The average sales price of homes in Chandler continues to climb up to an all-time high of $492,510 in January, an increase of $10k from December. The average sales price per square foot also continues to increase, and is now up to $217/sf.
Days on market has increased for the second straight month, up to 36 from an all-time low of 28 DOM in November.

Chandler home sales are just about the same as they were in January of last year, up just 2.3%. Home sales are always a little slow to start the year, and it doesn't help that there are a lack of homes listed for sale. The number of new listings is down from January of last year, decreasing by -12.4%, which does not help the already severe lack of Chandler homes for sale. The number of active listings has actually increased over last year by 4.3%, but this is the first increase of active listings over last year in quite some time.
The lack of listings continues to drive demand and home prices higher. Median home values in Chandler have increased an average of 19.2% since January of 2020, which is incredible. With mortgage interest rates remaining below 3.0%, there are still more buyers looking to purchase in the new year.
