase in 2021 than there are homes for sale.
