Mesa AZ Real Estate Housing Market Report - September 2022

After increasing last month, the average sales price of homes in Mesa decreased in September, going from $543,780 in August to $538,072 this month. The average sales price of Mesa homes has now increased in 16 out of the last 22 months but has also decreased in four out of the last seven months.

The average sales price per square foot of Mesa homes has decreased four straight months after remaining the same or increasing for 29 consecutive months. The price per square foot of Mesa homes has decreased from $294/sf in May to $272/sf in September. Even with the decreases in the last four months there has still been an increase of $22/sf since September of 2021.
 
After decreasing for four consecutive months, the days on market for Mesa has increased four months in a row, going from 21 DOM in May to 43 DOM in September (more than doubling). The days on market is still very low for Mesa, and that means that homes in Mesa, AZ are still in high demand as we head into the fall.

After seeing two consecutive decreases, home sales in Mesa have now increased for two months in a row, going from 410 in July to 444 in September. Total sales for September are significantly less than they have been in September over the previous four years. Mesa home sales this month are lower than in September of last year by -28.3%.

​After increasing for two straight months, the number of new listings in Mesa have now decreased for three straight months, going from 882 in June to 658 in September. With this decrease of new listings in Mesa, they are now -11.1% lower than they were in September of last year. The number of homes being listed is decreasing which is a signal that a shift is happening in the housing market.

The inventory of homes is catching up with demand, and that signifies that home price increases will begin to slow. After decreasing for five straight months, the number of active listings in Mesa has increased for six straight months, going from 695 in March to 1,598 in September (a 130% increase in six months).

Active listings in Mesa have been trending higher the last five months, and the number of active listings is now 76.4% higher than they were in September of 2021.
 

The Mesa housing inventory has gone from very low to higher than it has been since before 2018 in a short six months. Demand is still there but increases in home prices are slowing the market. Median home values in Mesa have increased an average of 10.3% since September of 2021. With inflation rising and interest rates moving above 6.3%, there still should be more buyers looking to purchase a home in Mesa this fall, but it is slowing down.

Mesa AZ Real Estate Housing Market Report - August 2022

The average sales price of homes in Mesa increased in August, going from $539,293 in July to $543,780 this month. The average sales price of Mesa homes has now increased in 16 out of the last 21 months.

The average sales price per square foot of Mesa homes has decreased three straight months after remaining the same or increasing for 29 consecutive months. The price per square foot of Mesa homes has decreased from $294/sf in May to $273/sf in August. Even with the decreases in the last three months there has still been an increase of $29/sf since August of 2021.
 
After decreasing for four consecutive months, the days on market for Mesa has increased three months in a row, going from 21 DOM in May to 34 DOM in August. The days on market is still very low for Mesa, and that means that homes in Mesa, AZ are still in high demand as we head into the fall.

After seeing two consecutive decreases, home sales in Mesa increased in August, going from 410 in July to 429 this month. Total sales for August are significantly less than they have been in August over the previous four years. Mesa home sales this month are lower than in August of last year by -33.0%.

​After increasing for two straight months, the number of new listings in Mesa decreased for the second straight month, going from 882 in June to 713 in August. With this decrease of new listings in Mesa, they are now -3.8% lower than they were in August of last year. The number of homes being listed is decreasing which may be a signal that a shift is happening in the housing market.

The inventory of homes is catching up with demand, and that signifies that home price increases will begin to slow. After decreasing for five straight months, the number of active listings in Mesa has increased for five straight months, going from 693 in March to 1,548 in August (a 123% increase in five months).

Active listings in Mesa have been trending higher the last five months, and the number of active listings is now 89.5% higher than they were in August of 2021.
 

The Mesa housing inventory has gone from very low to higher than it has been since before 2018 in a short 5 months. Demand is still there but increases in home prices are slowing the market. Median home values in Mesa have increased an average of 10.5% since August of 2021. With inflation rising and interest rates hovering around 5.5%, there still should be more buyers looking to purchase a home in Mesa this fall, but it is slowing down.

Mesa AZ Real Estate Housing Market Report - July 2022

The average sales price of homes in Mesa has decreased for the third time in the last five months, going from $571,498 in June to $538,739 in July. This is a fairly significant decrease, yet the average sales price of Mesa homes has still increased in 15 out of the last 20 months.

The average sales price per square foot of Mesa homes has seen back-to-back decreases after remaining the same or increasing for 29 consecutive months. The price per square foot of Mesa homes decreased for the first time in over two years going from $294/sf in May to $291/sf for June, and dropped to $281/sf in July. Even with the decreases in the last two months there has still been an increase of $41/sf since July of 2021.
 
After decreasing for four consecutive months, the days on market for Mesa has increased two months in a row, going from 21 DOM in May to 30 DOM in July. The days on market is still very low for Mesa, and that means that homes in Mesa, AZ will still be in high demand throughout the remainder of 2022.

After seeing a slight increase in May, Mesa home sales has seen two consecutive decreases. Home sales in Mesa went from 624 in May to 408 in July. After reaching the largest number of monthly sales since September of 2020 in March, total sales for July are less than they have been since January of 2019. Mesa home sales this month are lower than in July of last year by -34.6%.

​After increasing for two straight months, the number of new listings in Mesa decreased, going from 882 in June to 817 in July. With this decrease of new listings in Mesa, they are still 8.2% higher than they were in July of last year. The number of homes being listed is decreasing, which may signify that there is a shift occurring in the housing market.

The inventory of homes is catching up with demand, and that may signify that home price increases will begin to slow. After decreasing for five straight months, the number of active listings in Mesa has increased for four straight months, going from 688 in March to 1,393 in July (a 102% increase in three months).

Active listings in Mesa have been trending higher the last three months, and the number of active listings is now 71.1% higher than they were in July of 2021.
 

The number of listings in Mesa is still low in comparison, although the number of listings is increasing. Demand is still fairly high but increases in home prices are slowing. Median home values in Mesa have increased an average of 16.5% since July of 2021. With interest rates hovering around 5.5%, there still should be more buyers looking to purchase a home in Mesa throughout the remainder of 2022.

Mesa AZ Real Estate Housing Market Report - June 2022

The average sales price of homes in Mesa has decreased for the second time in the last four months, going from $572,243 in May to $571,498 in June. This is not a significant decrease, and the average sales price of Mesa homes has still increased in 15 out of the last 19 months.

The average sales price per square foot of Mesa homes has seen its first decrease after remaining the same or increasing for 29 consecutive months. The price per square foot of Mesa homes decreased for the first time in over two years going from $294/sf in May to $291/sf for June. Even with the decrease this month there has still been an increase of $56/sf since June of 2021.
 
After decreasing for four consecutive months, the days on market for Mesa has increased, going from 21 DOM in May to 25 DOM in June. The days on market is still very low for Mesa, and that means that homes in Mesa, AZ will still be in high demand as we go through the summer of 2022.

After reaching the largest number of monthly sales since September of 2020 in March, total sales for June are less than they have been over the last three years. Mesa home sales this month are lower than in June of last year by -14.9%.

​The number of new listings has increased for the second straight month, going from 723 in April to 882 this June. This is the largest number of new listings in a month since before 2018. With this increase of new listings in Mesa, they are now 20.2% higher than they were in June of last year. The increase in inventory may just be because we are in the high season for home sales, or it may signify that there is a shift occurring in the housing market.

The inventory of homes is catching up with demand, and that may signify that home price increases will begin to slow. After decreasing for five straight months, the number of active listings in Mesa has increased for three straight months, going from 669 in March to 1,079 in June (a 61% increase in two months).

Active listings in Mesa have been trending higher the last three months, and the number of active listings is now 52.4% higher than they were in June of 2021.
 

The number of listings in Mesa is still low, although the number of listings is increasing. Demand is still fairly high but increases in home prices are slowing. Median home values in Mesa have increased an average of 18.2% since June of 2021. With interest rates moving closer to 6.0%, there still should be more buyers looking to purchase a home in Mesa throughout the summer of 2022.

Mesa AZ Real Estate Housing Market Report - May 2022

The average sales price of homes in Mesa has increased for the second straight month, going from $552,536 in April to a new all-time high of $572,243 in May. The average sales price of Mesa homes has now increased in 15 out of the last 18 months.

The average sales price per square foot of Mesa homes has either remained the same or has continued to climb for 29 consecutive months now. The price per square foot of Mesa homes increased from $283/sf in April to $294/sf for May. This is a significant increase of $64/sf since May of 2021.
 
After increasing for two consecutive months, the days on market for Mesa has decreased for the fourth straight month, going from 32 DOM in January to 21 DOM in May. The days on market is still extremely low for Mesa, and that means that homes in Mesa, AZ will still be in high demand as we head into the summer of 2022.

After seeing a significant decrease in April, Mesa home sales saw a slight increase in May. Home sales in Mesa went from 611 in April to 625 in May. After reaching the largest number of monthly sales since September of 2020 in March, total sales for April and May have been less than in 2019 and 2021. Mesa home sales this month are lower than in May of last year by -5.9%.

​After decreasing last month, the number of new listings for May saw a fairly decent increase, going from 723 in April to 790 this May. This is the largest number of new listings in a month since March of 2019. With this increase of new listings in Mesa, they are now 7.8% higher than they were in May of last year. The increase in inventory may just be because we are in the high season for home sales, or it may mean that there is a shift occurring in the housing market.

There is still a lack of inventory based on demand, and that will only help home prices continue their upward trend. After decreasing for five straight months, the number of active listings in Mesa has increased for two straight months, going from 669 in March to 796 in May.

Active listings in Mesa have been trending higher the last two months, and the number of active listings is now 20.1% higher than they were in May of 2021.

Mesa AZ Real Estate Housing Market Report - April 2022

After decreasing slightly last month, the average sales price of homes increased from $537,807 in March to a new all-time high of $552,536 in April. The average sales price of Mesa homes has now increased in 14 out of the last 17 months.

The average sales price per square foot of Mesa homes has either remained the same or has continued to climb for 28 consecutive months now. The price per square foot of Mesa homes increased from $274/sf in March to $283/sf for April. This is a significant increase of $61/sf since April of 2021.
 
After increasing for two consecutive months, the days on market for Mesa has decreased for the third straight month, going from 32 DOM in January to 23 DOM in April. The days on market is still extremely low for Mesa, and that means that homes in Mesa, AZ will still be in high demand early in 2022.

After seeing a significant increase in March, Mesa home sales saw a significant decrease in April. Home sales in Mesa went from 717 in March to 613 in April. After reaching the largest number of sales for any given month since September of 2020 in March, April's total sales are less than in 2019 and 2021. Mesa home sales this month are lower than in April of last year by -7.1%.

​After increasing last month, the number of new listings for April saw a decrease from 734 in March to 716 this month. This is the fourth out of the last five years that new listings have decreased in April. With this decrease of new listings in Mesa, they are now -3.1% lower than they were in April of last year.

There is still a lack of inventory based on demand, and that will only help home prices continue their upward trend. After decreasing for five straight months, the number of active listings in Mesa has barely increased, going from 660 last month to 662 in April.

Even though active listings in Mesa have been trending lower, the number of active listings is actually 1.5% higher than they were in April of 2021. To represent how low the overall Mesa inventory is right now, the current inventory of homes for sale is down -43.9% from April of 2020.
 

The number of listings in Mesa is extremely low, and the lack of listings continues to drive demand and home prices higher. Median home values in Mesa have increased an average of 26.2% since April of 2021. With interest rates moving just over 5.25%, there still should be more buyers looking to purchase a home in Mesa early on in 2022.

Mesa AZ Real Estate Housing Market Report - March 2022

After increasing for three straight months, the average sales price of homes decreased from the all-time high of $540,171 in February to $537,760 in March. Even though there was a dip this month, the average sales price of Mesa homes has now increased in 13 out of the last 16 months.

The average sales price may have decreased, but the sales price per square foot of Mesa homes has either remained the same or has continued to climb for 27 consecutive months now. The price per square foot of Mesa homes continues that trend into 2022, increasing from $265/sf in February to $274/sf for March. This is a significant increase of $57/sf since March of 2021.
 
After increasing for two consecutive months, the days on market for Mesa has decreased for the second straight month, going from 32 DOM in January to 25 DOM in March. This is the third year in a row that DOM has decreased in February and March to start off a new year. The days on market is still extremely low for Mesa, and that means that homes in Mesa, AZ will still be in high demand early in 2022.

Mesa home sales saw a significant increase in March, for the second monthly increase in a row. Home sales in Mesa went from 466 in January up to 719 in March, which is the largest number of sales for any given month since September of 2020. It is typical for home sales to increase the first three months to start a new year, and this is the fourth straight year this has been the case. Mesa home sales this March are higher than in March of last year by 3.9%, and the highest total for March since before 2018.

​After decreasing last month, the number of new listings for March saw an increase from 571 in February to 726 this month. This is the fifth year in a row that new listings have increased in March. With this increase of new listings in Mesa, they are now -0.1% lower than they were in March of last year.

There is still a lack of inventory based on demand, and that will only help home prices continue their upward trend. The number of active listings has decreased for the fifth straight month, going from a 2021 high of 907 in October to 624 in March this year. Even though active listings in Mesa have been trending lower, the number of active listings is actually 0.8% higher than they were in March of 2021. To represent how low Mesa inventory is right now, the current inventory of homes for sale is down -58.9% from March of 2019.
 

The number of listings in Mesa is extremely low, and the lack of listings continues to drive demand and home prices higher. Median home values in Mesa have increased an average of 28.9% since March of 2021. With interest rates moving just over 4.25%, there still should be more buyers looking to purchase a home in Mesa early on in 2022.

Mesa AZ Real Estate Housing Market Report - February 2022

The average sales price of homes in Mesa has increased for the third straight month, going from $527,741 in January to a new all-time high of $539,937 for February of 2022. The average sales price of Mesa homes has now increased in 13 out of the last 15 months.

The sales price per square foot of Mesa homes has either remained the same or has continued to climb for 26 consecutive months now. The price per square foot of Mesa homes continues that trend into 2022, increasing from $259/sf in January to $265/sf for February. This is a significant increase of $59/sf since February of 2021.
 
After increasing for two consecutive months, the days on market for Mesa has decreased from 32 DOM in January to 28 DOM in February. This is the third year in a row that DOM has decreased in February, as we head into the spring buying season. The days on market is still extremely low for Mesa, and that means that homes in Mesa, AZ will still be in high demand early in 2022.

Mesa home sales saw a nice increase in February, as home sales went from 467 in January up to 534 in February, after decreasing the previous two months. It is typical for home sales to increase in February, and this is the fourth straight February this has been the case. Mesa home sales this February are lower than in February of last year by -7.0%, but higher than in January of 2019 and 2020.

​After increasing last month, the number of new listings for February saw a decrease down to 570 from 619 in January. New listings over the previous two years have increased in February. With this unexpected decrease of new listings in Mesa, they are now -14.0% lower than they were in February of last year.

There is still a lack of inventory based on demand, and that will only help home prices continue their upward trend. The number of active listings has decreased for the fourth straight month, going from a 2021 high of 907 in October to 655 in February this year. Even though active listings in Mesa have been trending lower, the number of active listings is actually 3.8% higher than they were in February of 2021, due to the fact that there are just fewer homeowners listing their homes in the winter and early spring. To represent how low Mesa inventory is right now, the current inventory of homes for sale is down -56.1% from February of 2019.
 

The number of listings overall is still low, and the lack of listings continues to drive demand and home prices higher. Median home values in Mesa have increased an average of 29.2% since February of 2021. With interest rates moving just over 4.0%, there still should be more buyers looking to purchase a home in Mesa early on in 2022.

Mesa AZ Real Estate Housing Market Report - January 2022

The average sales price of homes in Mesa has increased for the second straight month, going from $504,269 in December to a new all-time high of $527,741 for January of 2022. This is the largest January increase since I have been tracking average sales prices starting in 2018, and I am pretty sure this is the largest increase since at least 2008.

The sales price per square foot of Mesa homes has either remained the same or has continued to climb for at least 25 consecutive months now. The price per square foot of Mesa homes continues that trend into 2022, increasing from $253/sf in December to $259/sf for January. This is a significant increase of $57/sf in just one year. On a 2,000/sf home, this means the value has gone up from $404,000 in January of 2021 to $518,000 in January of 2022.
 
The days on market for Mesa has increased for the second straight month, up from 31 DOM in December to 32 DOM in January. This is the sixth month out of the last seven that the Mesa DOM has either remained the same, or increased, and the highest it has been since it was 33 DOM back in February of 2021. The days on market is still extremely low for Mesa, and that means that homes in Mesa, AZ will still be in high demand through 2022.

Mesa home sales have seen a decrease for the second straight month, going from 632 in December to 467 in January of 2022. It is typical for home sales to drop in January, and this is the fourth straight January this has been the case. Mesa home sales this January are lower than in January of last year by -9.0%, but higher than in January of 2019 and 2020.

​After decreasing for five straight months the number of new listings for January saw a nice increase up to 613 from 529 in December of 2021. New listings tend to increase in January and have done so every January since 2018. With this increase in new Mesa listings, they are now 2.9% higher than they were in January of last year.

There is still a lack of inventory based on demand, and that will only help home prices continue their upward trend. The number of active listings has decreased for the third straight month, going from 764 in December to 670 in January. Even though active listings in Mesa have been trending lower, the number of active listings are actually 1.8% greater than they were in January of 2021. To represent how low Mesa inventory is right now, the current inventory of homes for sale is down -51.7% from January of 2019.
 

The number of listings overall is still low, and the lack of listings continues to drive demand and home prices higher. Median home values in Mesa have increased an average of 30.6% since January of 2021. With interest rates remaining relatively low at 3.5%, there still should be more buyers looking to purchase a home in Mesa in 2022.

Mesa AZ Real Estate Housing Market Report - December 2021

After decreasing to $485,190 in November, the average sales price of homes in Mesa reached a new all-time high of $504,910 for December. The average sales price had been increasing the entire year through August, and then it started fluctuating up and down, so ending 2021 with an all-time high is a good sign for home values heading into 2022.

The sales price per square foot of Mesa homes has either remained the same or has continued to climb for at least 24 consecutive months now. After November home prices per square foot remained the same as October ($251/sf), December saw an increase in the average sold price up to $253/sf. This is a significant increase of $57/sf in just one year.
 
The DOM for Mesa in December increased to 31 after November remained the same as October, at 28 DOM. This is the third month in a row that Mesa DOM has either remained the same, or increased, and the highest it has been since it was 33 DOM back in February of this year. The days on market is still extremely low for Mesa, and that means that homes in Mesa, AZ will still be in high demand as we head into 2022.

After increasing last month, Mesa home sales saw a slight decrease in December, dropping to 635 homes sold from 640 in November. This is not quite as high as home sales in December of last year (674), but it blows away the Mesa home sales from December of 2018 (475) and 2019 (541). Because 2020 was such a unique year due to COVID-19, home sales were very high at the end of last year, and due to this, Mesa home sales this December are lower than last December by -5.8%.

​The number of new listings for December continued to drop, after consistently being over 725 each month between March and September of this year. This is the fifth decrease in a row after reaching a 2021 high of 755 new listings in July. New listings in Mesa are now down to 526 for December, and even though that is a significant drop, it is a 12.4% increase from December of last year. Although new listings are decreasing, they are still higher than last year. The consistent drop in new listings is due to the seasonal cycle of real estate in Arizona, and the fact that fewer homes are listed during the winter months.

There is still a lack of inventory based on demand, and that will only help home prices continue their upward trend. The number of active listings decreased from 840 in November to 742 in December. This is the third decrease in a row after increasing for six straight months. Even though active listings in Mesa have been trending lower, the number of active listings are only -3.3% less than they were in December of 2020. To represent how low Mesa inventory is right now, the current inventory of homes for sale is down -44.8% from December of 2018.
 

The number of listings overall is still low, and the lack of listings continues to drive demand and home prices higher. Median home values in Mesa have increased an average of 29.1% since December of 2020. With interest rates remaining slightly above 3.3%, there still should be more buyers looking to purchase a home in Mesa to start out 2022.
