Scottsdale AZ Real Estate Housing Market Report - September 2022

​After Scottsdale's average sales price reached a new all-time high of $1,499,763 in June, the average sales price dropped in July, slightly increased in August, and dropped back down to $1,200,012 in September.

At the same time, the average sold price per square foot in Scottsdale has decreased for the fourth month in a row and has gone from $483/sf in May to $435/sf in September. The average sold price per square foot in Scottsdale has still increased or remained the same in 22 out of the last 27 months.

 
After dropping down to 29 DOM in May, Scottsdale days on market had increased the last three months, but finally dropped in September, going from 52 DOM down to 51 DOM this month. The Scottsdale DOM was as high as 76 in January of 2021, so being at 51 DOM now is still low, especially for homes in this price point. Scottsdale home values are slowing, and they are beginning to remain on the market longer, but it is still a sellers' market.

After decreasing for two months in a row, Scottsdale home sales increased in August, but decreased again in September. Scottsdale home sales has gone from 322 last month to 292 this month. This is an extremely low number for September, as the average number of Scottsdale homes sold in September over the last three years is 483. Scottsdale home sales are now -39.7% lower than they were in September of 2021.
 
After decreasing for the last three months, the number of new Scottsdale listings increased, going from 484 in August to 576 in September. At 576, this is higher than the number of new Scottsdale listings in September of 2019 and 2021. New listings this September are higher than in September of 2021 by 4.9%.

The number of active Scottsdale listings has increased for the sixth consecutive month going from 710 in March to 1,426 in September. Active Scottsdale listings are now 45.4% higher than in September of last year. Home inventory of Scottsdale homes has increased in seven out of the last eight months as it looks like there is a shift happening in the housing industry to a more balanced market.
 
Listings are still low overall and continue to drive demand, however, Scottsdale home prices have begun to drop as things are slowing down from the frenzy over the last 2 years. Home sales in Scottsdale are still occurring fast while home inventory is increasing.
 

Median home values in Scottsdale have increased an average of 11.8% since September of 2021, which is still very good. Even with interest rates rising above 6.3%, there still should be more buyers looking to purchase Scottsdale homes throughout the fall, although things are slowing.

Scottsdale AZ Real Estate Housing Market Report - August 2022

After Scottsdale's average sales price reached a new all-time high of $1,499,763 in June, the average sales price dropped in July but slightly increased back up to $1,406,126 in August.

At the same time, the average sold price per square foot for Scottsdale homes decreased for the third month in a row and has gone from $483/sf in May to $441/sf in August. The average sold price per square foot in Scottsdale has increased or remained the same in 22 out of the last 26 months.

 
After dropping down to 29 DOM in May, Scottsdale days on market increased the last three months and is up to 52 DOM in August. The Scottsdale DOM was as high as 76 in January of 2021, so being at 52 DOM now is still low, especially for homes in this price point. Scottsdale home values are slowing, and they are beginning to remain on the market longer.

After decreasing for two months in a row, Scottsdale home sales have increased in Augusts, going from 270 sales last month to 322 this month. This is an extremely low number for August, as the average number of Scottsdale homes sold in August over the last four years is 482. Scottsdale home sales are now -32.8% lower than they were in August of 2021.
 
The number of new Scottsdale listings decreased for the third time in a row after increasing for five straight months, going from 765 in May to 479 in August. At 583, this is the lowest number of new Scottsdale listings in August over the last four years. New listings this August are lower than in August of 2021 by -19.5%.

The number of active Scottsdale listings has increased for the fourth consecutive month going from 709 in March to 1,388 in August. Active Scottsdale listings are now 37.0% higher than in August of last year. Home inventory of Scottsdale homes has increased in six out of the last seven months as it looks like there is a shift happening in the housing industry to a more balanced market.
 
Listings are still low overall and continue to drive demand and an upward trend in Scottsdale home prices, although things may be slowing down. Home sales in Scottsdale are still occurring fast, while home inventory is starting to increase.
 

Median home values in Scottsdale have increased an average of 10.4% since August of 2021, which is still very good. Even with interest rates remaining around 5.5%, there still should be more buyers looking to purchase a Scottsdale home throughout the fall, although things are slowing.

Scottsdale AZ Real Estate Housing Market Report - July 2022

After Scottsdale's average sales price reached a new all-time high of $1,499,941 last month, the average sales price dropped back down to $1,397,356 in July.

At the same time, the average sold price per square foot for Scottsdale homes decreased for the second time since November of 2021 and has gone from $483/sf in May to $468/sf in July. The average sold price per square foot in Scottsdale has increased or remained the same in 22 out of the last 25 months.

 
After dropping down to 29 DOM in May, Scottsdale days on market increased the last two months and is up to 38 DOM in July. The Scottsdale DOM was as high as 76 in January of 2021, so being at 38 DOM now is still very low, especially for homes in this price point. The low DOM shows that homes in Scottsdale are still very much in demand, and they are selling very quickly.

Scottsdale home sales have decreased two months in a row, going from 491 in May to 272 in July. This is the lowest number of Scottsdale home sales since before 2018. Scottsdale home sales are now -47.5% lower than they were in July of 2021.
 
The number of new Scottsdale listings decreased for the second time in a row after increasing for five straight months, going from 765 in May to 583 in July. At 583, this is the second highest number of new Scottsdale listings in July over the last four years. New listings this July are lower than in July of 2021 by -3.5%.

The number of active Scottsdale listings has increased for the fourth consecutive month going from 706 in March to 1,368 in July. Active Scottsdale listings are now 37.2% higher than in July of last year. Home inventory of Scottsdale homes has increased in five out of the last six months as it looks like there may be a shift happening in the housing market.
 
Listings are still low overall and continue to drive demand and an upward trend in Scottsdale home prices, although things may be slowing down. Home sales in Scottsdale are still occurring faster than ever, while home inventory is starting to increase.
 

Median home values in Scottsdale have increased an average of 23.6% since July of 2021, which is still very good. Even with interest rates remaining around 5.5%, there still should be more buyers looking to purchase a Scottsdale home throughout the remainder of 2022.

Scottsdale AZ Real Estate Housing Market Report - June 2022

After Scottsdale's average sales price dropped this last month for the first time since January, the average sales price bounced back up to a new all-time high of $1,499,941 in June from $1,432,021 in May.

At the same time, the average sold price per square foot for Scottsdale homes decreased for the first time since November of 2021 and has gone from $483/sf in May to $476/sf in June. The average sold price per square foot in Scottsdale has increased or remained the same in 22 out of the last 24 months.

 
After dropping down to 29 DOM in May, Scottsdale days on market increased to 34 DOM in June. The Scottsdale DOM was as high as 76 in January of 2021, so being at 34 DOM now is still very low, especially for homes in this price point. The low DOM shows that homes in Scottsdale are still very much in demand, and they are selling very quickly.

Scottsdale home sales remained exactly the same in May as April but decreased from 491 last month to 422 for June. Scottsdale home sales this June were much lower than in the previous four years. Scottsdale home sales are now -29.9% lower than they were in June of 2021.
 
The number of new Scottsdale listings decreased for the first time after increasing for five straight months, going from 765 in May to 714 in June. At 714, this is the highest number of new Scottsdale listings in June over the last four years. New listings this June are higher than in June of 2021 by 7.9%.

The number of active Scottsdale listings has increased for the third consecutive month going from 705 in March to 1,194 in June. Active Scottsdale listings are greater than the same month in the previous year for the first time since before 2019 and are now 21.0% higher than in June of last year. Home inventory of Scottsdale homes has increased in four out of the last five months as it looks like there may be a shift happening in the housing market.
 
Listings are still low overall and continue to drive demand and an upward trend in Scottsdale home prices, although things may be slowing down. Home sales in Scottsdale are still occurring faster than ever, while home inventory is starting to increase.
 

Median home values in Scottsdale have increased an average of 25.3% since June of 2021, which is still very good. Even with interest rates edging closer to 6.0%, there still should be more buyers looking to purchase a Scottsdale home throughout the summer of 2022.

Scottsdale AZ Real Estate Housing Market Report - May 2022

Scottsdale's average sales price dropped this last month for the first time since January of this year, going from an all-time high of $1,497,968 in April to $1,430,827 in May.

At the same time, the average sold price per square foot for Scottsdale homes continues to increase and has gone from $477/sf in April to $483/sf in May. The average sold price per square foot in Scottsdale has increased or remained the same in 22 out of the last 23 months.

 
After slightly increasing from 31 to 32 DOM between March and April, Scottsdale days on market dropped in May down to 28. The Scottsdale DOM was as high as 76 in January of 2021, so being at 28 DOM now is extremely low, especially for homes in this price point. The low DOM shows that homes in Scottsdale are still very much in demand, and they are selling very quickly.

Scottsdale home sales remained pretty much the same as last month, after seeing a decrease from March to April. Home sales in Scottsdale went from 491 last month to 492 in May. Scottsdale home sales this May were much lower than in May of 2019 and 2021. Scottsdale home sales are now -22.2% lower than they were in May of 2021.
 
The number of new Scottsdale listings increased for the fifth straight month after decreasing for the eight months prior, going from 328 in December of 2021 to 756 in May (more than doubling). At 756, this is the highest number of new Scottsdale listings for any month since January of 2019. New listings this May are higher than in May of 2021 by 13.9%. This is the first time new listings are greater than the same month in the previous year since July of 2021.

The number of active Scottsdale listings has increased for the second consecutive month going from 704 in March to 951 in May. Active Scottsdale listings are still down -3.5% from May of last year. Home inventory of Scottsdale homes has increased in three out of the last four months as it looks like there may be a shift happening in the housing market.
 
The lack of listings continues to drive demand and continues to drive an upward trend in Scottsdale home prices, although things may be slowing down. Home sales in Scottsdale are still occurring faster than ever, while home inventory is starting to increase.
 

Median home values in Scottsdale have increased an average of 16.9% since May of 2021, which is still good, but below the 20-30% increase we have been seeing over the last year or two. Even with interest rates increasing to above 5.25%, there still should be more buyers looking to purchase a Scottsdale home as we head into summer of 2022.

Scottsdale AZ Real Estate Housing Market Report - April 2022

Scottsdale's average sales price continued to increase, going from $1,441,096 in March to a new all-time high of $1,498,732 in April. This is the third increase in a row after January started off the new year with a decrease in the average sales price. It is also a good sign for 2022 considering that the average sales price of Scottsdale homes had decreased in 6 out of the last 8 months prior to the increase in February.

At the same time, the average sold price per square foot for Scottsdale homes increased from $464/sf in March to $477/sf in April. The average sold price per square foot in Scottsdale has increased or remained the same in 21 out of the last 22 months.

 
After decreasing for three straight months, Scottsdale days on market slightly increased, going from 31 DOM in March to 32 DOM in April. The Scottsdale DOM was as high as 76 in January of 2021, so being at 32 DOM now is extremely low, especially for homes in this price point. The low DOM shows that homes in Scottsdale are still very much in demand, and they are selling very quickly.

Scottsdale home sales saw a decrease this month after two consecutive months of increasing home sales, going from 522 in March to 491 in April. Scottsdale home sales this April were much lower than in April of 2019 and 2021. Scottsdale home sales are now -24.1% lower than they were in April of 2021.
 
The number of new Scottsdale listings increased for the fourth straight month after decreasing for the eight months prior, going from 328 in December of 2021 to 695 in April. At 695, this is still lower than Scottsdale home sales in April of 2019, and 2021, but the numbers are inching closer. New listings this April are lower than in April of 2021 by just -6.0%.

After marginally decreasing last month, the number of active Scottsdale listings increased from 696 in March to 791 in April. Active Scottsdale listings are still down -22.1% from April of last year. This is by far the lowest inventory of homes for sale in Scottsdale since this data started being reported. For reference, active listings in February of 2000 (22 years ago) were 1,160.

Median home values in Scottsdale have increased an average of 27.2% since April of 2021, which is amazing. With interest rates increasing to above 5.25%, there will still be more buyers looking to purchase a Scottsdale home early in 2022.

Scottsdale AZ Real Estate Housing Market Report - March 2022

Scottsdale's average sales price continued to increase, going from $1,386,205 in February to a new all-time high of $1,441,096 in March. This is the second significant increase after January started off the new year with a drop in the average sales price. It is also a good sign for 2022 considering that the average sales price of Scottsdale homes had decreased in 6 out of the last 8 months prior to the increase in February.

At the same time, the average sold price per square foot for Scottsdale homes increased from $447/sf in February to $464/sf in March. The average sold price per square foot in Scottsdale has increased or remained the same in 20 out of the last 21 months.

 
The days on market has now decreased for the third straight month, going from 44 DOM in December of 2021 to 31 DOM in March, after increasing the previous two months. The Scottsdale DOM was as high as 76 in January of 2021, so being at 31 DOM now is extremely low, especially for homes in this price point. The low DOM shows that homes in Scottsdale are still very much in demand, and they are selling very quickly.

Scottsdale home sales saw a significant increase for the second straight month, going from 391 in January to 522 in March. Scottsdale home sales this March were much higher than in March of 2019 and 2020. However, the 522 homes sold this March are -19.2% lower than they were in March of 2021.
 
The number of new Scottsdale listings increased for the third straight month after decreasing for the eight months prior, going from 328 in December to 622 in March. This is the lowest number of new listings in Scottsdale for March since before 2018. New listings this March are lower than in March of 2021 by -15.5%.

After increasing last month, the number of active Scottsdale listings decreased from 717 in February to 678 in March. Active Scottsdale listings are now down -29.4% from March of last year. This is by far the lowest inventory of homes for sale in Scottsdale since this data started being reported. For reference, active listings in February of 2000 (22 years ago) were 1,160.
 
The lack of listings continues to drive demand and continues to drive an upward trend in Scottsdale home prices. Home sales in Scottsdale are still occurring faster than ever, while home inventory is on the decline.
 

Median home values in Scottsdale have increased an average of 25.7% since March of 2021, which is amazing. With interest rates remaining relatively low around 4.25%, there will still be more buyers looking to purchase a Scottsdale home early in 2022.

Scottsdale AZ Real Estate Housing Market Report - February 2022

After a decrease in the average sales price of Scottsdale homes last month to $1,282,796, Scottsdale's average sales price reached a new all-time high of $1,386,205 in February. This is a nice increase after January started off the new year with a drop in the average sales price. It is also a good sign for the new year considering that the average sales price of Scottsdale homes had decreased in 6 out of the last 8 months prior to February.

At the same time, the average sold price per square foot for Scottsdale homes increased from $422/sf in January to $447/sf in February. The average sold price per square foot in Scottsdale has increased or remained the same in 19 out of the last 20 months.

 
The days on market also decreased for the second straight month, going from 43 DOM in January to 39 DOM in February, after increasing the previous two months. The Scottsdale DOM was as high as 76 in January of 2021, so being at 39 DOM now is extremely low, especially for homes in this price point. The low DOM shows that homes in Scottsdale are still very much in demand, and they are selling very quickly.

After decreasing last month, Scottsdale home sales saw a significant increase from 391 in January to 431 in February. Scottsdale home sales in February was much larger in January of 2020 and 2021. The 431 homes sold is less than February homes sold in Scottsdale in 2020 (452) and 2021(551), but more than the number of homes sold in Scottsdale in February of 2018 (419) and 2019 (371). Home sales this February are -21.8% less than they were in February of 2021.
 
The number of new Scottsdale listings increased for the second straight month after decreasing for the eight straight months prior, going from 510 in January to 511 in February. This is the first February new listings in Scottsdale have increased since before 2018, but the number of new listings for February is the lowest number of new listings since at least 2018. New listings in February this year are lower than in February of 2021 by -6.8%.

After decreasing for three straight months, the number of active Scottsdale listings increased from 693 in January to 713 in February. Active Scottsdale listings are now down -27.5% from February of last year. This is by far the lowest inventory of homes for sale in Scottsdale since this data started being reported. For reference, active listings in February of 2000 (22 years ago) were 1,160.

Scottsdale AZ Real Estate Housing Market Report - January 2022

After reaching a new all-time high average sales price of $1,306,899 in December of 2021, the average sales price of Scottsdale homes decreased to $1,282,474 in January to start off 2022. This is the first decrease to start off a new year since I started tracking the average sales price of Scottsdale homes in 2018, although the average sales price of Scottsdale homes had decreased in 5 out of the last 7 months of 2021.

At the same time, the average sold price per square foot for Scottsdale homes in January remained the same as it was in December, at $422/sf. The average sold price per square foot in Scottsdale has increased or remained the same in 18 out of the last 19 months.

 
The days on market also decreased from 44 DOM in December to 43 DOM in January, after increasing the previous two months. The Scottsdale DOM was as high as 76 in January of 2021, so being at 43 DOM now is extremely low, especially for homes in this price point. The low DOM shows that homes in Scottsdale are still very much in demand, and they are selling very quickly.

​After increasing the last two months, Scottsdale home sales saw a significant decrease from 497 in December of 2021 to 392 in January of 2022. This should not be alarming though, as the decrease in Scottsdale home sales was much larger in January of 2020 and 2021. Also, the 392 homes sold is more than the number of homes sold in Scottsdale in January of 2019 (320) and 2020 (327). However, home sales this January are -21.1% less than they were in January of 2021.
 
The number of new Scottsdale listings increased for the first time after decreasing for eighth straight months, going from 327 in December up to 501 in January of 2022. New Scottsdale listings have increased every January since at least 2018, so it is no surprise, but this is the lowest number of new listings to start a new year that Scottsdale has seen since at least 2018. New listings in January this year are lower than in January of 2021 by -15.8%.

The number of active Scottsdale listings has decreased for three straight months, down from 988 in October of 2021 to 676 in January of 2022. Active Scottsdale listings are now down -39.5% from January of last year. This is by far the lowest inventory of homes for sale in Scottsdale since this data started being reported. For reference active listings in January of 2000 (22 years ago) were 1,022.
 
The lack of listings continues to drive demand and continues to drive an upward trend in Scottsdale home prices. Home sales in Scottsdale are still occurring faster than ever, while home inventory is on the decline.
 
Median home values in Scottsdale have increased an average of 23.7% since January of 2021, which is amazing. With interest rates remaining relatively low around 3.5%, there will still be more buyers looking to purchase a Scottsdale home in 2022.

Scottsdale AZ Real Estate Housing Market Report - December 2021

Scottsdale reached a new all-time high average sales price of $1,360,899 in December, after the average sales price decreased by $155,514 in November. Average sales prices increased by $191,540 this month to end the year on a high note. At the same time, the average sold price per square foot increased to $422/sf, after decreasing in November to $388/sf. Prior to that decrease the price per square foot of Scottsdale homes sold increased for 16 straight months.
 
The days on market also increased for the second straight month, up from 42 DOM in November to 44 DOM in December. This is the fourth increase in the last five months since reaching an all-time low of 34 DOM in July. The Scottsdale DOM was as high as 76 in January of this year, so even though the DOM increased to 44 it is still extremely low, especially for homes in this price point. The low DOM shows that homes in Scottsdale are still very much in demand, and they are selling very quickly.

After decreasing in October, Scottsdale home sales increased for the second straight month, and only the third time in the last eight months since reaching an all-time high of 646 home sales last March and April. Home sales slightly increased from 494 homes sold in November up to 497 in December, not as large of an increase as December of the previous two years. This is the sixth month in a row that Scottsdale home sales are less than they were in the same month last year, and home sales are now -21.9% less than they were in December of 2020.
 
The number of new Scottsdale listings decreased for the eighth straight month, down from a high of 739 in April to 327 in December, and they are now lower by -18.0% than in December of last year. After increasing in October, the number of active listings has decreased for two straight months, down from 988 in October to 783 in December and are now down -35.4% from December of last year. This is by far the lowest inventory of homes for sale in Scottsdale since this data started being reported (Active listings in January of 2000, 21 years ago, were 1,022).
 
The lack of listings continues to drive demand and continues to drive an upward trend in Scottsdale home prices. Home sales have increased the last two months, and are still occurring faster than ever, while home inventory is on the decline.
 
Median home values in Scottsdale have increased an average of 17.2% since December of 2020, which is amazing. With interest rates hovering near 3.3%, there will still be more buyers looking to purchase a Scottsdale home heading into 2022.
