Scottsdale AZ Real Estate Housing Market Report - February 2022

After a decrease in the average sales price of Scottsdale homes last month to $1,282,796, Scottsdale's average sales price reached a new all-time high of $1,386,205 in February. This is a nice increase after January started off the new year with a drop in the average sales price. It is also a good sign for the new year considering that the average sales price of Scottsdale homes had decreased in 6 out of the last 8 months prior to February.

At the same time, the average sold price per square foot for Scottsdale homes increased from $422/sf in January to $447/sf in February. The average sold price per square foot in Scottsdale has increased or remained the same in 19 out of the last 20 months.

 
The days on market also decreased for the second straight month, going from 43 DOM in January to 39 DOM in February, after increasing the previous two months. The Scottsdale DOM was as high as 76 in January of 2021, so being at 39 DOM now is extremely low, especially for homes in this price point. The low DOM shows that homes in Scottsdale are still very much in demand, and they are selling very quickly.

After decreasing last month, Scottsdale home sales saw a significant increase from 391 in January to 431 in February. Scottsdale home sales in February was much larger in January of 2020 and 2021. The 431 homes sold is less than February homes sold in Scottsdale in 2020 (452) and 2021(551), but more than the number of homes sold in Scottsdale in February of 2018 (419) and 2019 (371). Home sales this February are -21.8% less than they were in February of 2021.
 
The number of new Scottsdale listings increased for the second straight month after decreasing for the eight straight months prior, going from 510 in January to 511 in February. This is the first February new listings in Scottsdale have increased since before 2018, but the number of new listings for February is the lowest number of new listings since at least 2018. New listings in February this year are lower than in February of 2021 by -6.8%.

After decreasing for three straight months, the number of active Scottsdale listings increased from 693 in January to 713 in February. Active Scottsdale listings are now down -27.5% from February of last year. This is by far the lowest inventory of homes for sale in Scottsdale since this data started being reported. For reference, active listings in February of 2000 (22 years ago) were 1,160.
 
The lack of listings continues to drive demand and continues to drive an upward trend in Scottsdale home prices. Home sales in Scottsdale are still occurring faster than ever, while home inventory is on the decline.
 
Median home values in Scottsdale have increased an average of 24.2% since February of 2021, which is amazing. With interest rates remaining relatively low around 4.0%, there will still be more buyers looking to purchase a Scottsdale home early in 2022.

Scottsdale AZ Real Estate Housing Market Report - January 2022

After reaching a new all-time high average sales price of $1,306,899 in December of 2021, the average sales price of Scottsdale homes decreased to $1,282,474 in January to start off 2022. This is the first decrease to start off a new year since I started tracking the average sales price of Scottsdale homes in 2018, although the average sales price of Scottsdale homes had decreased in 5 out of the last 7 months of 2021.

At the same time, the average sold price per square foot for Scottsdale homes in January remained the same as it was in December, at $422/sf. The average sold price per square foot in Scottsdale has increased or remained the same in 18 out of the last 19 months.

 
The days on market also decreased from 44 DOM in December to 43 DOM in January, after increasing the previous two months. The Scottsdale DOM was as high as 76 in January of 2021, so being at 43 DOM now is extremely low, especially for homes in this price point. The low DOM shows that homes in Scottsdale are still very much in demand, and they are selling very quickly.

​After increasing the last two months, Scottsdale home sales saw a significant decrease from 497 in December of 2021 to 392 in January of 2022. This should not be alarming though, as the decrease in Scottsdale home sales was much larger in January of 2020 and 2021. Also, the 392 homes sold is more than the number of homes sold in Scottsdale in January of 2019 (320) and 2020 (327). However, home sales this January are -21.1% less than they were in January of 2021.
 
The number of new Scottsdale listings increased for the first time after decreasing for eighth straight months, going from 327 in December up to 501 in January of 2022. New Scottsdale listings have increased every January since at least 2018, so it is no surprise, but this is the lowest number of new listings to start a new year that Scottsdale has seen since at least 2018. New listings in January this year are lower than in January of 2021 by -15.8%.

The number of active Scottsdale listings has decreased for three straight months, down from 988 in October of 2021 to 676 in January of 2022. Active Scottsdale listings are now down -39.5% from January of last year. This is by far the lowest inventory of homes for sale in Scottsdale since this data started being reported. For reference active listings in January of 2000 (22 years ago) were 1,022.
 
The lack of listings continues to drive demand and continues to drive an upward trend in Scottsdale home prices. Home sales in Scottsdale are still occurring faster than ever, while home inventory is on the decline.
 
Median home values in Scottsdale have increased an average of 23.7% since January of 2021, which is amazing. With interest rates remaining relatively low around 3.5%, there will still be more buyers looking to purchase a Scottsdale home in 2022.

Scottsdale AZ Real Estate Housing Market Report - December 2021

Scottsdale reached a new all-time high average sales price of $1,360,899 in December, after the average sales price decreased by $155,514 in November. Average sales prices increased by $191,540 this month to end the year on a high note. At the same time, the average sold price per square foot increased to $422/sf, after decreasing in November to $388/sf. Prior to that decrease the price per square foot of Scottsdale homes sold increased for 16 straight months.
 
The days on market also increased for the second straight month, up from 42 DOM in November to 44 DOM in December. This is the fourth increase in the last five months since reaching an all-time low of 34 DOM in July. The Scottsdale DOM was as high as 76 in January of this year, so even though the DOM increased to 44 it is still extremely low, especially for homes in this price point. The low DOM shows that homes in Scottsdale are still very much in demand, and they are selling very quickly.

After decreasing in October, Scottsdale home sales increased for the second straight month, and only the third time in the last eight months since reaching an all-time high of 646 home sales last March and April. Home sales slightly increased from 494 homes sold in November up to 497 in December, not as large of an increase as December of the previous two years. This is the sixth month in a row that Scottsdale home sales are less than they were in the same month last year, and home sales are now -21.9% less than they were in December of 2020.
 
The number of new Scottsdale listings decreased for the eighth straight month, down from a high of 739 in April to 327 in December, and they are now lower by -18.0% than in December of last year. After increasing in October, the number of active listings has decreased for two straight months, down from 988 in October to 783 in December and are now down -35.4% from December of last year. This is by far the lowest inventory of homes for sale in Scottsdale since this data started being reported (Active listings in January of 2000, 21 years ago, were 1,022).
 
The lack of listings continues to drive demand and continues to drive an upward trend in Scottsdale home prices. Home sales have increased the last two months, and are still occurring faster than ever, while home inventory is on the decline.
 
Median home values in Scottsdale have increased an average of 17.2% since December of 2020, which is amazing. With interest rates hovering near 3.3%, there will still be more buyers looking to purchase a Scottsdale home heading into 2022.

Scottsdale AZ Real Estate Housing Market Report - November 2021

After reaching a new all-time high average sales price of $1,270,873 in October, the average sales price of homes in Scottsdale decreased by $155,514 in November reaching a new amount of $1,115,359. Average sales prices increased by $165,934 in October, so this $155,514 decrease for November is not as drastic as it may seem. At the same time, the average sold price per square foot decreased to $388/sf after increasing for three straight months, and reaching a high of $396/sf in October.
 
The days on market also jumped up to 42 DOM, after decreasing in October down to 36 DOM. The Scottsdale DOM was as high as 76 in January of this year, so even though the DOM increased to 42 it is still extremely low, especially for homes in this price point. The low DOM shows that homes in Scottsdale are still very much in demand, and they are selling very quickly.

After decreasing in October, Scottsdale home sales increased for only the second time in the last seven months, since reaching an all-time high in home sales of 646 this last March and April. Home sales increased from 435 homes sold in October up to 494 in November. November typically sees a decline in home sales as we enter the slower winter season. This is the fifth month in a row that Scottsdale home sales are less than they were in the same month last year, and are now -7.8% less than they were in November of 2020.
 
The number of new Scottsdale listings decreased for the seventh straight month, down from a high of 739 in April to 458 in November, and they are now lower by -10.5% than in November of last year. After increasing last month, the number of active listings decreased from 982 in October to 912 in November, and are now down -36.0% from November of last year. This is by far the lowest inventory of homes for sale in Scottsdale since this data started being reported (Active listings in January of 2000 were 1,022).
 
The lack of listings continues to drive demand, even though this month saw a significant decrease in Scottsdale home prices. Home sales increased this last month, and are still occurring faster than ever, while home inventory is on the decline.
 
Median home values in Scottsdale have increased an average of 22.3% since November of 2020, which is amazing. With interest rates hovering just above 3.0%, there will still be more buyers looking to purchase a Scottsdale home the remainder of this year.

Scottsdale AZ Real Estate Housing Market Report - October 2021

After decreasing by $141,510 over the last four months, the average sales price of homes in Scottsdale significantly increased by $165,934, reaching a new all-time high of $1,270,873 for October. At the same time, the average sold price per square foot increased for the third straight month, from $376/sf in August, to $385/sf for September, and now at $396 for October.
 
After increasing for the last two month months, the days on market decreased from 40 DOM in September down to 36 DOM in October. The lowest the DOM has ever been for Scottsdale was 34 in July of this year, so this is still extremely low, especially for homes in this price point. The low DOM shows that even though home prices are increasing, homes in Scottsdale are still selling very quickly.

After seeing an uptick in home sales for September, Scottsdale home sales decreased again, for the fifth time in the last six months. Home sales dropped from 484 homes sold in September down to 435 in October. October is the fourth month in a row now, that home sales are fewer than home sales in the same month last year. The difference in Scottsdale home sales between October of last year and this October is -27.7%.
 
The number of new Scottsdale listings decreased for the sixth straight month, down from a high of 739 in April to 493 in October, and are now lower by -30.1% than in October of last year. After decreasing last month, the number of active listings slightly increased from 978 in September to 982 in October, and are now down -38.3% from October of last year. This was the fourth increase in active Scottsdale listings over the last five months.
 
The lack of listings continues to drive demand, and this month saw a significant increase in Scottsdale home prices. Home sales are still occurring faster than ever, while home inventory has remained fairly steady over the last eight months (ranging between 958 and 1,010 homes). At the same time, there has been a steady decline in the number of homes being sold in Scottsdale over the last six months.
 
Median home values in Scottsdale have increased an average of 21.4% since October of 2020, which is amazing. With interest rates hovering near 3.0%, there will still be more buyers looking to purchase a Scottsdale home the remainder of this year.

Scottsdale AZ Real Estate Housing Market Report - September 2021

After increasing over $56,000 between April and May, and reaching an all-time high of $1,247,173, the average sales price of homes in Scottsdale has decreased by $141,510 over the last four months, down to $1,105,663 in September. At the same time, the average sold price per square foot increased for the second straight month, from $376/sf in August to $385/sf for September.
 
After remaining the same or decreasing for the first seven months this year, the days on market has now increased for the second straight month, up from 35 DOM in August to 40 DOM in September. Even though the days on market has been increasing, homes in Scottsdale are still selling very quickly.

Scottsdale home sales had decreased for four straight months, and dropped from 518 in July down to 480 in August, but September saw a slight uptick to 484 homes sold. July was the first month in 2021 that Scottsdale had fewer home sales than in the same month last year, and now September is the third straight month that same thing has happened. The difference in Scottsdale home sales between September of last year and this September is -10.5%.
 
The number of new Scottsdale listings decreased for the fifth straight month, down from a high of 739 in April to 545 in September, and are now lower by -27.1% than in September of last year. After increasing for the last three months, the number of active listings decreased from 1,001 in August to 959 in September, and are down -36.7% from September of last year.
 
The lack of listings continues to drive demand, but there has been a decline in Scottsdale home prices over the last several of months. Home sales are still occurring faster than ever, and inventory is down, but there has also been a decline in the number of homes being sold in Scottsdale, and that may be playing into the decline in sales prices.
 
With that said, median home values in Scottsdale have still increased an average of 17.1% since September of 2020, which is amazing. With interest rates hovering below or near 3.0%, there will still be more buyers looking to purchase a Scottsdale home the remainder of this year.

Scottsdale AZ Real Estate Housing Market Report - August 2021

After increasing over $56,000 between April and May, and reaching an all-time high of $1,247,173, the average sales price of homes in Scottsdale has decreased by $115,171 over the last three months, down to $1,132,002 in August. At the same time, the average sold price per square foot increased from $373/sf last month to $376/sf for August, the same as it was in June.
 
After remaining the same or decreasing for six straight months (every month this year since January), the days on market for August actually increased, but by just one day, to 35 DOM. This just means that homes in Scottsdale are still selling very quickly.

After climbing to a high of 647 in April this year, Scottsdale home sales have decreased for the fourth straight month, from 518 in July down to 480 in August. July was the first month in 2021 that Scottsdale has had fewer home sales than in the same month last year, and now August is the second month. The difference in Scottsdale home sales between August of last year and this August is -9.2%.

This does have something to do with COVID-19, and the fact that the housing market was shut down between March and May of last year, but began to open up again starting in June of 2020. A decrease in home sales after May is common, as the high buying season begins to wind down for the year.

 
The number of new Scottsdale listings decreased for the fourth straight month, down from a high of 739 in April to 588 in August, and are now lower by -10.3% than in August of last year. The number of active listings increased in August, after decreasing for two straight months, increasing from 1,253 in July, to 1,276 in August. However, they are still down -25.9% from August of last year.
 
The lack of listings continues to drive demand, but there seems to be a decline in Scottsdale home prices over the last couple of months. Home sales are occurring faster than ever, and inventory is down, but there has also been a decline in the number of homes being sold in Scottsdale, and that may be playing into the decline in sales prices.
 
With that said, median home values in Scottsdale have still increased an average of 25.2% since August of 2020, which is amazing. With interest rates hovering below or near 3.0%, there will still be more buyers looking to purchase a Scottsdale home the remainder of this year.

Scottsdale AZ Real Estate Housing Market Report - July 2021

After increasing over $56,000 between April and May, and reaching an all-time high of $1,247,173, the average sales price of homes in Scottsdale has decreased by $103,770 over the last two months, down to $1,143,403 in July. At the same time, the average sold price per square foot decreased for the second straight month, from $376/sf last month to $373/sf for July.
 
The days on market has decreased, or remained the same for six straight months (every month this year since January), and it decreased again in July to a new all-time low of 34 DOM. Homes are still selling very quickly in Scottsdale.

Scottsdale AZ Real Estate Housing Market Report - June 2021

After increasing over $56,000 between April and May, and reaching an all-time high of $1,247,173, the average sales price of homes in Scottsdale decreased by $30,623, down to $1,216,550. At the same time, the average sold price per square foot decreased from $380/sf last month to $376/sf for June.
 
The days on market have decreased, or remained the same for five straight months (every month this year since January), and it decreased again in June to a new all-time low of 35 DOM.

After climbing to a high of 647 in April this year, Scottsdale home sales have decreased for the second straight month, from 630 in May down to 600 in June. Although Scottsdale home sales have recently decreased, they are still 15.4% higher than in June of 2020 (even though the housing market began to open up again starting in June of 2020) after the COVID-19 pandemic shut down the housing industry and the entire economy last March. A decrease in home sales for May is a little early in the high buying season since more homes are typically sold in May than any other time of the year. A decrease in home sales in June is more common as the high buying season begins to wind down for the year.
 
The number of new Scottsdale listings decreased for the second straight month, down from a high of 739 in April to 639 in June, but they are still 20.3% higher than in June of last year. The number of active listings decreased slightly this month from 1,285, to 1,278, and are still down -31.6% from June of last year.
 
The lack of listings continues to drive demand and home prices higher, so if the number of active Scottsdale homes for sale continues to be less than in previous years, expect home values to continue to increase.
 
With that said, median home values in Scottsdale have increased an average of 38.0% since June of 2020, which is amazing. With interest rates dropping below 3.0% again, there will still be more buyers looking to purchase a Scottsdale home in 2021.

Scottsdale Real Estate Housing Market Report - May 2021

The average sales price of homes in Scottsdale increased over $56,000 between April and May, and is now at an all-time high of $1,247,173. At the same time, the average sold price per square foot increased from $362/sf to $380/sf in May.
 
After decreasing for three straight months, days on market remained the same in May as it was in April, at an all-time low of 36 DOM.

Scottsdale home sales slightly decreased in May from 647 to 631, the first decrease this year. Even though they decreased, Scottsdale home sales are still 97.8% higher than May of 2020. This is mainly due to the COVID-19 pandemic shutting down the economy last March, and continuing throughout last year. A decrease in home sales for May is unusual since we are in the high buying season, and more homes are typically sold in May than any other time of the year.
 
The number of new Scottsdale listings increased by 91 in May, up from 558 to 649, and they are now 28.3% higher than May of last year. The number of active listings decreased slightly this month from 1,319 to 1,285, and are still down -35.8% from May of last year.
 
The lack of listings continues to drive demand and home prices higher, so if the number of active Scottsdale homes for sale continues to be less than in previous years, expect home values to continue to increase.
 
With that said, median home values in Scottsdale have increased an average of 46.8% since May of 2020, which is amazing. With interest rates remaining around 3.0%, there will still be more buyers looking to purchase a Scottsdale home in 2021.
